Secluded, private 2 Bedroom 1 bath home on the water with private family beaches and dock. 10 minutes to New Seabury, Mashpee Commons and Falmouth.

Located on Monomoscoy Island with stunning sunsets, quite and peaceful setting and access to dock and beach.

Wifi, Cable, HDTV. 1 King bed, two twins.

Our 2-bedroom, 1-bath Cape Cod cottage on Monomoscoy Island, with deck, enjoy water front living and use of private family beach, perfect for families. Steps to swimming, boating and fishing.

THE HOUSE

Open-concept our Cape Cod home is an ideal spot for family time. Relax while watching boats pass as the sun sets or watch a movie on the flat-screen TV.

Play a board game or enjoy a family meal at the table in the dining area—everything you need to prepare full group meals is available in the kitchen.

The master bedroom has a King bed and water views. The second bedroom has two twins.

Our house also has lots of outdoor space including a waterfront deck.

Monomoscoy Island is just an 11-minute drive to South Cape Beach and shopping at The Mashper Commons.

The towns of Mashpee and East Falmouth have lots of family-friendly dining and entertainment options, including the Mashpee Commons, New Seabury and the Children’s Museum.

This cottage can be rented in conjunction with listing #4609747 for larger groups.

Perfect Setting

The cottage felt perfect with beautiful views of the water, which was only steps from the back deck. Clean and well-maintained. James was also a great host and quickly answered any questions. Thank you!

Lovely location and well-equipped cottage

This nice cottage was immaculately clean and very well-equipped. The kayaking was wonderful. The views are lovely and sense of privacy is good. New deck, outdoor shower and laundry. Only real negative was a mildew issue in the bedrooms. Communication with the owner is very good.

escape in Mashpee

Beautiful property and owner was quick with responses to any questions. Extremely clean and well equipped. Beautiful area to kayak, bike, stroll, bird watch, view sunsets and escape to peace and quiet. My husband stated the each time we turned onto Monomoscoy Island you were truly transported to a peaceful place a short drive from the energy of the Cape. I would highly recommend this home for a holiday getaway.

Loved our stay, gorgeous location, excellent property amenities

Loved our stay, ready to contact James to book for next year! One week was not enough. Loved sitting on the deck which is mere feet from the water, watching the osprey in their nest across the water. Monoscomoy Island is a wildlife preserve so birdwatching is fascinating! The house has several kayaks and water boards for the renters to use, which is a great perk, as Hamblin Pond is a salt water tidal pond, directly connected to the ocean - so where you can kayak is pretty much limitless! The area is very quiet, calm, peaceful - great for star gazing! A very cool and unexpected perk is that Otis Air Force Base isn't too far away, and one afternoon/evening, we were lucky to be able to spend hours watching maneuvers of one of the transports - quiet, no sound at all, but visually very exciting to watch, from the comfort of the stunning comfortable deck on the water! So you have the ospreys, the gulls, and if you're lucky, the rare training session at Otis! The cabin itself has every updated modern amenity: up to date gas range and oven, beautiful fridge, dishwasher and clothes washer and dryer. The linens and towels are top quality. We enjoyed the cable TV and Netflix. A bocce ball set comes with the house, we very much enjoyed it! Hold on, have I mentioned the sunsets? The best! At this cabin, you are so connected with nature and yet, it's only a 10 minute drive to Mashpee Commons and not very much further to the stunning tasteful town of Falmouth - in the cabin, you are remote, away from commercialization, but at the same time, you are never very far away from the modern perks we all find comfortable!

Very special place!

This little cottage is a real gem. It overlooks directly a wonderful lake. The view is amazing and super relaxing, even on a bad day. Sunsets are amazing, indeed. We rented it during February for a few days, and it was extremely quiet and peaceful, retreat like. The cottage is cosy, very clean, well stacked with cooking utensils, and well heated during winter. It is only 10mn away from South Cape beach, which is beautiful. We would definitely come back!

Perfect days on Cape Cod

We (a family of 4, two boys 8 and 6 years old) spent a perfect week in Jim‘s very nice cottage. The location at the Hamblin pond is awesome. The kids loved the small beach wich is just 10 meters away. They searched for crabs and played in or at the water. We used kayaks every day and watched for birds. The cottage and the deck provided everything that you need for a nice stay. The kitchen is fully equipped. You can see amazing sunsets from the deck. The area is calm and friendly and Monomoscoy Island really stunning. It is a 10 minute drive to South Cape Beach that we can really recommend. You find a supermarket and everything else in Mashpee Commons. It is 15 minutes to Falmouth and 30 minutes to Barnstable where you can book a whale watching tour. Jim was very friendly and answered all our questions at short notice. We would definitely come back and can only highly recommend this cottage if you look for relaxing days with your family.

Perfect setting and perfect cottage

I just returned from a week at this wonderful property. There are wide open water views from three sides of the house, and as the listing notes, the sun sets directly in front of the house and porch - absolutely gorgeous. The cottage was spotlessly clean. Everything I needed was provided, including linens, towels, toiletries, an iPhone charger, and Bluetooth music player. The open living / dining / kitchen with cathedral ceiling was the perfect comfortable place to hang out, and even from the inside the water views are wonderful. The bedrooms are cozy and comfortable. The location is convenient to so many Cape activities - shopping and dining in Falmouth, South Cape State Park Beach, Mashpee Commons, etc. The grounds of the cottage are scattered with a few other family homes around a several-acre lawn, but I never felt that my privacy was compromised. I cannot imagine anyone being unhappy in this restful, peaceful, and beautiful spot.
