This Luxurious Suite has, a queen over queen bunk and a Queen of twin bunk, full bathroom It is the perfect getaway for a small family or group, and sleeps 7 0r 8. This property features a kitchenette with mini fridge, coffeemaker, microwave and sink, and also a front porch next to the pool....!!

You will have access to our fully stocked outdoor kitchen/pavilion with plenty of outdoor seating. It has everything your family needs, like a gas grill, wood smoker pit, regular wood pit, open top grill, and all the pots, pans, utensils and kitchenware you need to cook an amazing outdoor meal for you and your family. There is plenty of seating in our outdoor pavilion with an 65" Smart TV for your entertainment. Forget your Netflix/Hulu login? We have DirecTV! and 250mg fiber wifi
We furnish sheets and pillowcases you need to bring your towels.​

Quiet time is 10pm.
Pets are allowed in this suite for a $100 fee.
However, we do have some guidelines;
35lb maximum, non-aggressive breeds, non-shedding and must have prior approval from the owner.

All of our properties are smoke-free.

Absolutely AMAZING! Everything you need for a perfect Frio stay! Accommodating host, comfortable beds, quiet and cozy!! River access is phenomenal! Pool and cabana area so fun!! Centrally located for all food and fun!

Frio River Paradise

A prime spot right on the river! It was very cool we parked our van right on the river and chilled out every day! His place has all the amenities you need and then some! We loved the outdoor kitchen plus our room had a fridge, sink and coffee maker. Very comfortable bed and cold A/C. Donny was a perfect host! We will certainly be back!

Home... One word describes it all

Since the second we arrived, Donny met us outside and treated us like family. It felt like I was staying at my uncles place. He was the perfect amount of involved. Enough to let you know that anything you needed would be handled and little enough to let you enjoy your stay. The cabin was perfect and the fact that I didn't have to fight the crowd at river road for a place in the water was amazing. I've already booked another trip in a month. The place is perfect, but it's the hospitality that will keep myself and others coming back for more.

It's was amazing staying off season, we had the whole place to our selves!

We had a great time we came with our three dogs and we spent most of the time in the river, it was pretty convenient to have an outdoor kitchen with gas stove and gas or charcoal grills everywhere, if you love to watch deer and their natural habitat this is the place to go! We're going to miss the sweet dog from the property owner🐶

Kid didn’t want to leave.

Beautiful and quiet the time of year we rented. Outdoor kitchen made life soooo much easier, excellent river front, loved having Sissy (the dog) and Jaime for company. The craftman’s ship & woodwork that Donny put into the property is an art of its own. The property is beautiful & accommodating, and the pool was an added bonus. My review is less than eloquent as I attempt writing it back in the real world with Chickens and children chasing me for snacks, but It is definitely a vacation I could do all over again!

What a great stay!

This resort is really great! Private spot on the river is awesome. The common area is kind of outdoors but covered so it's great for the pandemic environment we are in. I would recommend this resort to my friends and family. My only note would be the room sleeps 7 which is great but it is small so I would only recommend that many people for like a family. Donny was awesome and gave lots of communication before arrival.

Perfect Frio Getaway!!!

We have been coming to the Frio for the last 12 years and this was our first time at Vacation Frio River. Donny and his staff were wonderful. Their river area was great and it was nice to have a shuttle on property to drop us off to tube. We loved our stay here and plan to come back.

PERFECT

My family enjoyed this beautiful property. We spent our daughter‘s ninth birthday here. Mr. Donny was extremely hospitable & makes his guests feel at home. Property is walking distance to the river. We will be coming back again with more family in tow. This is the perfect vacation spot.

Great place to stay!!

This is the perfect property. Right on the river. Donny is awesome to work with. He sends you a text with directions a few days before and then when you check in he shows you everything in the room and tells you everything you need to know. We absolutely love it here. This was our 2nd year at this property and we will return.

HIGHLY RECOMMENDED!

Donny made us feel welcome before we even got to his property and the friendliness and helpfulness was continued by him and his staff throughout our stay. The property has incredible access to the river with plenty of space and tables for everyone. The shared outdoor kitchen and pool were much appreciated bonuses and give the whole property a friendly community feeling. Thanks for everything, Donny. See ya again soon!

New Frio Tradition

PERFECT! Our new tradition for Frio River trips! Donny was great at communicating effectively and quickly to any questions. All of his recommendations were spot on, he made his Home feel like our Home and as if we were one big Family! This property is so versatile and can serve many purposes and needs with so many options to accommodate any type of trip. The accommodations were clean and completely stocked with the usual things that takes an extra tote to bring. Tailgating on the river was so much fun and the swimming pool is a great added space for between floats. It is so nice and convenient to be able to either end a float at the property or start a float at the property and Josh was always awesome in picking us up or dropping us off as well as attending to anything we had questions about! I can’t say enough about the good people and the good place to stay! What I can say is I can’t wait to go back! Thank you Donny and Josh for a great experience at your Home which is now our Home at the Frio!

Family & pet friendly, lots of upgrades being put in place and great river access! Staff helpful and easy to reach. Only draw back - Wish the outdoor kitchen was accessible but the pool was under construction but near completion . It will be a great addition to the property.

Great Location

This property is a wonderful location on the Frio River. The property owner is very helpful and wants his guests to enjoy their time. He was gracious enough to allow our dog to stay with us in the room as well. We had evacuated for a hurricane to stay here. We stayed during the start of their off season, so it was quiet.

Fun Getaway

The manager is real personable. He promptly answers all texts and emails. I would highly recommend staying at this property. The outdoor kitchen is great, washer and dryers for your use and close to the river. Have fun!
