Welcome to your home away from home in Puerto Vallarta...10 scenic minutes south of town, where the majestic Sierra Madre Mountains roll into the seas. The condo is on the 6th floor, providing amazing views of the Bay of Banderas and beyond. Watch the whales swim past from the terraces off of every room! There is an elevator from the street level to the condo one level up. This completely redesigned and renovated residence overlooks the powder blue waters of Punta Negra, one of the most walkable/swimmable beaches in Vallarta. Incredible views of Los Arcos and perfect sunsets are all yours every day of your stay!
This professionally decorated, modern home offers exquisite style and finishes, by tastefully blending contemporary design with complimentary traditional elements. The living/dining area directly off the fully equipped chef’s kitchen flows onto the large sunset view terrace overlooking the pristine beach. The condo's fit and finish are remarkable, having been completely remodeled with the highest quality materials and furnishings. You will be amazed by the bright and spacious feel and the beautiful panoramic views. Incredible views of Los Arcos and perfect sunsets are all yours every day of your stay!

Very easy to access, either by elevator or only a few steps up from the main entrance, the unique layout is functional and allows for privacy and comfort. There are three bedrooms off the main living area of the condo. The Master bedroom boasts an oceanfront terrace, king-size bed, and an amazing en-suite bathroom, with a shower and soaking tub in his and hers toilets! Bedroom #2 also has a king-size bed with an en-suite bathroom and oceanfront terrace. Bedroom #3 has a king-size bed with an en-suite bathroom and oceanfront terrace.

The spacious kitchen is fully equipped with all new high-end appliances, and there is a water purification system. There is a huge Sub Zero refrigerator/freezer to easily accommodate all of your vacation "supplies". If you would like to have it pre-stocked with all of your vacation needs please let us know.

We have tried to think of everything to ensure you have a relaxing and fun beach vacation! Enjoy standard maid service twice during your stay. More frequent service can be arranged if requested prior to your arrival. Beach towels, snorkeling gear, umbrellas, chairs, boogie boards, coolers, etc., are all supplied. Our local property manager is here to help answer any questions or take care of any needs that may arise. Concierge service and airport pick up can also be arranged.

Taxies are always available right outside the building, so you can easily get a ride into town for about $5 USD. There is also a bus stop that is even more economical that can take you into town, to the Malecon, Los Muertos, the Romantic Zone, Vallarta Botanical Gardens, or wherever else you might want to go. It is literally a 5-10 minute ride to all that Puerto Vallarta has to offer. It is also an easy taxi or bus ride to Mismaloya or Boca de Tomatlan. From there you can explore the locales made famous in Night of the Iguana and Predator, visit Los Arcos, Las Caletas, Las Animas, Yelapa or hike in the jungle or check out Zoológico de Vallarta.

Los Palmares is famous on the South Shore for its architecture and design, with one of the most spectacular pools and oversized terrace space. The non-profit Palapa restaurant serves breakfast and lunch daily (closed on Tuesday) and is a great amenity for all guests.

We have stayed in many VRBO in the past 15 years, but this is the BEST place we have ever been!

This condo is fantastic!! The best view you can ever ask for, we loved the beach, the restaurant, and the condo! Rita the property manager was so friendly and easy to reach, we met with Paty the tour guide and she was wonderful as well. We cannot wait to come back!!

Fantastic!

Our family stayed in this condo in June 2024. The experience was top notch from start to finish. The owners were so helpful and Rita had our kitchen fully stocked for us, she was there to greet us when we arrived, and quickly answered any and all questions. The condo itself is spacious and beautiful and has gorgeous views from every room. We loved the location and the beach and pool were great. The attached restaurant was also very convenient for breakfast and lunch. We would definitely stay here again!

GREAT VACATION, GREAT PROPERTY

We've been to PV several times and this property is awesome! We've stayed in some high end condos before, but this one takes the cake. The pictures don't do it justice: clean, beautifully decorated, and all the rooms have beachfront views. The unit itself is very well- equipped, and Rita makes sure the kitchen is stocked with whatever food and drinks you request. The food at the restaurant is delicious (and very inexpensive), and all the staff are kind and super helpful! The owner Glenn was great with communication and helping prepare us for our trip, as well as responding quickly to any questions we had once we arrived. We will definitely be back!!

Puerto Vallarta getaway!

We really enjoyed our stay here! The rooms and bathrooms were spacious, the balconies looked right onto the water and beautiful sunsets were witnessed each night! Glenn and Rita were so helpful and responsive the entire time. The pool and pool area were immaculate and where we spent a lot of our time! A short walk to a fun restaurant with great drinks. A couple things that we experienced: lots of ants in the kitchen area, we had to keep any opened foods in the fridge or the ants infiltrated. Rita helped us set up transportation from the airport, but the price was much higher than just taking a taxi, about half the price to wait for a taxi to take us back to the airport when we left. During our stay, the on site restaurant was under construction and we were not informed of this - you could order food, but could not sit in the restaurant and enjoy it. These were all insignificant as the rest of our stay was so great! Truly a relaxing and lovely vacation spent here.

Absolute gem in Playa Punta Negra

Our family of four stayed at here the last week of March 2025. The condo is absolutely amazing - the pictures don’t do it justice. Best vacation rental that we’ve ever stayed in. The condo is conveniently located a short drive south of the Romantic Zone in a very quiet building with 24 hour security. We felt very safe and secure. Parking was always available and the building staff were so polite and accommodating. The onsite restaurant was good for breakfast or lunch in a pinch and there are many great restaurants nearby. The infinity pool over looking the ocean was always warm and inviting and the hot tub was great at night. It was rarely busy and you could always find loungers by the pool. The beach was amazing and usually quiet. The condo is massive and beachy modern. Each bedroom has its own king size bed, en suite and balcony with chairs over looking the ocean and Los Arcos. We saw whales, dolphins and rays jumping out of the water right from the balcony. The place is fully equipped with anything you might need including beach chairs, umbrella, and all sorts of beach toys. There isn’t a single item overlooked. The host amd property manager were extremely quick to respond to emails and messages, and always so helpful. We visited many of the restaurants the host recommended as well as a day trip to Punta Mita and Sayulita. We will absolutely stay here again and would recommend this condo to anyone looking for a luxury accommodation in Puerto Vallarta.

Can we just live here?

This property surprised me. There were so many aspects to the condo, the condominium complex and the beach that I thought were exceptional. The pictures of the balcony don't do justice to the fabulous broad vista you get from the living room leading out through the balcony to the Pacific ocean. It stirs the soul. The doors to the balcony retract so that you have this huge beautiful expanse of ocean in front of you. In fact, all the bedrooms have balconies and great views Also in my opinion the balcony overlooks the prettiest beach in Puerto Vallarta. The master bedroom couldn't have been more elegant with a great his and hers bathroom, one with a tub, one with a shower. All the furnishing were lovely and everything we needed for the beach was available. Towels, snorkels and fins etc. I also greatly appreciated the design of the kitchen. It was central to the living area and yet remarkably unobtrusive. I even have to give special praise to the layout of the entire condo. The Los Palmares complex stands on it's own as a great place to stay. For me it was just the right size in terms of number of units and the common areas were all nicely designed. Both the pool and pool area were very nicely laid out and the poolside vista overlooking the beach and waves was great. I also liked Las Palapas, their restaurant for breakfast and lunch. The beach itself is gorgeous with the prettiest color of ocean water in the PV area. Finally a word about the location. You are only a few miles south of Puerto Vallarta but it is wonderfully far from the madding crowd. My wife and I have been on countless beach vacations so I have a basis for comparison and this condo and complex is a stand out. Glenn was so easy to contact and very responsive to any questions we had. Rita, his location manager, was just as available and helpful. This was a great find! We will return!

It had everything we needed

The beach is beautiful and the condo had everything we needed including the best sunset in town. The owner was extremely easy to work with and the people he has working for him to great us and attend to our needs are fantastic. We liked the quiet neighborhood and feel of the condo. It was an easy taxi ride or bus into town. We would all stay here again but next time for longer! The general vibe of the local is really nice and they are so friendly and helpful.

Wonderful in every way

We just spent one week at this condo and it was absolutely wonderful. The pool was great. The beach is one of the very best in Vallarta and we enjoyed several mornings snorkeling. The food at the restaurant was all delicious and priced at cost. Taxis are almost always available just across the road and its a quick 10 minutes or less depending on traffic to get to the downtown area to the pier and tons of shops/restaurants. The condo itself was fantastic. It was the best stocked condo I've ever stayed in. It had everything we needed for the beach and pool, right down to the coozies! There was an information packet, too which was very usefull that included tips on restaurants and the Vallarta area. I wish more condos provided useful information like that! There was not a single thing that we could think of that we needed that wasn't there. The beds were very comfortable. The views from each room were amazing. Communications with the owner/property manager were great, very quick responses. Patricia prestocked our fridge/pantry which was a huge help so we could get to relaxing faster. The only trouble we had (which had nothing g to do with the condo) was that there were 5 in our party and Uber didn't have any of the XL vehicles available to accommodate our whole group so we had to take 2 Ubers or taxis a couple of times to get us all where we were going. Several taxis downtown had a second row back seat (never saw those in the States before!) that were able to accommodate all 5 of us that we took to get back to the condo. The location of the condo was ideal for us. We love being south of town where it's quieter. We would definitely stay in the condo again!

Beautiful

Beautiful, clean, and well maintained condo. The furniture and beds are very comfortable. High end and tasteful decor. Easy check-in/out and fast, responsive communication between Glenn, Rita, and myself via email and text. The pool and grounds are clean and well kept. Staff are all friendly and helpful. About 10 minutes to town by bus or car. You can get the bus for 10 pesos or hop in a taxi across the street. Uber is also available for a couple of dollars which we mostly used (cheaper than taxi). Nice beach but big surf (red flag some of the days we were there). We did see a lifeguard walking the beach on a few occasions. We mostly used the pool and many times were the only ones in it - the lounge chairs around the pool were pretty busy most days. Good onsite restaurant for breakfast and lunch. Would definitely recommend and return here.

The Best of Puerto Vallarta

My husband and I have been vacationing in PV for many years. We have stayed multiple places, none better than this beautiful condo. The setting on the ocean is perfect. We watched whales jump our first day and have had a diving pelican show every day since. This is the best beach we've found for swimming, and the pool is a comfortable and calm place. The condo is very well stocked (much better than most condos) and is beautiful and comfortable; the owner Glenn is very accommodating and responsive, as is his local manager, Rita. Arriving to a stocked refrigerator and cold drinks was very much appreciated (thanks to Rita and Glenn asking for our grocery list ahead of time). The condo requires a taxi or Uber ride into town. And that means you miss all the crowd and construction noise in PV (the noise was really loud last year with so much construction underway). Here you listen to birds and waves. We are booking this condo again for next year– love it!

Ideal luxury condo with stunning views

This was the perfect spot for our family of four. The condo was very well decorated and spotless. Rita the administrator preshopped for us so that we had everything we needed upon arrival. Our children are young adult so they loved their own rooms with ensuites. Glenn the owner sent us lots of useful information prior to arrival and he and Rita checked in on us to make sure our stay was perfect. We enjoyed a walking taco food tour. Recommend doing this early in your trip as you learn lots of local information as well as 10 great spots to eat. We recommend this property and Puerto Vallarta without hesitation.

We chose this property because of its prime location on one of the best beaches on the Bay. Punta Negra benefits from the clear waters that flow from the bedrock in the mountains that overlook the beach. The building consists of 34 units, but still affords guests far more privacy than many of the giant resorts and buildings throughout Vallarta. It has the perfect combination of traditional Mexican architecture, combined with modern amenities. The not-for-profit on-site restaurant serves breakfast and lunch to owners and guests daily. It is also a quick cab or bus ride into town, as well as an easy trip to Mismaloya and Boca de Tomatlan in the other direction.

What makes this property unique

Los Palmares is an amazing property with an oceanfront location that would be impossible to duplicate today. It also sits on the best beach in Vallarta. Because of our unit's unique position in the building, there is an amazing view of the bay from every room. This is truly an "oceanfront" vacation paradise.
