Waterfront Retreat with POOL and DOCK on HOOPERS BAY!!!

Welcome to Nautilus By The Sea, one of the newer waterfront homes on Great Exuma, completed in January 2022. Brand new pool and deck completed December 2024.
Enjoy stepping into the beautiful warm turquoise waters of Hoopers Bay directly from your back door where you will find colourful fish, sea fans, and an abundance of other marine life ready to dazzle you. Two stand up paddle boards, four kayaks and snorkel gear are provided for you to explore Hoopers Bay.

In addition to the waters of Hoopers Bay, you can also enjoy swimming or lounging in our 15 by 28 ft pool with amazing views of the beautiful Exuma turquoise water.

This is one of just a few properties with a dock on Hoopers Bay. The dock extends 50ft into the bay which can accommodate up to a 36ft boat and 3ft draft. (The boat lift is not available for guest use.) There is a mooring buoy just off the dock as well to keep the boat secure. Only privately owned boats are able to be kept at the property. Guests with privately owned boats can hop in the boat right from their back yard and explore the spectacular sandbars, secluded beaches, snorkelling reefs, lazy river, restaurants etc.

The home sits on a small private lane off Queens Highway on 0.75 acres, 125ft of waterfront and the house is 90 feet from the shoreline. It has many outdoor places to entertain and relax at the seaside, even workout in our outdoor gym (pull up bar, battle ropes, weight lifting, sit up bench, free weights etc) There is a large deck off the great room under a canopy of trees providing shade all day where you can grill out, dine and relax, or follow the wooden paths to the dock, gazebo and boardwalk along the shoreline. Stop along the way to gently swing in hammocks under the Gumbo Limbo trees and take in the tropical gardens throughout the property. Enjoy laying on sun loungers on our sandy "beach" or have some fun playing cornhole and ring toss while taking in the amazing views. In the evening, enjoy gorgeous sunsets and sit under the twinkling lights of the waterside gazebo while gazing at the stunning stars that fill the sky here in Exuma.

There is a bright and sunny courtyard at the front entry where you can relax in Adirondack chairs and enjoy the peace and tranquility of palms blowing in the wind, wind chimes, butterflies, birds and beautiful vibrant colored tropical flowering plants of Exuma.

The house is a modern design 3 bedroom / 2 bath with 13 ft ceilings and a great room with a full wall of glass offering a breathtaking view of the stunning blue water. The kitchen with large island, dining room and living room with 65” TV comprise the great room. The home has a split floor plan design, with the primary suite on one end of the home. The primary bedroom has three 8’ high sliding glass doors proving a beautiful view of the water and leads to a private deck where you can enjoy your morning coffee in Adirondack chairs looking out at the water. It has a king size bed, a 50" Smart TV and large desk. The primary suite also includes a large closet and beautiful ensuite bathroom with a double vanity and extra large doorless shower. Separate from the primary suite and on the other end of the house, there are 2 bedrooms and a full guest bathroom. One bedroom is seaside and has 2 extra long twin beds which can be easily converted to a king size bed, also with three 8’ high sliding glass doors that open onto a private deck. The 3rd bedroom has a garden view on 3 sides with a patio door that leads to a private patio with bistro set and path to the water's edge. It has a queen size bed and an extra long twin bunk bed. The couch in the great room converts to a double bed. The maximum occupancy is 8, which can be divided comfortably among the 4 sleeping spaces.

Take advantage of a private hot and cold tap outdoor shower to freshen up after a swim in the pool or ocean.
The house is in an ideal location to take in all the unique activities the Exumas has to offer....
Paddle boarding, kayaking, swimming, splashing and snorkelling from your backyard, just 90ft from your back door.
5 minute swim, paddle or walk to Turtle Beach where you can swim with the popular Hoopers Bay turtles and enjoy a stroll along or picnic on a gorgeous white sand beach.
5 minute walk to Prime Island Meats, Deli and Grocery Store and pizza restaurant
3 minute drive to a liquor store (C.N.K. Liquors) and grocery store / pharmacy (Smittys)
8 minute drive to Georgetown
10 minute drive to the airport
5-10 minute drive to fantastic restaurants with fresh local seafood, and conch salad.

We are one of just a few homes on the island with Fibre internet providing the best quality Internet available on the island. There is wifi as well as a hardwired connection at the primary bedroom desk if required.

4 kayaks, 2 paddle boards, coolers, beach chairs, beach umbrella and snorkel gear are available for guests to use as well as games and books for some fun indoors as well.

The house is equipped with a solar power system, therefore power outages are not an issue.
