Just a short 15 minute drive to State Farm Stadium, Westgate Entertainment District, Tanger Outlet Mall, and Arrowhead Towne Center. We are a 15 minute or less drive to four of the Spring Training Ballparks (Camelback Ranch, Peoria Sports Complex, etc). It is perfect for game days, family getaways, or a work- from-home retreat. There is fast Wi-Fi, parking, and family-friendly amenities.

THE SPACE
Bedrooms:
- Primary Bedroom has a queen bed with a private 3/4 bathroom and a spacious closet
- Second Bedroom includes a double bed, closet, and a convenient dog door leading to a fenced dog run. Dog door can be securely closed if not needed.
- Third Bedroom has a twin daybed + a pull-out twin bed and a dedicated workspace featuring a desk and monitor with HDMI cable.

Living Room is furnished with a large couch and oversized chairs for maximum comfort while you catch up on your favorite shows. This area is perfect for lounging while the family gets ready for the day's scheduled outings.

Kitchen & Dining Room:
Kitchen is equipped with the necessities for cooking meals at home. Pots, pans, utensils, appliances, and most importantly a coffee machine; single pod or full pot, for your convenience. Courtesy first round of coffee pods, ground coffee, and tea bags are provided for your arrival.

The dining room table accommodates six and there are two additional stools for seating at the kitchen counter, the best seat in the house for the taste tester to hang out while the group's chef is at work.

Backyard:
There is a covered patio right outside of the dining room with a grill that is ready to use. Hang out under the pergola or play a round of cornhole.

Laundry Room:
Washer and Dryer available. Detergent, iron and ironing mat are also available.

Parking Garage: Guests will have access to the two car garage along with parking in the driveway. The driveway alone fits three cars, four if you tandem park in front of the RV gate.

We are dog friendly! There is a $40 fee per dog and require guests let us know if they decide to bring their furry friend - 2 dogs max. We ask you bring your own dog blankets for familiarity and to protect the furniture. Please clean up after your dogs.

Guest access: Guests have access to the entire house, backyard and dog run. There are two storage rooms in the back yard that will remain locked and not accessible to guests.

HOUSE RULES
- We have a maximum stay limit of 28 consecutive nights to ensure the property remains available and well-maintained for all guests. If a booking exceeds this limit, we reserve the right to cancel the reservation in accordance with our policy. Thank you for your understanding.

- All types of smoking are strictly prohibited inside the home including vaping and e-cigarettes. A violation will result in a $300 fee PLUS the entire cost of deep cleaning and restoring the property to its smoke-free condition.

- No parties, corporate events, weddings, or other large gatherings

- Quiet hours are 10pm - 7am. Please respect our neighbors and community

- Keep trash in trash cans and bins. Trash bins are located in the backyard by the RV gate. If your stay coincides with trash pick up on Friday, kindly take the trash bin to the curb the night before (Thursday evening).

- Respect the check out time. Failure to adhere to the check-out time may result in fees as this disrupts arrangements for our next guest.

OTHER
To help ensure the safety of our guests and team members, we have exterior surveillance cameras pointed at the following:
• The doorbell camera for the front entrance
• Front of house driveway/garage floodlight camera
• Three backyard cameras covering 1) RV gate entrance 2) dog run entrance and 3) backyard sliding door entrance - this camera will not be on or record during your stay.
