A WARM WELCOME
A warm welcome awaits you in our 1933 cozy cottage and zen studio guest nest in the heart of historic Austin.
The Cottage has been completely refurbished to provide an eclectic mix of rustic furniture and contemporary design and can sleep up to six in two comfortable Queen bedrooms with en-suite bathrooms plus a sun room with futon. Rates range between $250 and $350 a night depending on timing.
The separate studio "Guest Nest" is $100-150 per night and is a 500 square foot modern zen studio with queen bedroom and bathroom, full kitchen and laundry and sleeps two.
Three Ways to Rent:
1. Cottage with 2 bedrooms plus sun room. (sleeps 4-6)
2. Guest Nest zen studio (sleeps 2)
3. Cottage + Guest Nest (sleeps up to 8)
The garden features native Texas plants, pond, aviary, and large deck with BBQ. The kitchen is beautifully equipped with all new stainless appliances.

Hancock Guest Cottage is centrally located in the Hyde Park Hancock area just minutes from Downtown, the University of Texas, the Medical Center, and the new Mueller shopping development.
ABOUT THE HANCOCK GUEST COTTAGE
Located in central Austin, it’s the ideal base for exploring town. You can walk to the adjacent shopping center or down the block to regular bus service with easy access to places of interest.
There is so much to do in Austin, you will love it. After a day at the lake or exploring town, come home to the tranquility of a BBQ in the garden, or try one of the many fine local restaurants.
Very cool, convenient, central neighborhood with lots of character and conveniences--Hyde Park Bar and Grill, Mother’s Cafe, New World Deli, Flight Path Cafe, Asti, Dolce Vita all within a few blocks.
The Cottage has a 42" flat screen TV equipped with digital cable and DVD player and features Wi-Fi wireless.

Why the Owner Chose Austin
We purchased our little 1933 rock cottage, the Hancock Guest Cottage, from my step-dad who grew up there! Can you imagine what it was like in the 1940's? You'll be glad to know we kept many of the charming features from the telephone nook to the fold-down ironing board. Plus there are many modern conveniences from a 40" flat screen TV with DVD and WiFi.
The Unique Benefits at this Cottage
If you know anything about Austin you'll know how feature-filled and rich the Hyde Park Hancock neighborhoods are. There are over a dozen restaurants and bars within four blocks! The neighborhood is quaint and cozy with the perfect location right on the bus line Downtown and to the University.
The thing you'll like most about the Hancock Guest Cottage and Guest Nest are the lovingly created gardens and water features. It's a little oasis in central Austin!
