Le lac Berkley a été notre lieu de séjour préféré pour visiter la Floride pendant 4 ans avant de l'acheter! Cela nous a tellement plu que nous avons décidé d'acheter une maison dans la communauté!

Le lac Berkley est idéalement situé juste à cÎté de la route 192, à proximité de nombreux restaurants principaux, de Starbucks et de la meilleure partie de la ville. Il se trouve à quelques minutes à pied d'un Walmart SuperStore ouvert 24h / 24 (produits et épiceries!).

Il faut seulement environ 12 Ă  15 minutes pour atteindre Disney.

La communauté est fermée avec un gardien 24 heures par jour.
Les fonctionnalités incluent:

- quai de pĂȘche,
- sentier de promenade en bois et
- Terrain de volleyball.

Le club principal contient

Le Lake Berkley Resort se trouve Ă  West Kissimmee, Ă  seulement 1,6 km de superbes restaurants, boutiques et services.

Notre garage a Ă©tĂ© transformĂ© en une arcade classique des annĂ©es 80 (il fallait des quartiers pour jouer). Cette partie de ma collection personnelle de jeux d’arcade, je les ai gardĂ©s aussi originaux que possible pour qu’ils prennent toujours des quartiers. En raison de la nature antique de ces jeux, je ne peux pas vous promettre que tout fonctionnera lors de votre visite. Je les fais rĂ©viser rĂ©guliĂšrement, mais les clients ont tendance Ă  bloquer les mĂ©canismes Ă  piĂšces. Alors s'il vous plaĂźt prendre cela en considĂ©ration.

Outstanding Rental, A+ rental on many aspects.

My family and I really enjoyed staying here, especially the kids. The residence is in a gated community convenient to many businesses, food establishments, and entertainment/theme packs (15-20 min drive to Magic Kingdom). The house features an awesome arcade room that will keeps kids entertained for hours. The owner was very responsive and was a pleasure to work with throughout the process.

This place was fantastic

This was the best place we have ever stayed at by far. The community was quiet and my kids spent time in the private pool everyday. It was very clean and beautifully decorated. This place felt like home. There was everything you could want in the Kitchen and the Vitamix blender was a nice touch. We will definitely be staying here again the next time we go to Florida. Thanks for the great experience.

Spring Break

The property was wonderful! Everything you would need and more was provided. We came prepared with some of our own things but they weren’t needed. Every kind of coffee maker was there for however you brew. Alan and Alicia were always available when we contacted them about minor issues and they were resolved quickly. When I saw the Beekman goat milk soap in the bathrooms I knew this was going to be great stay! We will definitely book here again if in the area.

oh what a week!

Our stay at this place was better than we could have imagined! It was very clean and had all the comforts of home. The beds were large and very comfortable. The kids loved the pool and who ever thought of the games room was a god sent. It kept the kids busy while we were able to do things like preparing dinner or napping to recharge before we headed out. It was nice to be able to use the beautiful kitchen and cook a family meal we could enjoy in the diningroom talking about all the day in a peaceful comfortable environment. There was more than enough room our family of 5. Overall our experience was so great that we have already booked our spot for next year!

WONDERFUL DISNEY VACATION!

My family and I stayed in this home during a two week vacation. We had five adults and 3 small children and it was the perfect home for us! We loved the furniture in the home. It was new and comfortable. The appliances were newer and the washer and dryer was great! We were able to fly home without a ton of laundry! We loved having our own pool and also the pool and toddler pool at the community center were really nice. Everyone in the gated community was very friendly and helpful. It was also super close to the Disney parks. We are able to get to most parks within 20 minutes! I would stay here again and recommend it friends!!

Great choice for us!

We rented this home for two weeks with our 2 kids (10 + 6) and mother in law. It was an easy trek to Disney & Universal with Gatorland just down the road. Beds were very comfy and it was great not to have to worry about linens and towels. Lots of restaurants nearby and Urbanspoon offered great reviews, we were never disappointed. Alan was great to work with and answered all of our questions. We did have an issue with the AC when we arrived, but it was fixed quickly and they even took our number to call us while we were out to let us know it was fixed. It really is the little things that matter and Alan provides everything for a successful stay. The pride in his home is evident!

This property is a beautiful property with owners who are easily reachable and helpful as they can be since they do not live in the area. Unfortunately, for us, this house was not clean. Floors were stained with juice and sticky. It looks like the cleaning staff just do the basics...there were no towels folded like swans as in the picture (not that it would have made a difference), or freshly vacuumed carpets as the pictures show. Towels and linens were all just thrown in closets not folded. Not sure if they were clean or dirty. All dishes in cupboards had to be washed before use. as there were lipstick stains, milk stains, etc. Games room was not like the picture..it was dark, a lot of games broken and a dingy old couch in the room. Garbage disposal broken and stinky. Barbecue was filthy and out of propane. Owner did send someone with new tank and to clean itand they also fixed the garbage disposal. Saw a cockroach climbing up the wall in kitchen, along baseboard, in my underwear drawer amongst my clothes and in my shopping bag next to my bed. Although the pictures were beautiful, the house and furnishings are not as clean as they look in the pictures. The windows were filthy, tablecloth looked like it was never taken off the table and washed. I could not relax or sleep because I was worried about the cockroaches in the bedroom. Owner did send his property manager out to spray more than once, but it didn't work. Told us this was normal this time of year. We won't be staying there again unfortunately. This was a huge vacation for us and its not something we do every year. It was very disappointing for us. But the most important thing is that the kids had a ball nonetheless! The pool was a big hit.

TrÚs agréable séjour

Nous avons passĂ© une dizaine de jours Ă  Lake Berkley dans la maison d'Alan (2 adultes, 2 enfants et 1 bĂ©bĂ©). La maison est conforme aux photos : grande, pratique, confortable, la piscine est trĂšs sympa. Il faut compter 10 min Ă  pieds pour rejoindre la piscine de la community. J'ai Ă©tĂ© un peu déçue par cette piscine oĂč il y avait souvent du monde, ce n'Ă©tait pas toujours trĂšs calme (du coup, j'allais nager Ă  l'ouverture Ă  8h). Nous n'avons pas essayĂ© la salle de fitness qui semblait agrĂ©able : jamais beaucoup de monde et bien Ă©quipĂ©e. Le lac de la community est trĂšs agrĂ©able et l'aire de jeux pour enfant est trĂšs chouette. A noter que l'on peut aussi utiliser l'aire de jeux (couverte) qui est vers l'entrĂ©e, du cĂŽtĂ© de Hapimag. La maison se trouve tout prĂšs en voiture d'un grand Walmart et d'un Aldi. A pieds, il faut compter 25 min pour y aller. C'est vraiment trĂšs pratique pour faire ses courses Ă  un prix raisonnable. Un vrai plus ! Les points trĂšs positifs : la community est tranquille, bien situĂ©e, la piscine de la maison bien entretenue et en ce mois de juillet, l'eau est Ă  une tempĂ©rature trĂšs agrĂ©able, et il y a des jeux d'eau pour les enfants, les appareils mĂ©nagers trĂšs pratiques, le linge de maison en grande quantitĂ©, prĂ©sence d'une glaciĂšre, parasol, siĂšges. Pour notre bĂ©bĂ©, nous avions un lit parapluie. La maison est vraiment spacieuse et confortable. Alan a Ă©tĂ© trĂšs rĂ©actif par mail lors de notre rĂ©servation. Les petits points nĂ©gatifs : le mĂ©nage n'avait pas Ă©tĂ© bien fait avant notre arrivĂ©e (on a retrouvĂ© des cĂ©rĂ©ales sous et le long du canapĂ©....embĂȘtant avec un jeune bĂ©bĂ© qui se promĂšne au sol !), le bbq Ă©tait sale. Je n'avais pas compris qu'il faudrait mettre des piĂšces pour faire fonctionner les jeux d'arcade dans le garage : je pensais naĂŻvement que l'utilisation serait gratuite... Les deux canapĂ©s de la maison sont vraiment vieux, mais c'est un dĂ©tail. Le petit coin pour manger prĂšs de la piscine n'est pas trĂšs pratique. Pour finir, penser Ă  bien lire les instructions envoyĂ©es par Alan avant votre arrivĂ©e. Cela facilitera votre entrĂ©e dans la maison (il y a deux codes, un pour avoir la clĂ©, puis un pour l'alarme). Pour nous, cela restera un trĂšs bon sĂ©jour ! On a hĂąte de retourner Ă  Kissimmee.

Lovely!

Everything was lovely. The house was clean and decorated well. We really enjoyed our stay. We loved the large TV's in the family room and the main bedroom. All amenities that we needed was provided. Host was great, he responded to my calls and request right away. We will definitely look forward to staying here again.

Needs TLC

The property is in a nice location but it needs to be renovated. The furniture had stains and wasn’t clean, the shoes had dirty black molding stuff. There were dead flies on the floor in the kitchen. The Linen in the master bedroom as stained. There was no cable as stated and the arcade equipment didn’t work. I think the owner needs to have better management of his property since he is out of the country. He was nice but I was disappointed with the accommodations.

Needs some TLC

I stayed here with my family for a little over a week, and here are our observations. There are more negatives unfortunately then positives, and hopefully this place gets the TLC it needs. Positives: -mostly clean - nice kitchen and kitchen equipment -owner was responsive to questions before and during stay Negatives that aren't maintenance related: -This is the only vacation house we have stayed over the past 10 years that has not had any sort of "home instruction manual" like most other homes have that give you basic instructions for neighborhood rules, pool instructions, garbage day instructions, instructions on how to use appliances like the modern washing machine, what different wall switches are for, check out procedures , etc. -neighborhood is very loud and unruly at night and and not nearly as well regulated by the resort as far as rule breaking neighbors like vacation house resorts such as Emerald Island is in comparison Negatives that are maintenance related: -front door lock is about to go kaput. It took us 5 minutes to open and lock the door because the key barely fits the lock. Also when we first arrived, the door was unlocked. -Refrigerator ice maker filter needs replaced so therefor water and ice maker was not working - None of the games in the game room work anymore. (which is the advertised selling point of this house) . We went to turn them on , and some of them turned on but were not functional and also the Star wars game looks like someone had been fiddling with the electronic panel and had exposed wires. -the toilet in the 2nd bathroom is coming off it's seal , and was leaking from the bottom when we first arrived until when we left -beds are getting worn out and are sunk in a lot in certain places -pool needs a thorough cleaning -HUGE area of screen panel completely missing from lanai. This allows all sorts of debris and critters to come in to the pool area and is big enough for a bird like a crane to walk/fly into and get trapped inside. -pool screen door knob broken off I hope the owner pays the place a visit before more guests arrive to take note action on the numerous maintenance issues that prevalent. -

We arrived on August 7th 2019 and it was like 5;45 a.m. in the morning, and everything was just fine with checking into the property. The place where we stayed was very clean, nice and our stay was excellent. We would book again when we come back to Florida.

Very nice house

A bit of a hiccup with the cleaning company when we first arrived but the owner was very prompt on getting another company over very fast. Would stay here again.

Great Location but not very clean

I stayed here with my family and friends in July and was not very impressed with the cleanliness of the house. When we checked in, the bathrooms were not clean. The screen around the pool was ripped and in general the pool deck area was dirty and not well taken care of. I contacted Alan regarding this and he said he would contact someone to take care of it but I don't think that ever happened. We had a cockroach in the kitchen one night and a dead snake in a pail by the pool that someone thought to leave!!

Great Location, Great Home, Great Host.

I went to Orlando on my honeymoon. Was looking for a property that was close to all the theme parks and that I could relax in at the end of the day. I came across this house and I contacted the property and almost immediately Alan responded to me. Since this was my first time using a service like this, Alan helped me through everything. The instructions for the house were easy to follow and the house overall was very nice. The bed was very comfortable and the pool was very warm. The house is perfect if you're planning on going to any of the parks. On any given day, Disney was about 15-20 minutes from the parking lot and Universal was 20-30 based on traffic. I enjoyed the stainless steel appliances and the nice counter tops since I enjoy cooking and being in the kitchen. The arcade was also very nice and I enjoyed most of the games. Only downside is, it gets kind of hot in the garage. Overall my first experience using this site and staying at a house was a success. I would recommend anyone who is coming to the Orlando area to strongly consider this home. You get to stay in a very nice and well kept home, and also have the reassurance of having an awesome host who will answer any question or problem you may have. Thanks again Alan for a great stay and I hope to be back again one day.

We rented in the Lake Berkley Resort for 4 years before making the plunge and purchasing our home. We love Lake Berkley! It's clean, safe and the gate is guarded 24 hours a day!
We are 12 minutes away from Disney. Of course, having Starbucks nearby is a plus.
Seaworld is about 15 to 17 minutes away,
Universal is about 20 to 25 away and the gulf coast is about 90 minutes away.
The Atlantic coast and the Kennedy Space Center are about 45 minutes away.

Plenty of great restaurants close by!

Our favourite place to dine is about 20 minutes away but the Cheesecake Factory is worth the drive!! Plan to share or you won't make it to dessert.
