Guest Access:

• You'll have exclusive access to the home, so kick back and relax.

• Guests will enter the community through the security gate where they will be greeted by a guard. Bella Vida resort does not allow trailers of any kind (ie. boats, trailers, RV's, campers, U-Hauls, etc).



The Neighborhood:

The fun doesn't stop at the resort. We're in the thick of the action with all four of Disney's fantastic theme parks (Walt Disney World, Epcot, Hollywood Studios, and Animal Kingdom), not to mention the two water parks (Blizzard Beach and Typhoon Lagoon), Disney Springs, Universal Studios, Islands of Adventure, the brand-new Volcano Bay water park at Universal, CityWalk, SeaWorld, and Discovery Cove.

Getting Around:

We're in a prime spot right off the US192 in Kissimmee, a mere 20 min drive away from the magic of Disney World Orlando. Plus, we're practically buddy-buddy with the local bus routes.



Other Things to Note:

• For a smooth and secure check-in experience, all guests may be required to complete ID and Enso Boarding Pass verification before arrival. Check-in instructions will be shared once verification is completed. Thank you for helping us ensure a seamless stay!



Additional Services:

• Planning a BBQ? A propane tank is available for a one-time $69 charge. Let us know in advance, and we’ll make sure you’re all set to grill and enjoy!

• Pool heating is available upon request and is not included in the booking price. The fee is $35/night with a 2-night minimum. At least 24 hours’ notice is required if you would like to add this service.

• Rent a Pack 'n play for $39 (one-time fee)

• Rent a highchair for $29 (one-time fee)

• We offer mid-stay cleaning for reservations over 3 days in duration. This service is an additional cost an must be arranged ahead of time.



House Rules:

1. Parties, events and smoking/vaping of any kind are prohibited in or around our property and risk a fine of $150 and/or your full deposit will be forfeited.

2. Please check-out on time. Late departures will result in a fine of $150 for each additional hour the property cannot be accessed for turnover.

3. Large messes will result in an additional cleaning fee. Please clean up after yourselves.

4. Outside of service animals, pets are not permitted at this property. Any evidence of pets will result in a fine and/or forfeiture of your full deposit.

5. We do not assume liability for any injuries sustained by using the pool. Please follow all safety precautions and use at your own discretion.

6. Firearms and weapons are strictly prohibited on the property.

• If any of these house rules are broken, you and your group may be subject to additional charges or be requested to vacate the property immediately without refund.



Notice: Bellavida – Community Updates. Recreational vehicles such as ATVs, dirt bikes, UTVs, and side‑by‑sides are strictly prohibited, and any damage to common areas will be the full financial responsibility of the owner or guest, so please inform all visitors. The gym will be closed for renovations on March 18 and 19, and will reopen at 9:00 AM on March 20.



Update from the Bellavida Community:

The parking lot near La Fuentes is strictly closed due to ongoing stormwater repairs near the lake and Stella. Vehicles found in the restricted area will be towed and relocated to the adjacent lot. Guests are reminded not to move cones marking hazardous work zones and to always check signage before parking to avoid relocation.
