Markets, restaurants, sandy beaches and shops are in 5-7 minutes away by car from the villa. Car necessary for your comfortable stay.

The villa has a total of 3 bedrooms, 2 bathrooms and toilets, 1 jacuzzi, a large L-shaped living room with 2 seating groups, a large kitchen with a separate dining area, balconies on the ground floor of four facades, a private garden surrounded by walls on four sides, and a private parking space for 2 vehicles.

Your private 3-bedroom villa is sparkling clean, with stunning views and evening sunsets, with only birdsong to break the silence. This part of Çatalköy is a quiet, open area with other family villas dotting the peaceful landscape, sloping up from the sea on the north and west, to the backdrop of mountains in the south.

The Wifi is reliable, and extends its reach onto the terraces surrounding the house.

The villa is fully air conditioned, with units in each of the bedrooms upstairs and two larger inverter units downstairs. Each unit provides cool or warm air, as required. There are also three portable fans available.

Up to 7 adults and 2 children sleep in Sunset Villa. There are 3 double beds (sizes 160x200, 165x200, 130x200) in the three bedrooms and 1 sofa bed in the living room. The two bedrooms and beds are very suitable for couples. Since the third bedroom does not have a wall (it is closed with iron and curtains) and the bed width is 130 cm, it is not very suitable for couples.

In the big kitchen, there is the two-compartment freezer / refrigerator, 4-burner stove, microwave, dishwasher, toaster, electric kettle, water dispanser, filter coffee machine and Turkish coffee pot. There are plenty of pots and pans, dishes and utensils.

There is a washing machine, iron, ironing board, a drying rack, a hair dryer and vacuum cleaner.

All the windows and glass doors are fitted with aluminum-framed sliding screens, mosquito nets, and room-darkening shades for your comfort.

OUTSIDE THE VILLA:
There are four terraces, one each in the west and east, and two in the south, and all are connected to the house with double glass doors and sliding screens.
All three bedrooms have French balconies. Smoking is not allowed inside the villa, but smoking is allowed outside and on the bedroom balconies.
*The swimming pool measures 10m x 5m and has a graduate depth 70 cm to 140 cm, for swimmers and non-swimmers, children or adults.

GETTING AROUND
Property is a brilliant location for the whole family, located in a rural setting surrounded by beautiful nature and away from any hustle & bustle but close enough to helpful amenities and attractions situated.

Also it is located on a sloping land, the view is unobstructed, there are not many houses around. There is a dead end. So no trafic noise.

It is observed that many people walk in the early hours of the morning and before sunset in the evening, as there are no vehicles on the roads around the villa that are open to traffic.

If you want to sunbathe and swim at the sea, you can drive to Shayna Beach, one of the popular beaches of Kyrenia, to Diana Beach in 7 minutes, and in 13 minutes to Alagadi Turtle Beach (the longest beach of the island's north coast). You can drive in 10 minutes to the Elexus or the Cratos Hotels, which each have a beach and a casino.

Sunset Villa is 25 minutes' drive from Ercan airport and 60 minutes' drive from Larnaca airport.

PLEASE NOTE THAT
*The house is in North Cyprus (Turkey side). Turkey, European or South Cyprus phone sim card and internet does not work in North Cyprus. You can get a North Cyprus sim card at the Ercan Airport or when you pass the border from South Cyprus (Greek side) to North Cyprus (Turkey side).
*Paid transfer is available for the airport, please write for information.
*Do not allowed smoking in side the house, allowed smoking in houses' garden and pools' area.

5)Free water in fountains is free. However, water in Cyprus fountains is not drinkable. Drinking water is purchased from the market by the guest.
6) ELECTRICITY CONSUMPTION: Unfortunately, the price of electricity is very high in Northern Cyprus. Therefore, like other hosts in Northern Cyprus, we have implemented a limit on electricity consumption.
We have included a daily consumption of 5 kWh in the price.
ANY CONSUMPTION ABOVE THE LIMIT IS PAID BY THE GUEST (1 kWh =0.20 pounds). Consumption is calculated weekly and sent by the guest to the host via Airbnb.
***Guests can check their electricity usage on the house's electricity meter.
***According to our experience;
a) When the air conditioners do not work, the daily consumption in the house does not exceed the limit of 5 kWh.
b) An air conditioner consumes an average of 1 kWh of electricity when it works for one hour.
c) During very hot summers and very cold winters, our previous guests paid around 50 pounds for a month-long stay. Since most of our guests did not consume more than their limit during their spring stays, they did not pay any additional fees.
7)VISITOR: We apologize for having to restrict our guests' invitations to visitors as the pool is shared with two other villas and the area is very quiet. “If the guests want to invite visitor to the villa or to the pool, they will have to first ask for permission from the host. Then, the guests will have to pay extra fee for these visitors (the exact amount determined by the host) to the host through Airbnb”.
8)Listening to music and singing is not allowed in the pool area.
9)FOR SPRING RESERVATION (APRIL-OCTOBER): According to the agreement made with the other two villas using the pool, rental will be made only to families and couples (not to bachelor groups).
