Cameras are located at the front door exterior and overlooking the driveway for security. The property is equipped with a decibel monitoring sensor located inside and outside of the home. Everything was perfect: Host was responsive and amenities were clean and plentiful. The backyard view was amazing and serene. Easy bike ride to the beach or simply relax in the pool/hot tub next to the river under the sunset. Neighborhood was quiet, close to attractions (golf, boating, fishing, ocean), and away from downtown. Can’t wait to visit again!

We stayed here over Labor Day weekend with our family of teenagers and had a wonderful experience! The house was spacious, beautifully updated, very clean, and stocked with everything we needed. The private pool and hot tub were a huge hit, and we also loved fishing in the river right behind the home. The location couldn’t have been better—just a short drive to the beach and plenty of restaurants nearby. A highlight of the trip was seeing a rocket launch and spotting dolphins and manatees in the river. This home truly made our Cocoa Beach getaway special, and we would absolutely stay here again!

Location, location, location!This place is 100% about the location. If you enjoy both a sunset and sunrise (in July) overlooking the river, this is your place! Dolphins, manatees, sharks a plenty! It was a relaxing getaway to overlook the river and all of Mother Nature’s offerings! We brought our own fishing gear (not realizing poles were available at the house) and fished all weekend. The tiki hut was nice in the backyard for some shade.

We could not stop looking at the beautiful view! We saw dolphin, manatee (a whole family), a crocodile and a rocket launch. The house was PERFECT in every way. It was clean, had floor to ceiling windows all across the entire back of the house and the pictures don't even do it justice. Again, the view and the location are AMAZING!!! It was fully stocked with everything we needed. The beds were comfy, the showers were great, the pool and hot tub were WONDERFUL!! We played in the game room and tried out the bikes. We wish we could have stayed longer and would definitely stay here again.

Grandkid vacation

Love the fact that they have everything you need for your vacations. Dolpins every time you look at water. Great house that is open yet provided privacy when needed.The neighborhood very quiet so kids could play outside. Kitchen a part of the family fun where you can see everything but still do dishes or cook. Great place to stay!

Better Than Seaworld!!

What an amazing property! Non stop dolphin viewings, perfect view of the rocket launch, and beautiful new tiki hut and grill. We loved the outdoor shower, pool and hot tub. So much for the kids to do! Clean and well stocked. Wonderful, attentive host and meticulously maintained property. Easy drive down one street to the public beach access. We will be back!

Stunning Property! Great Location, Great For Families!

This property has it ALL! Meticulously maintained, stocked with everything you could possibly need for a great vacation and in a beautiful neighborhood. Enjoyed entertaining some friends while watching dolphins and the sunset followed by a rocket launch- talk about a unique experience! Was provided great information about the area and the house by the host! We enjoyed biking to the beach and playing in the game room. Hope to make this an annual trip!

The best vacation spot

If I could give this host and house more than 5 stars I would. We booked this property for my son’s 12th birthday surprise and he was surprised!!! It is beautiful. The Panoramic view of the water was absolutely breathtaking. We saw manatees and dolphins everyday! The kids all said it was the best beach trip ever. The hosts were amazing in every way. Check in and check out was a breeze. 10 out of 10 would recommend this property.

Beautiful Paradise

This place was absolutely breathtaking, amazing, and perfect. The views were stunning, the house was clean, beautiful, fully stocked, and felt like a home away from home. I could have stayed here for a month, and I'm usually the type to get home-sick quickly. I loved and appreciated the organization of the home. Everything was kept tidy and stored in a place easy to find. The pool and hot tub were perfect. The dolphins made numerous appearances. The neighborhood is quiet and peaceful. Would stay here again and again!

WOW, what a house

Beautiful house and property. Back yard is better than the pictures show. The house is stocked with plenty of dishes and cookware, including a stocked spice drawer. The game room was a big hit with the kids and adults alike. The backyard was the jewel. Beautiful views. We saw dolphins and manatees. We sat out back and watched a rocket launch. The property manager was outstanding. She was very responsive to questions and even kept us informed about the rocket launch times.

Perfect piece of paradise

From start to finish the experience was one that made my birthday and unforgettable one. Owner is super nice and always willing to answer any questions. Although the pictures are amazing they seriously don’t do it justice. This place is amazing! From watching dolphins while sipping coffee by the water or ending your day in the hot tub with room for the whole gag. This place is the perfect location for an amazing getaway. And if you are lucky enough to have a rocket launch happen while you are there this location is the perfect place to view it without fighting the crowds or the traffic. I can not say enough good things about our stay. We will most certainly be back!

A Perfect Stay!

Absolutely stunning property! We travel the world and this was the best rental we have ever stayed in. Open River view was stunning. Front row seats to a rocket launch and daily dolphin shows. So much to do! Swimming, game room, bikes, skateboards and all the beach gear you could ever want. We walked to the end of the neighborhood to take a professional kayaking tour on Banana River, walked to the awesome skateboard park, easy drive or bike ride (house is well stocked with bikes/scooters) to the beach! Gorgeous neighborhood and incredibly well stocked home with tons of space both indoors and out! Great Host! We will be back!

Magical place for our family gathering.

I am so grateful to have found the perfect place. My children and grandchildren came from California and DC so we could join in a fun Christmas with the rest of our family members who live in Florida. Dolphin Paradise had everything we desired. The game room was really appreciated during rainy times. There was plenty of room for all of our extended family to gather on Christmas Eve. We had family from my 2 month old great granddaughter to me at 77 years. This is the first rental that had everything you could wish for in the kitchen. More than towels. Loved that there were bikes and helmets of all sizes to and so many games The quickest responses for any of my requests or questions. First ave class furnishings. All I had to do was text to have the hot tub turned on early. It was fun to watch a rocket launch over the river. Definitely give my highest recommendation.

The Name is not a lie !

The property is beautiful. The views are amazing and we saw dolphins and manatees every day! The pool and the outdoor areas were where we spent most of our time and it was wonderful. The kitchen was aptly stocked. And we cooked every night. We did have a few issues which were communicated to the property manager. The front door code lock did not work. The dishwasher had dirty water in it and they could not get an appliance repair person out during our stay. The property managers did drop off paper goods for us which we appreciated. However we were hand washing everything as we didn't really want to use paper plates for all of our meals. There was a trash can that was left unemptied which was filled with old garbage which eventually turned into a fly filled stinky mess. The cleaning people did not do a stellar job good on the floor. Hair left in the drain traps and the garbage. All in all we had a great stay despite the bumps which I was assured will be fixed going forward. I would book this property again.

Unbeatable safe location with beautiful views, very clean, luxurious, and updated!

My husband and I stayed here with our four boys, ages 9 to 16. From the second we walked into the house, we were blown away by the view! We weren’t there five minutes and we saw dolphins swimming right up next to the backyard. The pool was warm and the boys absolutely loved having the basketball hoop.There is also a little shallow area/landing in the pool area if you wanted to sit and play with your baby/child. The location is absolutely unbeatable. Located at the end of a cul-de-sac, it is so quiet, neighbors are great, very safe neighborhood. Originally we were a little bit worried about staying off the beach, but after exploring Cocoa Beach, we were so happy to come back to our quiet home. I’m not sure we have ever utilized a house we rented as much as we did this one. There is also a cute little ice cream shop that is just a couple miles away we stopped at every night. Per the hosts recommendation, we visited the Lori Wilson Park Beach area every day, was a short drive, and parking was easily available. The interior of the house is very clean, updated, and I would say luxurious. The master suite is absolutely beautiful, huge shower, and located on the other side of the house for extra privacy. There also is a safety feature in the house that notifies when someone has opened a door. Although we did not need this, I think it would be great to have for little kids, if you’re worried about them walking out the front door or going out to the pool unsupervised.

Dolphin Paradise lives up to its name with daily dolphin sightings and breathtaking open river views that is one of the best river views in the city. From the pool/hot tub area, you can watch the sunrise, sunset, dolphins playing in the water, and rocket launches. The house was smartly designed with large floor to near ceiling glass doors and windows across the entire back of the house to take full advantage of the river views. The first time I walked into the house and stepped into the open living/dining/kitchen area, the view literally took my breath away.

This 5 bedroom, 3,000 sq ft home is loaded with amazing amenities and has plenty of space for families and groups to relax and enjoy. The location is in a quiet neighborhood near a golf course, skate park, tennis courts, and kayak tours. The beach area, great restaurants, bars, and shops are a short bike ride or drive away.
