Located in the gated Oyster Pond Estates neighborhood, Villa Arches is a private-gated 3 bedroom 3-1/2 bath luxury villa with a private pool. Each bedroom, as well as the pool, has its own view that overlooks Dawn Beach, Oyster Pond, and the blue-green Caribbean water.

Tastefully decorated in island fabrics, this wonderful villa provides a great escape for that once in a lifetime family vacation, ladies get-away, honeymoon, or a special anniversary. The views from Villa Arches are truly stunning and your stay with us will be the most memorable vacation ever!

Housekeeping services are available 6 days a week (except for holidays). Villa Arches is maintained by a lovely couple who have been caretakers of the property for over a decade. They are on call 24-hours a day.

The pool and grounds are immaculate and are professionally maintained year-round. Our gardener and pool-keeper visit weekly.

The Arches is a private home, yet convenient to all amenities including restaurants, shopping, casinos, water sports, and much more. Only a 10-minute drive to the famous Orient Beach!

We just got back from our honeymoon in St. Maarten. We stayed at Villa Arches, and it was simply AWESOME. The views are breathtaking. I could go on and on, but just read all the reviews. Picture yourself grilling some steaks, drinking a Carib, and looking out at that view. Enough said..................just book it! Cherri and Alan Colorado Springs

AMAZING

I'm not sure where to begin. This villa is amazing in every way. The house was immaculate when we arrived. Everything was in working order. Beds were comfortable. Hot water never ran out. The view is spectacular. The way the bedrooms are arranged, you have an amazing view from all 3. The pool was clean and comfortable. It has a private feel as neighbors are not really in view nor within hearing distance, so you feel like you have the whole mountainside to yourself. The hosts are very gracious and always willing to answer questions. The location is perfect - close enough to everything we wanted. The island is small, so nothing is more than 40 minutes away anyway. The kitchen was stocked with everything we needed in terms of cookware and servingware. They have everything you might need - beach towels, bug spray, games, and more. This place is AMAZING. Of all the places we have ever stayed (across the globe) this is one that we will definitely return to.

A month in the sun with a view.

Bernard met us at the airport and we stopped to get groceries on the way to the house. When we arrived at the house it was evident that the pictures were accurate in displaying the property. The view was spectacular. Bernard helped us with our baggage and groceries while explaining the features of the property. We also met Eudora (Dora) who gave us the run down on the housekeeping schedule. The kitchen was stocked with all needed cooking items. In addition, the fridge and pantry had numerous drinks, condiments, and spices available. The pool closet had beach towels, floaties, and many things for use at pool or beach. A car is definitely required. St Martin is small and driving was not bad. Download an offline map that you can use without Wi-Fi and you should have no trouble navigating. Lori provided us with all types of information and even offered to make dining and activity reservations. This is a beautiful place to stay. It was a relaxing visit with the view, sea breeze and the sound of the surf. We highly recommend this property. Mel & Sherry

Beautiful Villa & Views

We stayed at Villa Arches for a week in December 2024. Leading up to the stay, I received very thorough communications from the owner/manager providing information about the villa, the island, things to do, and places to eat. Several days prior to the trip, I was also given detailed instructions with options for arrival, and upon arrival I was met by the local house manager, Bernard. Bernard provided the keys and a tour of the property and was on call in case we needed anything. The villa itself was exactly as advertised, and Bernard’s super sweet wife Eudora cleaned each day & kept it spotless. There were numerous amenities included, as well as a selection of basic pantry staples, extra sunscreen, laundry detergent, etc. - lots of little extras that provided convenience. The rooms were large - although we spent almost all of our time outside on the expansive porches enjoying the amazing views. One thing to be aware of - although the address is on Limpet Rd, the driveway/parking is on Wentel. It took us a couple of drive-bys to figure that out so I am mentioning it here for awareness. The kitchen is very well stocked with cooking and serving items, and the beds were very comfortable, although the master bed frame was a little squeaky and will need to be replaced soon. The only other thing to note is that the Oyster Pond area is small, away from the main beaches, and has limited restaurant options, so we drove more than we anticipated (for the younger adults)

Beautiful views

Great location and beautiful views. The hills going up to the house were definitely an adventure for our rental car, but well worth it. We enjoyed ever moment of our trip and the owner and manager were available any time we had questions.

Great views and location

Villa Arches is a very nicely secluded villa....my wife accurately described it as "very cozy" when we first walked in. Communication with owners, agents, and staff were top notch. The bottle of champagne and a nice telephone call wishing my wife a happy birthday were just icing on a very nice cake. We'll definitely return to Villa Arches.

Great house/property + Stunning View + Well Managed - A+

We have stayed at Villa Arches 5 times now and we love the place! Good for 3 couples to all have their own BR + porch & view (of course 1 couple gets the adjacent "private villa". We always organize the trip w/ different friends & pay more so my wife & I stay in that and it also is terrific. We get extra private time and I get to sleep in an extra hour LOL). The whole place is well equipped, has a killer view, and really nice pool. Also the folks that help you and take care of the house are truly THE BEST & kindest folks we have ever had in all the places we have stayed over the last 20 years. THANK YOU! WE WILL DEF BE BACK! :-)

Girls Trip 2020

We had a wonderful trip. The house is beautiful with amazing views. Bernard and Eudora took wonderful care of us. We did not rent a car but hired a driver to take us around the island and to dinner. Spiga and Big Fish were excellent. We will definitely be back!

Paradise Wasn't Lost

We where hesitant to come back due to rumors circulating about the ongoing efforts to clean-up the Island after the most recent hurricane. Although their where signs of damage and a few inconsistencies driving due to the continuing road work, However, those worries where limited and our vacation was wonderful. The house was comfortable, clean and very safe. We will return for many years to come. Jonathon

Great Christmas stay with family

Our stay at Arches was wonderful! It was a great place to be all together, as opposed to staying at a hotel with everyone running off to their different rooms. You would never know there was any damage to the place from Irma as it seems to be meticulously taken care of. The drive up to the house is pretty steep at parts, but the roads all over the island are steep. My only suggestion is to have everything you need up at the house as you may not want to come and go that often! Other than that, it's situated in a great spot for exploration. It's right next to the border of the Dutch and French side, and close to Orient Beach, which was our favorite place we visited. It's definitely worth a drive to grab a croissant or go out to an amazing dinner. Rick was a pleasure and answered all my questions upon booking as we didn't know what to expect heading down to St. Martin. The island itself has a long way to go, but the people who live there are happy and were all genuinely glad we were there visiting.

This is our 3rd stay at Villa Arches and first since hurricane Irma. Happy to see the owners have done great job getting the Villa totally restored. New roof and pool redone. The view is still amazing and we enjoyed having the peace and quiet of Oyster Pond. Also glad to see much of the island is being restored and back to normal.

Unbelievable View

We just returned home from a beautiful vacation at this villa in St. Maarten. The view is absolutely breath taking, overlooking Dawn Beach and Oyster Pond. The pool situated between the main house and the master suite, was an added bonus, allowing you to relax with a beverage and look out over the Carribean. The children enjoyed swimming at night. All bedrooms have AC for night time but the Caribbean wind keeps the main house cool during the day. The kitchen is well equipped, as we cooked breakfast each morning and made lunches as needed. Bernard and Eudora were so helpful, providing overall care of the house daily. The villa is within walking distance of Oyster Pond and Dawn Beach, which have chair and umbrella rental, a small grocery and great restaurants. Our favorite restaurants at Dawn Beach were Mr. Busby's and Big Fish and favorite restaurant on Oyster Pond was Dinghy Docks. Beautiful Orient Beach and the French Cul De Sac are a short 5-10 minute drive from the villa. Our family spent 2 days at Orient Beach. Brother's Beach Bar had great food and chair and umbrella service. Our kids enjoyed the huge water trampolines. The adults enjoyed very affordable beverages and people watching. We also took the ferry from the French Cul De Sac to beautiful Pinel Island for the day. We ate lunch on the island, rented chairs and umbrellas and snorkeled in the National Geographic underwater trail. Simpson Bay is also a short drive from the Villa. We did 2 excursions from this bay - Catamaran to Anguilla/Dolphin Discovery and off shore fishing. We also ate at Dinghy Docks on Simpson Bay after a long day on the beach. Overall an unbelievable vacation on the Dutch side of the island. We hope to return again soon.

Cannot imagine staying anywhere else on the island!

My wife and I, along with two other couples just spent the past week at the Arches and were beyond thrilled with the accommodations. The first thing you see when you arrive is the view. I challenge anyone to find a better one in all of St. Maarten. The house has everything you need including a pool that is even better than it looks in the photo. I think its important to note that the house had AC and fans as well. And Bernard and Eudora took care of us throughout the trip! Each of our mornings began by going for a quick stroll down the hill to Busby's for breakfast which certainly started the day off right by Dawn Beach. You have grocery store, pizza, bars and coffee shop all right there in addition to the Westin if you wish to go to gamble. We had a rental car (which was secure within the gates of both the community and the house) which was necessary and gave us easy access to the rest of the island. We explored the entire island throughout the week we were there, but always found us coming home a little early to enjoy the Arches at night as well. It is our hope that we can come back to Arches soon. There is nowhere else I would stay on the island.

Amazing views, Beautiful Home and quiet friendly neighborhood

We rented Villa Arches for the week and it was the best family trip we have had in forever. The house is amazing and the views are breath taking. Literally the best views on the island. (Worth getting up early to see the most amazing sunrise over the ocean!). We will be back for sure!! The house is large and my family of 6 had more than enough room. We had 4 adults and 2 kids. The adults spent lots of time in the kitchen and outside on the huge patio while the kids lived in the large pool complete w pool toys and floats. The breeze was cool every evening so we spent a lot of time outside enjoying the views. Out of the house I recommend chartering a boat for snorkeling with the sea turtles and sting rays and a trip to Pinel Island. The owners left plenty of information at the house for great trips and great restaurants. Some of which are located within a short .3 walk down the mountain. HIGHLY RECOMMEND THIS RENTAL!!

We had an amazing week at the Arches!

You have found the Arches, so you can stop looking for a place to stay. We stayed a week at the Arches in April 2014. We had 3 couples and we had an amazing time. We are already planning on going back next year and staying at the Arches again. The house is perfect, spacious, amazing views, every amenity you may want (except for a hot tub). Sitting in the pool in the afternoon with a drink, watching the waves crash was perfect. We did all the "usual" things, going to Mr. Busby's for the $1 beers at happy hour (good food, although maybe overpriced at night), driving around the island to Marigot, Grand Case for dinner, Philipsburg, and of course, hanging out at the Sunset Bar by the airport. The location of the Arches provides easy access to everywhere, although it does take a little while to get used to driving on the island (but that's typical of all Caribbean island). The drive up the hills to the Arches can be a little challenging the first time, but once you're used to it, it's easy. Bernard and Eudora are great and very accommodating, and the owners make the whole process very easy. The kitchen is stocked with virtually everything you need, including various pantry items and liquors (everyone leaves behind what they didn't consume, so there are plenty of condiments, spices, etc.). It is an uphill walk from the beach, which may be challenging for some, and you will need mosquito repellent (again, standard in the Caribbean). It is a perfect location, and amazing house, and we will absolutely be going back to the Arches.
