The Space:

Soft morning light spills across the villa as you step into open gathering spaces designed for groups to unwind together. The air feels calm and warm, inviting you to dip into the private pool or soak in the hot tub after a day at nearby theme parks. With multiple lounges, a game room and a home‑theater, you can spread out, settle in, and make the home your own throughout your stay.



Sleeping arrangements

Nine bedrooms accommodate up to 16 guests. Two bedrooms are on the ground floor and five are upstairs, including a Jack‑and‑Jill suite. The sleeping mix features several king beds, rooms with two single beds, rooms with double beds, a bedroom with three double beds, and a baby crib. Five full baths serve the household, and fresh linens and towels are provided.



Living spaces

Two spacious living areas offer comfortable spots to gather, watch TV, or simply chat. A dedicated game room and a movie theater add extra options for low‑key evenings. Central air conditioning and heating keep the interior pleasant year‑round, and a washer and dryer are available for your convenience.



Outdoor living

Step onto the patio to enjoy the private pool, with optional heating, and the hot tub. A BBQ grill and ample outdoor seating let you dine al fresco or relax under the Florida sky. The pool and hot tub remain inviting any time of day, perfect for a refreshing dip or a quiet soak as the sun sets.



Kitchen & dining

The full kitchen is equipped for meals of any size, with plenty of counter space, appliances, and storage. Indoor and outdoor dining areas let you share meals wherever you feel most comfortable, from casual breakfasts to festive family feasts.



Convenience & amenities

A private entrance with a smart lock and free on‑site parking make arrivals effortless. High‑speed Wi‑Fi and a dedicated workspace support any work‑or‑play needs. Essentials such as a hair dryer, iron, and bathroom necessities are provided. The villa is pet‑friendly, so your furry companions are welcome.



Neighborhood

Located in the ChampionsGate community, the villa is steps from a water park, amenity center, and clubhouse. Nearby golf courses, dining options, and easy access to major roadways put Disney, Universal Studios, and other Central Florida attractions within easy reach.

Large families, group reunions, or anyone visiting the theme parks who wants spacious indoor areas combined with resort‑style outdoor living and the year‑round warmth of Central Florida.



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $500 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection) or a non-refundable damage waiver of $20 per night (maximum $100 total), which covers accidental damages beyond normal wear and tear.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
