Noise complaints:If we receive a complaint,we will contact you and there will be a $100 fine.2nd complaint, after we contact you, you will need to go.
Any additional guests found at the house over the agreed upon number will be charged a $100/guest/night fee which will be taken from the deposit

The home was lovely with a great balcony on the 3rd floor. The food trucks across the street were an added extra bonus. Location was perfect for downtown activities. Highly recommend.

Great property, great host!

This property exceeded our groups expectations. Comfortably roomed 10 people with ample space with all the amenities you would need! The location is great as well! Close to downtown Austin, and even a food truck park that open until 11 right across the street. The host is very responsive and helps out in anyway to help accomadate you to further enjoy your stay as much as you can! Highly recommend this property and Host!

12THStreet Place is within walking distance to many downtown and Austin east-side attractions such as the Texas State Capital, University of TX, DK-Royal Stadium, UT campus, East 6th Street night life, and 11th street restaurants.

Our house is 3 floors of contemporary furnishings with plenty of sleeping arrangements for more than 10 guests.

What makes this property unique

You can have the entire house to yourself and with the 3 outdoor patios, have a blast with outdoor games while viewing the Austin skyline. The location and proximity to downtown is awesome. While close to downtown, you still can come back to a relaxing space. Also on of the view from the back bedroom (4th bedroom) has a view of the old Austin "moonlight towers" (and a very short walk to Paper Boy to see it!).
