This 5-bedroom house has an open floor plan with 2 living areas to enjoy spending time with your friends and family. This house accommodates 12 adults and 2 children under the age of 6. The kitchen is fully stocked for all your needs. The house is family friendly with stroller, highchair, pack and play, a baby gate, games, children’s books, and children’s utensils/plates.

**Don't be stressed about making a bed when you get here. Linens are included. **

The first-floor master suite has a king bed with a full bathroom attached, walk-in closet and Smart TV.

The first floor has a bonus room in the front with a pull-out queen sofa and desk which is perfect for remote working.

The second floor has 4 additional bedrooms and 2 full bathrooms. (2 sets of twin bunk beds with Smart TV) (queen) (2 twin beds and Smart TV) (queen and crib)

The loft on the second floor has a Pac-Man multigame unit, foosball table, Xbox, 65 inch Smart TV and small 4 person round table so you can enjoy playing a game.

There is an outdoor patio with a dining and seating set. It is the perfect place to enjoy your breakfast or grill and relax after long day at the beach. There is a grill there as well.

The garage is equipped for all of your beach/pool needs - beach chairs, beach umbrellas, beach toys, beach buggy, boogie boards, beach bikes, etc. Additionally, we have added a full-size ping pong table for your family's enjoyment.

The driveway has enough room for 2 cars to park. You can park another 1 car in front of the house and another down the street in overflow parking.

**We do offer long term rentals October - April. Please inquire.**

After you book, we will email you a contract for you to sign. We will also need a copy of your license and license plate prior to check in.

There are 3 pools (open until September 17). The newest pool is directly across the street, playgrounds, pickleball, and 2 gyms. There is also a pond to fish and release (we provide fishing poles). There are trails to bike ride (we have 5 bikes) There is a shuttle (from mid June - labor) 5 days a week that brings you to Bethany Beach as well. It does not run 4th of July. Please note we are not responsible if HOA changes access to amenities.

There is a small pond to kayak in and we provide 2 single person kayaks for you to use.

- no added resort fee when you arrive. You get 12 amenity passes. Under 6 do not require amenity passes.

DELAWARE SHORT-TERM RENTAL TAX
Delaware has imposed a short-term rental lodging tax at the rate of 4.5% of the rent upon every occupancy of a short-term rental within the State. This new tax went into effect on January 1, 2025. The tax applies to all short-term rentals in Delaware, including those listed on platforms like ABnB and Vrbo.

There are 3 outdoor security cameras- one attached to doorbell, one over garage, and another in backyard. These help us monitor the house when no one is renting as well as allow to go back and check if a problem does arise.

We do have a strict no pets policy although we have a dog we have brought on occasion.

There is no smoking on the property rule.

MBTS HOA Rules to be aware of:
* No commercial vehicles, RVs, boats, or trailers parked overnight anywhere outside of garages.
*No motorized or gasoline powered vehicles allowed on trails or sidewalks.
*Hanging of any laundry outside is not permitted.
*Feeding wildlife is prohibited.
*Fishing is catch and release only.
