Forget your worries in our beautiful and spacious home located in a safe and peaceful area of Santa Cruz. From the balconies, terrace and patio you'll enjoy the magnificent view of Lake Atitlan and its three stunning volcanoes. Adding to that, our large lush garden will give you that serene space that you have been looking for. It's definitely an amazing place to share with family or friends! Great speed Starlink Wifi up to 150Mbps throughout the home while you will be able to enjoy our beautiful fireplace, sunbathing chairs and take a nap in our hammocks area.

And yes, you can enjoy of a refreshing swim at the Lake by walking 3 minutes from our main entrance. From the shores of Lake AtitlĂĄn and not so far from several restaurants along the shore and with direct access to a public dock from where you can continue exploring the small towns around this gorgeous lake.

As our home is located in a beautiful, peaceful and safe area of Santa Cruz, it is not accessible by vehicle, only by lancha/boat that will drop you off right at our dock.

Beautiful home

wonderful location, beautiful home with so many amazing things to look at. The view from balcony is incredible. The house was the cleanest home I've stayed in on VRBO. Owners were responsive when needed.

Amazing villa indoors and out. Beautiful Maya tapestries adorned furniture and walls. All beds were comfortable. Kitchen was wonderfully appointed. The large dining room table was perfect for our evening card games. Outdoor patio and upper terrace, with plenty of seating, allowed for viewing the volcanoes and lake and the marvelously landscaped yard and gardens. Some in our group swam every morning in the lake. It was a 5-minute walk from the private dock to the house and was also close to the public dock which was convenient when hiring a lancha (water taxi) to the other villages. When we continued walking beyond the back of the house, the steep trail led to the upper Maya village where we enjoyed lunch at CafĂ© Sabor Cruceno with gorgeous views of the lake and the locals’ houses on the mountain. The food, cooked by graduates of the CECAP culinary school, was phenomenal and beautifully presented. (For dessert, be sure to try the chocolate plantain mole). You can also hire a tuk-tuk at the public dock to take you up to the village if you don’t want to hike up the mountain. Owners were exceptionally helpful before our arrival and during our stay when we had questions. We heartfully recommend this wonderful place.

Gorgeous views, peace and quiet!

Everything we needed was accommodated. It is a big home perfect for families and friends. The neighborhood is quiet and tucked away in a beautiful garden. Our host kept a clear line of communication, no issues whatsoever. Highly recommended.

Lake Atitlan

We loved this place. The views are incredible. The owner was in touch and made sure that everything ran smoothly with the caretaker. All the rooms on the top floor open onto a beautiful deck that looks out at the volcano. Santa Cruz is a very small village on the side of the mountain, but no problem if you don't want to walk up, you can go to the lake and walk along the shore to the tuktuks and the pier for water taxis. Tuktuks take you up the mountain to the village, and water taxis take you to the other towns along the shore. This was the most relaxing two weeks I think I've ever experienced. We had explored the other villages on a previous visit to Santa Cruz, so this time we simply relaxed, read, wrote, and painted. A great place to just be.

Wonderful home had a great stay!

The house is really pretty and well equipped. My stay with my family was great and we had a good communication throughout our stay. All the information was really clear and helpful. The house is just a few steps from the Lake and its private dock, overall the views from the rooms and the terrace is wonderful. We specially liked the large garden where we were able to rest on the hammocks and have a bbq in the outdoor grill. Thank you for your hospitality.

Great House all around

Got to finally have some quiet time, and really create fun memories. Without having to worry about the space. Easy check-in and check-out, were a major plus. Not to mention the really impressive views that we had. The cleanliness was spot on. Impressed that Xepoj is such a quiet and serene place. All around it was just what we needed. Wished had more time.

What an incredible house to stay in. Its spacious, well taken care of and a perfect place if your looking for quiet and relaxation. It is around 8-10 min from Panajachel by ferry. Samuel, the host is super responsive to any questions. So is David who takes care of the property. Cannot recommend this property enough. If your in lake atitlan, stay here. You will not regret it.
