This outstanding sea view 4 bedroom villa is superbly situated in a new luxury complex overlooking Ayia Napa. It offers a tranquillity and relaxation. It spreads on 3 floors with amazing en-suite master bedroom on the first floor which opens to a spacious sea view balcony. One more en-suite double bedroom is on this floor. On the ground level is living space which sliding doors open to a beautiful pool area. There is en-suite double bedroom with bath tub on this floor and also guest toilet. Downstairs is spacious en-suite bedroom with 3 single beds and a bath tub.

The customer service was very helpful any time needed:) The area was nice and safety. Because there wasn't carpets on the floor, the floor got a bit slippery and dirty during the time. All in all a great villa!

Nice Villa with some improvement

It was our second villa. The first one, villa ruby was better. Very aynoing was some signal beeping all Day long and nothing was done about it. All in all it was a nice villa with some points to improve

Cosy Villa with great views; Privacy & service concerns impact overall experience

Nestled amongst multiple identical villas, the property offers a picturesque view that is certainly one of its strong suits. However, the serenity of this vista is often contrasted by the noise from other party-goers nearby. During the sweltering daytime, a car becomes essential, but come evening, a pleasant walk to Ayia Napa is entirely feasible. The pool, while inviting, is disappointingly shallow, rendering it unsuitable for a full swim and more appropriate for a simple dip. A notable concern is the frequent and unannounced visits by service personnel. Whether it's the pool cleaners every few days or other staff, the unexpected entries seriously compromise guest privacy. Speaking of which, the villa's electricity and, consequently, appliances like the dishwasher, are contingent on the presence of the guests, as they only function when someone is inside. This design, combined with only a single key provided, can be quite inconvenient. Some guests might find the basement room's placement peculiar. Additionally, while the villa's furnishings tick the box of functionality, they leave much to be desired in terms of quality. On the brighter side, the water pressure and warmth are commendable, but the WiFi, particularly on the upper floor, is frustratingly patchy. A serious security lapse occurred during our stay as an unauthorized individual gained access to the villa during the night and pilfered belongings. For the price point, the overall experience was merely passable. Potential guests might want to weigh the pros and cons carefully before booking.

Please note that during summer period Pool Maintenance visits are frequent in order to keep the pool clean. There is also Security Staff at night in summer looking out the complex. Das Haus war wie in der Ausschreibung. Sehr sauber, alle Geräte haben funktioniert und es befand sich an einer top Lage. Wir konnten unseren Urlaub sehr geniessen. Kann ich nur jedem weiterempfehlen!

Good but can be better

The villa is situated in a good location and has good amenities. It is worth renting but the following should seriously be looked into and changed: 1. Important information (including a timed water heating system that does not allow multiple people to shower at the same time or the fact that the door key operates the entire electric system of the villa) is not provided to tenants before hand. It is only provided if an incident happens and the tenant asks. 2. The villa needs to be professionally cleaned before tenants arrive. We found dust all over the villa and dead cockroaches at the entrance of the villa. There was no sign that the villa had been cleaned at all. We spent our first few hours cleaning the villa ourselves.

Positives: The house, the bathrooms and kitchen area were very comfortable, location and outside pool area was very good and clean.. The area was lovely and close to amenities... Negatives: The microwave not working.. Our big problem and probably your cleaning service or maintenance need to follow-up and be more attentive is the condition of the beds/ on the 1st floor the bedroom nearest to the road collapsed while my brother and his wife were asleep, there were missing slates!
