In addition to its natural wonders, the home s strategic location places Historic Downtown Prescott within a convenient 10-minute drive. Breathe in that delicious mountain air as you find solace in the winter snow or cool summer weather. Prescott offers year round activities including Prescott Frontier Days Rodeo in July, special events at Halloween, Veterans Day parade, Thanksgiving, Annual Courthouse Lighting in Arizona’s Christmas City, Christmas festivities, and The Whiskey Row Boot Drop for the New Years Eve Event. The summer Concert Series brings free events to the Courthouse Square, bring your chairs, picnic basket and enjoy the music on the Courthouse Square. Numerous one-of-a-kind restaurants and coffee shops downtown offer culinary delights for everyone from carnivores to vegans and to those who are gluten free.

Prescott offers many hiking trails from light and easy to those for the more adventurous seeking a more rugged terrain. You may want to go see the Grand Canyon which is 2-1/2 hours away. Beautiful Sedona is an hour away, Jerome is 40 minutes and Flagstaff 1-1/2 hours away. If you want to see some local animals then our very own Heritage Park Zoo is a short 15 minute drive. The Granite Dells park is a gorgeous picturesque adventure and to name a few others we have Goldwater lake, Willow Creek and Lynx Lake. So many wonderful places to experience and enjoy!

INSIDE THE HOME
Living room: The large open living room allows plenty of space for gathering with friends and family. It features a Smart TV for streaming your favorite apps. There is a convertible sofa to allow for extra sleeping space for guests. The fireplace is currently not available for guest use.

Office Space: There is a small open space with a desk and chair for working remotely. Games are available for guests.

Kitchen: This kitchen is completely stocked with all the necessary supplies including spices. Adjacent to the kitchen is a large dining table that fits six comfortably. Appliances include: Refrigerator, dishwasher, stove/oven and microwave.

Bathroom 1 : This is a half bathroom which includes a pedestal sink and a toilet. Toiletries are available for guest use.

Bathroom 2: This full bathroom is conveniently located upstairs adjacent from the bedrooms. It features a shower/tub combo, pedestal sink and a toilet. There is a separate vanity and sink as well. The bathroom is stocked with shampoo, conditioner and towels.

Bedroom 1: This bedroom features a queen size bed, lamps, small dresser and closet space. This bedroom features direct access to the private deck area.

Bedroom 2: This bedroom features a king size bed, lamps, dresser and closet space. The bedroom overlooks the beautiful wooded backyard.

Laundry: This home features a laundry room accessed just off the main living area. Laundry supplies are available for guest use.

OUTSIDE
Forest Hills Perch is surrounded by Ponderosa Pines, the backyard features native plants and granite rock. There is a picnic table to enjoy lunch or an evening dinner. The deck provides a shaded space to relax on the outdoor furniture, bird watch or warm up with the gas fireplace on the cooler evenings.

BEFORE BOOKING please note that if your reservation requires a pet fee, this fee will NOT be shown at time of booking. The $115 pet fee will be charged and payable through Airbnb once you've made us aware of the pet. It’s the guest's responsibility to let us know within 48 hours of booking if there are any pets, service animals or additional guests that weren’t originally listed at the time of booking. Changes made to the reservation after 48 hours of time of booking are subject to a $35 change of reservation fee in addition to the pet fee and/or additional guest fee.

Rules and Policies
You must be at least 25 to rent. Only registered guests at the property, let us know if you are planning on having outside guests at any time during your stay.

PMI Northern Arizona is a Full Service Property Management company, we do have and require a Property/Region Specific Vacation Rental Agreement be signed separate from what is required by Airbnb. This contract will be sent after Airbnb confirms the booking with our office.

Pets or no pets: It’s the guest’s responsibility to make PMI Northern Arizona aware of a service animal or emotional support animal that will be staying at the property before check in. Once made aware, you will be sent an email of our policy on this matter. When we’ve confirmed your service or emotional support animal, you’re required to sign an Animal Addendum in addition to the standard contract.

Guests will be sent check-in instructions three days prior to arrival.

STANDARD HOUSE RULES
•     No parties or events allowed without prior consent.
•     No smoking Allowed.
•     No pets allowed without prior consent.
•     No unregistered guests allowed.
•     Please do not eat or drink in the bedrooms.
•     Please respect the noise curfew (10pm-6am).
•     Please turn the thermostat to the desired temperature.
•     Please respect check-in and check-out times.
•     Please take care of the furnishings.
•     Please don’t rearrange the furniture.
•     Please do your dishes.
•     Please take out your trash before you leave.
•     No illegal substances allowed on the premises.
VACATION CODE OF HONOR: Only registered guests are permitted to enjoy the property, home and amenities at all times. Please do not jeopardize your stay by permitting guests and/or visitors other than those listed on your agreement. As a courtesy to our neighbors, we adhere to, abide by the Golden Rule.
