The Space:

Soft morning light spills across the villa as you step into open gathering spaces designed for groups to unwind together. The air stays calm and warm year‑round, making the pool and hot tub inviting whether you’re easing into the day or winding down after a theme‑park adventure. Multiple lounges, a game room and a private movie theater give everyone a place to relax, play or watch a favorite film.



Sleeping arrangements

Nine bedrooms spread across two floors comfortably host up to 16 guests. The upstairs rooms include several king beds, a Jack‑and‑Jill bedroom, a suite with three double beds and a baby crib, and additional rooms with double beds. Downstairs you’ll find bedrooms with two single beds and more double‑bed options. In total there are 14 beds, and each room offers fresh linens and towels.



Living spaces

Two spacious living areas provide room to gather around the TV or simply chat. Air‑conditioning and heating keep the interior comfortable, and a washer and dryer are available for longer stays. Essentials such as a hair dryer, iron and bathroom necessities are supplied.



Outdoor living

Step onto the patio to find a private pool with optional heating and an adjacent hot tub. A BBQ grill and ample outdoor seating let you enjoy meals or casual evenings under the Florida sky. The pool and hot tub remain pleasant throughout the year, and the patio offers plenty of room for the whole group to spread out.



Kitchen & dining

The full kitchen is equipped for meals of any size, with ample counter space, appliances and storage. Indoor and outdoor dining tables let you choose where to share breakfast, dinner or a quick snack, while the open layout makes it easy to move between cooking and conversation.



Convenience & amenities

A private entrance with smart lock and free on‑site parking simplify arrivals. High‑speed wifi and a dedicated workspace support any need to stay connected. The home is pet‑friendly, welcoming your furry companions without extra fees.



Neighborhood

Located in the ChampionsGate community of Davenport, the villa is steps from a community water park, amenity center and clubhouse. Nearby golf courses, restaurants and easy access to major roadways put Disney, Universal Studios and other Central Florida attractions within a short drive.

Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
