LIVING, DINING, & KITCHEN:
On the ground floor, the first living area features a large sofa with additional seating arranged around a streaming TV, with ocean views throughout. A wet bar with barstool seating for two adds convenience, while French doors open to the oceanfront patio.

Upstairs, the open-concept layout connects the second living room with the dining and kitchen areas, all with beautiful ocean views. The space features a large sofa, streaming TV, a dining table with seating for four, and additional barstool seating for six at the kitchen counter. French doors open to the oceanfront balcony for seamless indoor-outdoor living.

The kitchen is fully stocked with dishes, utensils, cookware, and bakeware. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A washer and dryer are located in the garage, a complimentary starter set of laundry essentials is provided.

Parking: One to two spaces in the garage, dependent on vehicle size. Small to mid-size vehicles recommended. Larger vehicles may not fit in the garage. Street parking, both metered and unmetered, is also available.

YOUR SPACE:
Guests will have private and exclusive access to the entire two-story 4BR/3.5BA single-family residence. This includes all interior spaces and the private oceanfront patio and balcony.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
