Bright, airy and spacious 1 Bedroom second floor apartment, with a full-sized enclosed sun porch, in a classic 1910 Tudor Home. Off-street parking provided in the house rear off the tree-lined street. Walking distance to museums, shopping and restaurants on East and Park Avenues. K-15 coffee, Internet, HBO and Showtime. Not suitable for children under 12 years of age. No smoking or pets. We are shoeless for cleanliness and comfort and use natural, herb and plant-based cleaning and organic cotton sheets.

Once in a while we have an EXTRAORDINARY guest, even after years of welcoming many...we appreciate all for different reasons, but someone like Hunter is such a rare and wonderful experience....he is a classic GENTLEMAN; immensely thoughtful and an excellent communicator. When he departed from his stay, the apartment was immaculate, so clean and tidy.
There are not sufficiently descriptive accolades to describe this very special man; if Hunter books with any host reading this praise, that host will undoubtedly echo and confirm my words!
Enjoyed a three night stay in this upstairs apartment. It was a lovely and charming accommodation. We enjoyed the area and slept well in this quiet neighborhood.
It was like home. Virtually anything needed to live at home is available within the rental. Everything is spotless...and maintained at all times. Towels, sheets, etc. are all cleaned at least once/week. Couldn't be better. Superb location. Gorgeous street. Reasonable price. Will be staying again shortly.
I enjoyed staying at this apartment, it was very clean and the attention to detail was superb. Gail was a wonderful host!

I needed a staycation to relax and recharge after some stressful events; Gail's place was the perfect spot for it. It was exactly as advertised, and she's an incredibly attentive host that clearly takes pride in providing a great experience for her guests. 10/10 recommend staying here. I hope to do so again!
We had a wonderful stay. Our host’s attention to the details made us feel so welcomed. Instead of being given an impersonal entry code, it was lovely to be greeted by our host, given a tour and an actual key. This is my new favorite place to stay in Rochester.
Spending our visit to Rochester at 51 was simply the best in every way. We enjoyed every minute. The location and ease of getting to our various destinations was key. Covered parking place a bonus! The hosts Gail and John definitely make their guests feel super special. Could not have hoped for a better VRBO. We will definitely be back when our our Rochester family calls.

Charming apartment in historic house in the center of the beautiful Park Ave/East Ave area. The apartment was clean, roomy and well appointed with off-street parking. Not for guests who prefer a sterile, modern hotel with no quirks. But I much prefer staying in a place with so much character and thoughtful appointments, in a tree-lined neighborhood in the heart of it all. It was the perfect get away for me and my partner. Easy walk to museums and cafes along Park Ave. East Ave. is grand and a great way in and out of the city. Huge trees everywhere. Host very kind and throrough.
Gail was a tremendous host! She met us when we arrived and reviewed all of the specifics of the property. This 1910 home is beautifully maintained and has a lot of character. The neighborhood is lovely and very walkable.
This beautifuully and thoughtfully furnished apartment exceeded all expectations. The property is incredibly well-managed -- no detail is overlooked. We felt welcomed as soon as the reservations was accepted! The neighborhood is excellent for walking or running. Restaurants and cultural attractions are just blocks away. And, Wegmans is a quick drive!

This was our best Vrbo experience ever! Gail, our host, was so warm and welcoming and so responsive to all our communications —something that is very important to us. She was available for any questions or help and the apartment was supplied with everything that we might need for our comfort. The apartment was absolutely gorgeous — furnished in a style of bygone years that was really charming. Everything was so clean, and the bed was comfortable and the shower was great. Linens were of the highest quality and so comfortable, and all the products in the apartment were great for sensitive skin. The location was fabulous — the whole neighborhood was beautiful, and we could walk to the Eastman Museum and easily drive to restaurants and grocery stores. We loved our stay and would love to stay again! We really, really appreciated Gail's hospitality. Many thanks!

We stayed for the weekend in Rochester. It was a lovely apartment, very clean, cozy, comfortable, with great amenities. Gail, the host, was extremely kind and thoughtful. She gave a great tour of the place when we arrived, it not only showed the care she has for the property but also the care for our stay. She checked in with us once to make sure everything was going well (it was!). The area is beautiful with tree lined streets, within walking distance of fantastic restaurants (Nosh and Lento). Would definitely stay here again!!
This one bedroom apartment exceeds expectations. It is located in one of the most beautiful, older neighborhoods of Rochester. On check-in, the owner personally met me and walked me through the apartment to make certain I had everything I needed. The apartment was impeccably clean and the rooms beautifully decorated with comfortable, overstuffed chairs and sofas, artwork and other decor. The kitchen is set up with coffe, the bathroom large, and the bedroom is connected to an enclosed sunporch. This is an A+ place to stay. You definitely won't regret booking here.
I recently visited my elderly parents in Rochester and was lucky enough to find this wonderful property. I was so delighted with this apartment. Gail, the property manager, greeted me when I arrived and showed me around the apartment. She thought of every detail to make my stay comfortable. The apartment was immaculate. I loved the decor and the attention to little niceties, e.g. milk/cream in the fridge for coffee, slippers, etc. There is plenty of space in this apartment, including a wonderful sun porch. I loved every minute of my stay. Gail is an outstanding host and will make sure that your stay is absolutely pleasant! Thanks, Gail! It was a pleasure meeting you. I hope to return some time soon!

Nice House, Not So Nice Owner
Recently, my husband and I were in Rochester because I was part of the Eastman New Horizons Orchestra camp. My husband chose this property because of its location and also because it looked like a quaint, pleasant place to spend a few nights. The owners have a “shoes off” policy in order to maintain quiet, so we were encouraged by that as well.
The rooms were very clean and well maintained, and essentials were provided. Unfortunately, the noise from above was quite loud. We could hear every footstep as people walked across the floor.
In addition to the noise problem, we also had a very bad experience with the female owner. Within hours after we checked out, the woman called my husband and accused us of having guests because we had used the extra sheets. Because my husband has a snoring issue, he often sleeps on the couch when we travel, and he uses the extra sheets to cover the couch.
As if being accused of being dishonest wasn’t enough, the owner blamed us for paint being scuffed off of the wall in the bedroom. For the life of me, I cannot think of anything I did that would have caused damage. My husband and I are retirees, and we are always respectful of the property of others. In thirty-eight years of travel, this is the first time we have ever received a complaint.

Of course I am very disappointed that our guests had a negative experience and wish to respond to clarify a few things. The house is a 1910 Tudor originally intended as a single family residence, therefore, it is not insulated in a way that prevents floor noise. The 4 guests in the 2 bedroom apartment above also were asked to not wear shoes so that noise is minimized; but there were 2 teen-age girls who possibly may have been energetic in walking around and I am so sorry for this inconvenience to the guests below.
Our local phone number is clearly provided and guests are firmly encouraged to call us should any problem or concern occur; if Kent or his wife had called and let us know what was happening, we would have immediately communicated with the guests above them, but we were never told until now.
When Kent and his wife departed, and I went in to clean and gather linens, I was somewhat surprised at the condition of the apartment, as it was untidy and chairs moved around in the living room, food remnants on the floor.
Towels were around the floor in the bathroom and a pile of sheets on the bedroom floor. It looked as if there were more than 2 people staying there.
In the closest on a shelf are 2 clean folded sheets, a blanket and pillow provided should a guest choose to sleep on the couch, but Kent had gotten a chair and looked on the highest shelf of the closet where the clean extra linens are stored. Pillowcases were spilled out and the linens gone through.
This was such a surprise to me as we have never had guests do this before.
The bedroom was quite disheveled and therefore it took a few moments before I noticed that paint was scraped off the wall in two places and the finish of a small upholstered wood bench also scraped. When I asked Kent if this may have happened, not accusing, simply asking him a question, he replied that he had put the large suitcase on it and did not realize this may have happened.
In our experience with the other main booking site and now VRBO, I have never written a negative review of a guest as I know that many people live in different ways and this is the nature of hosting guests.
I am responding now to this review to explain that the condition of the apartment and the things that I have mentioned, caused me to believe that there were more than 2 guests in the apartment and I had definite concerns, however, I am very sorry for the unhappy experience of Kent and his wife.
Gail’s apartment was absolutely sensational. Beautifully appointed, spacious and quite comfortable. Everything about the space is well thought out and beautiful. Gail and Jon were fantastic hosts. Communication and check-in were flawless. They are both super friendly and caring people and demonstrated those qualities to ensure that we had everything we needed. The kitchen was well stocked leaving us plenty of coffee and milk. We appreciated the A/C splits and though we we stayed over Labor Day weekend, I noticed storm windows and ample radiators for when it gets colder. If and when we’re in Rochester again, we will Definitely like to stay there again. Thank you Gail and Jon

My husband and I stayed for three nights and it couldn't have been a better stay! From meeting Gail and check in, to the location near all the wonderful shops and restaurants. Not to mention how very clean and beautifully decorated the entire apartment was. Gail is such a considerate host, leaving a Brita water filter and milk for coffee in the refrigerator. We wish we could have stayed longer! And will definitely stay again next time we're in Rochester.
