The beach walkover is 50 ft from our bottom step. From the sofa, the kitchen island, two bedrooms and the cupola, you see the Gulf, and the sun rises over it.

WHY GRAND BEACH
Most Galveston beach houses sit on the West End, a 30-minute drive back into town every time you want dinner, groceries or the Strand. From here it is all minutes away, and the beach is not crowded.
Many listings nearby say "beach access" and mean a 5-minute walk. Ours is 50 ft from the bottom step.

HOT TUB AND ELEVATOR, OPTIONAL
• Hot tub, $175 per stay. After every stay we drain it, scrub it, refill it with fresh water and balance the chemicals, so nobody ever steps into water someone else sat in. About half our guests come for the beach and never open it, so we keep it separate instead of adding it to everyone's nightly rate.
• Elevator, $150 per stay. Galveston law requires beachfront homes to stand on pilings, for hurricane season and for insurance, so the front door sits at the top of a long flight of stairs. Our elevator makes that climb optional.
Before your stay we call you and send a short video on how to use it. It is a residential elevator, and it works differently from the ones in hotels. Used the wrong way, it stops, and only a licensed technician can restart it, and we cannot promise one will come the same day. That is why many homes in our neighborhood keep their elevators closed to guests. We keep ours open.
The $150 helps cover its service and the higher insurance a house with an elevator carries. Guests who do not need it do not pay for it in their nightly rate.

HOUSE RULES
• The guest who books must be 30 or older and must stay in the house.
• No loud large gatherings (no spring break groups, parties, or prom celebrations, no youth groups without adult supervision).
• No more than 16 people including kids, infants, and day-time visitors in the house at all times.
• The house is not fully baby-proofed: cabinets have no locks and outlets have no covers. Child safety is the responsibility of the parents and the guest who books, so please walk through the house with the little ones on your first day.
• No smoking (the rule includes: no smoking inside, on the balconies, no e-cigarettes), no drugs, no drug paraphernalia, and no underage drinking.
• No pets of any kind, inside or outside the house.
• Parking: the driveway fits 6 mid-sized vehicles, and overflow parking is a 2-minute walk away.
• Minimum stay: 3 nights over holidays and through the summer.

RENTAL AGREEMENT
Every stay is covered by a short-term rental agreement with property details, house rules and cancellation policy. It arrives by DocuSign, so you sign it from your phone in a couple of minutes. Please return it with a copy of a valid ID within 48 hours of booking, or the reservation will be canceled. We confirm reservations only after we receive the signed agreement.

CANCELLATION
• Your cancellation policy is shown in your reservation details. Please check it there before you book.
• Mandatory evacuation: if the island is placed under a mandatory evacuation order for your dates, we refund you in full. A rainy forecast is not the same thing and is not grounds for a refund.
• For any other reason (rescheduling, early departure, cancellation) we strongly suggest travel insurance. Vrbo recommends CSA: vacationprotection.com.

SAFETY DEVICES
We have 3 Ring Doorbell cameras overlooking our driveway, ground level, and backyard. We also have security cameras facing the driveway, ground level, backyard, and second-floor balcony. All devices will be on during your stay. Cameras are only used for security purposes. There are no cameras inside the house.
