Villa “Incommunicada” Chill and Lose touch if you want at our 6 bedroom, 5 bathroom luxury private home.

Relax on the expansive decks of this British colonial style luxury home situated with 75 feet of beautiful white sand private beachfront overlooking the Caribbean Sea with the best views of Hol Chan Marine National Sanctuary and Shark Ray Alley on the island. From the roof deck you have a spectacular view of Caye Caulker and the Mayan Ruin of Marco Gonzalas about a mile south of the villa. We have a shady Palapa on 1/2 of the roof for those who like it in the shade. On the other 1/2 of the roof is a Brand NEW Owners Penthouse Suite finished with the most luxurious finishes available. This fantastic villa is close enough to town to easily enjoy all of the restaurants and activities offered in San Pedro, but far enough away from the noise to relax and enjoy the pure tranquility of the ocean. Located 3 1/2 miles south of town, our home is nestled among private homes in a quiet, exclusive neighborhood. Enjoy a leisurely walk along the beach, a dip in the private pool, world-class bone and permit fishing right off the beach or take a swim/snorkel off of our new pier.

There is easy access to and from town either by bicycle, golf cart, taxi, or water taxi. All dive and tour boats will pick you up at our new pier on the beach. See our tour website for more information on tours right from our house on our boats.


The roof deck provides the perfect place to watch the sunrise over the Caribbean, or unwind after a hard day of play and watch the amazing sunsets over the unobstructed views. Pull up a deck chair and watch the osprey that nest in the tree behind the house. We provide only the best linens and towels for our guests.

THE ENTIRE VILLA (New Third Floor Opening 03/15/2011) can be rented (6 Bedrooms, 5 Baths, 3 Living Areas and 3 Kitchens)

Suites one and two can be combined by a locking interior stairway. The house rented together can sleep up to 18 with 6 bedrooms, 5 baths, three kitchens and three living areas. We have a 1-1/2" thick solid hand made mahogany dining table on the 2nd floor 3 bdrm Suite to accommodate your dinner parties. We welcome families, couples, singles, children of all ages and of course wedding parties.

Suite 1 first floor (Can be Rented Separately from 8/15 to11/15)

The first floor is a 2-bedroom air conditioned 2-bath suite with a gourmet kitchen, and large living area that opens to a private, expansive, covered veranda with picturesque views of the ocean. The Master Suite’s double french doors also open to the private deck with stunning ocean views. The Master Suite has a large bath with custom tile and custom Mexican hand painted double sinks, a large shower, king pineapple poster bed and a walk in closet. Bedroom 2 has a custom crafted queen panel bed and a walk- in closet with Ocean and lagoon/sunset views. An additional 2 guests can sleep in the living area on the new pull out sofa. This suite can sleep up to 6.

Suite 2 second floor

The second floor is a 3-bedroom, air conditioned, 2-bath suite with a gourmet kitchen, and large living area that opens to a private, expansive partially covered veranda. The living room has picturesque views of the ocean. The Master Suite’s double french doors also open to the private deck with stunning ocean views. The 2nd floor Master suite has a hand crafted four post pineapple poster king bed. The Master Suite has a large bath with custom tile and custom Mexican hand painted double sinks, a large shower, and a walk-in closet. Bedroom 2 has a queen bed and a walk-in closet and Ocean front and lagoon/sunset views. Bedroom 3 has double mattress on bottom twin mattress top bunk bed, and a single bed opposite the bunk, a pantry closet and can sleep up to 4 with lagoon/sunset views. Open the doors and windows and sleep to the gentle ocean breeze, or if it’s too hot, turn on the air conditioning. An additional 2 guests can sleep in the living area on the new leather pull out sofa. This suite sleeps up to 10

Suite 3 Owners Penthouse (Complete March 15, 2011) The third floor is a very private 1 Bedroom Penthouse with Private roof veranda (with Lagoon views), Private Kitchen and Bath with large shower. 1 Flat screen TV’s with DVD and Cable in the bedroom and in the living room. Granite and Travertine finishes throughout. Natural interior palapa like finish roof sets a very elegantly rustic exotic atmosphere.                 We traveled with 5 other couples celebrating our 25th wedding anniversaries (12 in all) and rented the entire home. From the moment we landed in Belize City where the driver Felix (the on site manger) had arranged for us met us to the time he dropped us back off 7 days later we had a perfect trip! I don't believe I have ever had such an effortless vacation! Felix and Anna were exceptional hosts who happily took care of just about every detail - from transportation, dinner our first night, golf carts waiting for us our first morning and snorkeling tours. We could not get him involved in a game of volleyball or our synchronized swimming though...apparently he has his limits! Although I did not have the pleasure of speaking to them, others in our group raved about how responsive and helpful Natalie the owner was in helping us set up our plans. Thanks Felix and Anna - see you again soon! I look forward to returning!

                My now wife and I got married there in January 2013 and found the villa and service at the villa to be beyond expectations. We were a group of 18, with 28 total at our wedding. The home owner helped us with details leading up to the event and everything went seamlessly once we were there. From being picked up at the airport, the boat ride to the island, snorkeling trips, meals, and overall care shown- everything was perfect. Felix, the housekeeper, is a former tour guide was born and raised on Ambergris and is a tremendous resource. I also have never met someone so eager to please, and do it without ever making you feel like he was doing you a favor. Always a smile on his face. He and his wife do the cooking at the villa and it was probably the best food we had on the island. Edgar, Eric, and the other guides we're equally as impressive. They would make a bonfire on the beach or run us to the bar in the boat on demand and made themselves available at all times. As one of my friends mentioned, "I don't even that myself this well" On the day of the wedding, they arranged the whole property including a conch shell aisle and arranging the palm trees to make a pseudo altar. They also decorated the roof (where we had dinner & dancing) with local flowers and greenery immaculately. They had cousins and other family members over to cook and serve the meal, which as mentioned before, was the best all week. I would highly recommend this villa for the overall beauty of it and the grounds, and service of the staff (who lives on the grounds). They made our big day stress free and fun, and for that, we will always be grateful.

                This was a fantastic rental with incredible resident support. Sunrise and Sunsets at the end of the dock are manditory. Bonfires on the beach with a couple of stoggies donated by Felix, fantastic. Kayak out to the reef. Stand up on the kayak for an impromptou paddle board. Go searching for manatees in the Lagoon across the street. Rent a bike and ride the beach. This is a great house for a big group of people. We had 15 people for a 7 day birthday trip. Felix was on top of everything, from getting us picked up at the airport to having the house stocked with food when we arrived. Want to plan a trip. Just ask Felix the night before. His prices are more than fare and his local knowledge is impressive. Want to snorkle with Rays and Sharks? Maybe follow around a couple of turtles? Felix can do that. Want to learn to spear fish? He'll teach you and bring you to the places he went as a kid. Want to dive for conch,? Yep we will do that on the same trip. Want to eat what you caught? No problem Anna will have it on the table by six. Her ceveche rocks! I recommend snorkling and lobster hunting the north end of the reef followed by boat bar hopping the whole way back down south. Rojo bar has the best frozen mojitos and the infinity pool. Palapa bar was perfect for just chilling in the inner tubes. We had Anna cook breakfast and dinner for the entire trip. You catch it she will cook it. Otherwise just let her know what you want and she will make it. Her cooking is wonderful. Even picky eaters were pleased. Breakfast was perfect every morning. Eggs, Beans, Fried Jacks, Ham, Bacon, Fresh Salsa, you name it! Felix and Anna were the perfect hosts. They were present and pleasant at all times. Cannot wait to go back. Already planning a return trip in 2014.

                The property was exactly as described and reflected in the pictures. Felix was an amazing guide that catered to our every request, and always with a smile. When we wont up on our first morning, he had arranged for transportation for the week (2, 4 person golf carts). We enjoyed SCUBA diving, snorkling with sharks, fishing for our thankgiving dinner, and bar hopping by boat from the Northside of the Island back to the Villa. We had 8 adults, did not rent the penthouse and had plenty of room to relax. In sum the property and hosts were wonderful. There is limited ocean beach access for swimming (typical for most of the island). This worked fine for our group as we relaxed by the pool, and were more excited about the activities than laying on the beach.

                The space is spectacular...plenty of room to speard out. The listing was accurate and the rooms were clean and well kept. Felix provided for our every request. The location was a perfect distance for downtown action but still quiet. The Penthouse was luxurious and a must have for honeymooners. Views from the roof and dock are awesome. We've stayed in multiple beach houses throughout the caribbean and this was one of the best. Note that the beach meets a sea wall instead of walking out into the water, but the outdoor spaces including the pool, fire pit and volleyball compensated nicely.

                The villa was fabulous and perfect!! It was beyond my expectations and Felix made our trip very special and perfect! The villa was very clean and stocked with food when we arrived and anytime we needed anything Felix would go to town and get it for us. He took us snorkeling, fishing and arranged for us to have golf carts and jet skiis. Almost every activity took place at our own dock. I also got married at the villa and everything was taken care. I recommend this villa to anyone and it is very large and spacious we had 12 people in our group and we weren't crowded at all! I also recommend that if you stay here you have to have felix's wife cook dinner it was by far the best meal on San Pedro. Can't wait to go back!!!

                Not sure where to begin, other than saying, being home for only two days now, it's still difficult to look at the photo's without wanting to turn right around and go back. It was a slice of heaven... a surprise 40th birthday party for my husband, made possible by 13 of our closest friends willing to make the trip- we couldn't have asked for a more serene, picturesque location. Jimmy was our guide... for tours, meals, transportation - you name it. He somehow knew exactly when we needed him... The location was a quick golf cart ride from town and even closer to Joe's where we often dined or had drinks, however, none topping the meals prepared for us on site by Jimmy and his family...amazing local cuisine! The Blue Hole/Half Moon Caye snorkeling trip is an absolute MUST. We also had other memorable visits to Lamanai Ruins, Hol Chan, Shark Ray Alley, Caye Caulker and Fly Fishing for Bonefish - all set up by Jimmy with the best guides around. We dined at Blue Water Grill in San Pedro and had a most memorable cab ride back to the villa enjoying the 'Scorpions'. We wouldn't even change the stormy boat and golf cart rides back on our last night. If after reading this review you are still wondering if this is the place for you, We promise, 'you'll have a great time'. Until next time Jimmy...we thank you for everything, it was truly one of the greatest memories of our lives.

                This place is well maintained, has a fabulously slightly remote location, gorgeous views and is under fantastic management. Jimmy takes great care of you and definitely have his wife cook some local cousine for your group. Bedrooms all have room a.c which was above and beyond in my opinion. The security was fantastic as we had a guard there each night plus there are 2 safes in the villa. Some planning is required due to the 15 minute golf cart ride into town, so I'd definitely suggest having the villa stocked for your first day/night until you make it into San Pedro. Mr. Joe's place is close by for food, drinks and groceries....we prequented his place and enjoyed reasonable prices and great service there. Do the excursions...the Lamanai ruins tour and snorkeling in the Blue Hole were two of the most fantastic experiences of my life. This was a vacation of a lifetime....we had 15 people, 6 couples and 3 singles. The villa is set up perfectly for a large group such as ours. I would highly recommend it and will speak very highly of Jimmy, the villa and the gorgeous country of Belize. GO, you will not be disappointed.

                My wife and I took our entire family to Villa Incommunicada. This was my 10th visit to Ambergris Caye and first in a house. Of all the houses that we have stayed in around the world this one rates right at the top. The web site clearly showed the house as we found it. Being a very laid back family the neighbor everyone talks about never came into play. In fact we had great conversation with them. The highlight of this stay was Jimmy the property manager. He was helpful before we arrived and unbelievable when we landed. Everything he said he would do he did. We took the boat ride to and from the main land, this is the way to go. We only asked for a few food items ahead of time, as we love to eat out, but he had them there waiting for us. He advised us on all the places to go for groceries and for fresh meat he actually took us to a meat market. Nothing like you find in the states, but awesome cuts of steak and chicken,,,FRESH...We rented the golf carts, and we needed them. The house is 3.8 miles from town and that was great, enjoy the hustle and noise of the town and as soon as you get off the cobblestone road you are in the quietness of the island. We highly recommend this house for the family, not so much if your crazy party animals. It has plenty of room, clean and well maintained. We have stayed at homes costing a lot more and not nearly as nice. We only took two of the three floors, but once I saw the penthouse, we should have taken that too. The owners and Jimmy have gone out of their way to make your stay a pleasant one. Now as far as tours, use Jimmy, he sets up everything start to finish, they are better priced then other tours, and on the mainland you are transported in an air conditioned 15 passenger BUS not van. Was it worth it-Yes, get your monies worth-Yes, do it again- absolutely

                We just returned from a great week at Villa Incommunicada. We rented the entire villa including the penthouse and loved it. I am a "planner" and it was especially nice for me to have what amounted to an on site 'concierge' in Jimmy, the caretaker. He had our golf carts there when we arrived (and when one broke down, he was right there to make the call to get it fixed in time for us to head out for dinner!). He checked in with us each morning to see what we wanted to do the next day and set us up with the BEST snorkeling guide ever! Also called to make dinner reservations in San Pedro for us one night. I would definitely suggest setting up a few dinners at the villa with his sweet esposa as the cook. You'll get very authentic, very yummy local food with the added bonuses that a. you don't ever have to leave the pool and b. she does the dinner dishes! (lol, this is a BIG bonus when you're with 10 people on vacation who definitely DON'T want to do dishes!) Regarding the wind turbines mentioned in an earlier review, they were loud, but we mentioned it to Jimmy and he took them down on our first day and no more problems! We spent the majority of our time at the pool and (my personal favorite), the end of the dock and went out to Hol Chan twice. I'd have gone out there everyday if I hadn't wanted a little relaxation time. The fish and coral are absolutely incredible and its about a 5 minute boat ride from the villa's dock. I'd also suggest Mr. Joe's Lone Star Grill for great food that is really close. We had breakfast there a LOT, and I'd suggest the Belizean breakfast or the pancake omelet. They also have delicious homemade chocolate rum cake which made for a great after dinner treat. Many thanks to the owner for the user of your home for the week!

              About the owner: We are an active family that loves the outdoors. After traveling and diving extensively in Mexico, we fell in love with the people and places in Belize on a diving trip in 2003. We looked at land here in Belize on our first trip and purchased the property that the house sits on in 2004. We enjoy the house here very much and are pleased that we can share this unique experience with our guests.

              Why the Owner Chose San Pedro:
              We fell in love with the people and places in Belize a diving trip in 2004. We designed the house in 2005 and 2006 and were able to begin construction on the house in 2006. Our dream became reality in early November of 2007 with the completion of Villa Incommunicada. We are now adding a very private penthouse area that will add one more bedroom, 1 bath, 1 living area and a very nice veranda on the roof. This will help us cater to the many weddings that we host at the villa.

              The Unique Benefits at this Villa:
              We are south of town in a quiet residential area with few condos. The house is located as close as you can get to Hol Chan marine sanctuary with a great view of the sanctuary. We are also very close to the famed Shark Ray alley and the nearest Island of Caye Caulker. There is also no bridge with tolls to get the house like there are when you stay north of the Cut. This makes access to San Pedro and all it has to offer hassle and toll free.
