The wristbands are issued to registered guests that are staying at the home, and strictly limited by the home’s Maximum Certified Number of Guests.

YUM is a beautiful carriage house tucked away in WaterColor's Camp District with the state forestlands in your backyard and a short walk/bike ride to Watercolor's pools, lake, and Gulf. This beautifully appointed 1 bedroom lets you take in all that Watercolor has to offer: part home, part destination resort—the best of both worlds. Stay for a few nights or for a month, this carriage house has everything you need including a full kitchen and washer/dryer, separate KING bedroom and pull-out couch in the great room if needed for a little one or two.

Wonderful stay! Watercolor amenities are top notch, the location by camp watercolor was perfect, and the master bed was cozy! Will definitely stay again!

We've stayed in Watercolor 5 times now. This was our second time at Yum. Yum is our favorite for the peace & quiet, roominess, view (of the woods), and proximity to the beach, Camp Watercolor pools, and Publix. Love the new rain shower head!

Fun and family friendly place

My girls enjoyed riding their bikes, love the pool and the ocean. The place was peaceful.

Great location on north end of Watercolor. Very quiet and peaceful. Easy access to Camp Watercolor (Lazy River). The unit is above the double garage is quite roomy. Great balcony overlooking the woods. Rich was a great host and we had no issues.

Nice garage apartments

It’s a nice place to stay for 2 people-too small for more than 2. The location is quiet but a little far from the beach.

Great Stay at Watercolor Yum

Just finished a four day stay at Yum in Watercolor. Communication was outstanding and check-in easy. Beautiful location near Camp Watercolor, Watercolor Beach, and Seaside. Unit was exactly as described with comfortable bed and great shower. The unit came with two bikes and Watercolor passes. Highly recommend!

Hidden Gem in Watercolor

We had a fabulous stay! The carriage house had everything we needed for a long weekend stay. The pullout couch was perfect and actually comfortable for my teenager. The location was SO great....off the beating path and quiet but very convenient to the beach and pools. We would definitely stay again.

Watercolor rest

Great property located at the back of watercolor. Quiet and comfy. Great bed, huge shower, easy parking. My only complaint would be lack of porch to sit outside and enjoy the evenings.

Great Get Away

Property was very nice. It is probably one of the farthest Watercolor properties from the beach but it is still only a short bike ride to the Beach club or Seaside. The bikes were very comfortable. Great location for Camp Watercolor or the Frog pool.

Thank you so much for your positive feedback of this wonderful carriage house property. Yes, a mere 5 minute bike ride gets you to the white sandy beaches, and 2 minutes to the fantastic camp watercolor, where many spend most their time. Look forward hearing from you next time.

Issues with bugs

We had several yellow flies and roaches.

I'm so sorry to hear this. The yellow flies are a seasonal thing and we have installed a black ball that deters them. We have also sprayed for all other bugs as well. This shouldn't be an issue going forward. Thanks!

Great for a weekender not for a week

Overall property, owner, rental service was great. Towels/ linens bed also great. Kitchen appliances could use a refresh. Two back stove burners did not work. No ice maker in the fridge and one ice tray was cracked. There was no “shared grill” that was advertised. Also no blinds on the windows where the sofa was, which is not a big deal unless someone sleeps on the couch which was the case with us. Overall we were happy with our stay.

We are so happy you enjoyed your stay with us! Thank you for reporting the burners, we have a tech scheduled to get those going so it will not impact future guests. As for a shared grill, we have searched all of our sites as well as Watercolor and are not seeing this mentioned anywhere. Sorry for any confusion on that. could have been cleaner

We bought cleaning products including a mop to attempt to come a little closer to the cleanliness we had hoped for. There was a lot of dust and some mold in the apartment. It looked like it had not been deep cleaned for some months. The refrigerator wasn't working at all, but Sandpiper promptly brought in a small unit until the apartment unit was repaired

We are addressing this with the housekeeping team, and the inspectors to ensure future guests do not experience the same thing. Poor service from management company/ Great owner.

Only issue is the poor customer service from the management company. #1: The name of the only golf cart rental company for Watercolors was only specified in the information available upon arrival on the property. #2: We contacted the Management company for more supplies(toilet paper) in the morning and during their working hours, nobody answered and a voicemail message was left indicating the urgency. No call back was ever received. We ended up having to purchase it ourselves as the owner was not home. Not a big expense but it is a very basic need that should have been provided.

We are SO sorry for the inconveniences during your stay. We had MAJOR phone issues with our provider over that time and have since switched to a new company as of August 2022. We also added a new texting feature which has been amazing for communication and much more efficient and faster. Guests are loving it! We also send out more notifications that are helpful pre arrival. Since you loved the home we would love to have you back as a guest and I think you would be very pleased with the management responsiveness!

We absolutely loved our stay at Yum, which was perfect for enjoying WaterColor community and amenities. Our family of four (two kids age 8 & 11) had fun hanging out at the many pools, using the lazy river and waterslide, and biking around the quiet streets to the beach club and nearby stores in Watercolor and Seaside. Great communication by Sandpiper and the owner! We felt well cared for and it was super easy to get entry into the property, wristbands for pool access, extra bikes for the kids through bumblebee bikes, and reserving the trolley. We all got great sleep here - Very comfortable king bed and the kids said the same about the pullout couch, which was also brand new. We would definitely like to stay here again!! It’s a fantastic beach community with lots to offer for family fun, and the property itself had all we needed.
