About this property
View. Hike. Relax. Enjoy all the Mogollon Rim has to Offer! <br>EV charger access!
Cozy Garden Cottage of the Rim-View!Hike&Relax! Located between the towns of Payson and Pine, this cozy little cottage is nestled in a great location for folks who want to be close to hiking and other outdoor activities, but still close to town. About 10 minutes to Payson and about 20 to Pine, you don’t have to go far to enjoy the outdoors as the big beautiful backyard backs up to Tonto National Forest with gorgeous views of the Mogollon Rim. The semi-private front yard includes a relaxing little porch and flower garden with flagstone pathways. In addition to the outside, one of the many features I just love about this cozy cottage are the tongue & groove ceilings and wide plank wood floors. Enjoy your coffee in the kitchen or private garden on the front porch. The views of the Mogollon Rim from the deck and yard out back are absolutely incredible! Take a walk through the gate in the back into the Tonto National Forest and go for a hike, exploring rock ledges and forest where you might see an elk or javelina! Or, venture further to one of the many hiking trails all around Payson and its outlying areas. In warmer months, we provide a thin summer blanket on each bed. If you prefer a thicker blanket, please bring one with you. Guests may use: the entire main floor, the front porch, the back deck and yard the gas grill, and the gate out back to explore the Tonto National Forest. The sheds, root cellar, and attic are not for use by guests. Due to terrible wildfires and drought in recent years, we no longer allow any kind of open flames inside or outside of the cottage, anywhere on the property. Please do not build any fires or smoke. No charcoal grill, but we do have a propane/gas grill you can use. I am often out of town but I am available for questions via phone call, text, or email. Papa (Gene) can be available in person, too, if requested. Gas grill-we try to keep gas filled but do not guarantee it will be provided. If you do not know how to use it, please call Pops or me and we will try to explain it to you, or use the stove or oven instead, to be safe. What you will almost always find: Beautiful views Forest access Board games Books Birdwatching books Record player with records Smart TV with multiple free streaming apps Close to many hiking trails Close to the East Verde River
Payson is a small, beautiful outdoorsy town with lots of hiking, fishing, camping, biking, etc... It gets pitch black dark at night so that you can see countless stars- just another amazing feature this location offers.
You may park on the street and walk through the gated archway, or you may open the larger gate to park in the driveway. There are two small steps to get to the front door and a flight of stairs if you want to come in through the back.
Once inside, you’ll find a cozy living room, small kitchen, three bedrooms, and two full baths. Each bedroom has a queen bed. There is a smart TV for streaming in the living room. There is no cable and antenna TV offers very few channels-the outdoors are your true entertainment. There is a tub in each bathroom. (The tub in the back bedroom bath is for sure-footed, able/bodied guests only, as the tub is on a platform and can be difficult for some people to get in and out of.) The guest bath has a regular ground floor tub, however. The kitchen has a 14 cup coffee maker, as well as a toaster, teapot, slow cooker, and air fryer. There is coffee in the refrigerator. There is a blow dryer in each bathroom and an ironing board with iron in the middle bedroom closet. There are closets for guest use in two of the three bedrooms. Each bedroom includes a dresser.
Rugged outdoors: The outdoors here are rugged, including the lot itself; there are some uneven paths/walkways and it can be very difficult to see at night. The house is on a sloped lot and much of it is uneven, so use caution when walking around outside, including the front porch where some of the cement is cracking and covered with a large rug. Parking is best on the street as long as it doesn't snow. There is a driveway, but it is also rugged, use at your own risk. As it is a forest, there are critters of the four, six, and eight legged variety. We do our best to keep them out of the house, but they do come with the territory. I do have bug spray under the kitchen sink and there are fly swatters available as well.

Thanks so much for choosing our cottage!/so glad you were able to come up and enjoy despite the crazy snowy weather from the previous weekend! Thanks again! :)
The cottage was super clean and a beautiful getaway to the quiet and relative solitude of Payson. Having the National Park in the backyard was very convenient and we loved sitting on the patio and enjoying the views.

Beautiful place-be sure to close the gate! The location is a little far from town. It really depends on what your looking for, but the owners are watchful.

Thank you, Eugenie! I am glad you enjoyed our home! I am sorry the location and overall experience was not the best it could be for you. Our goal is to provide our guests with the safest and best experience possible, which is why we ask that the gates be kept closed and do not allow smoking, as stated in our house manual and introductory text. In the future, looking over the house manual prior to booking might help you to have a better experience. We are grateful that our neighbors keep an extra eye on our gates since we cannot be there. Keeping animals off the property keeps you and your property safe, as well as ours. Again, we truly regret that your experience was not the excellence that we aim for. If you choose to return, we will work to make your second experience much better. Thanks again for choosing our cozy cottage. Sincerely, Pam :)
Nice place tucked away on Houston Mesa Rd. Backyard accesses Tonto forest trails. Short drive to trails, lower Mogollon Rim control rd, and top of Rim. House had everything needed and we enjoyed the old records. Recommend!

Awww, thank you for your kind review. We are glad to have such great guests!
If you want an exceptionally clean home that has a backyard view second to none, this property is for you. The neighborhood is very quiet; the only noise you will hear is from coyotes who howl in the distance each morning. Payson is a great place to visit, especially if you enjoy hiking. There are beautiful trails to be experienced throughout the area. The owner is very quick to respond to any questions that you may have. We had a great time and we have zero complaints.

Thank you so much for your lovely compliments! And, thank you for being a wonderful guest! 😊
It was a nice break from hotel rooms on our trip west. So quiet sitting out on the back porch in the late afternoon watching the colors changing on the rim as the sun dropped lower in the sky. We didn't discover the box in the corner until too late to enjoy a trip back in time. Maybe next time.
Pam was quick to reply to any questions we had and to refund one night's payment due to a VRBO scheduling problem. We hope to return some day.

We spent a few nights at this cozy cabin with the family. Pam is a great hostess and made the process seamless and accommodating. The view from the backyard is absolutely stunning and the fenced in yard allowed our girls to explore the gardens and play easily. The cabin is clean and very comfortable. Highly recommend!
Wow the Cozy Cottage was awesome...From the backyard views to rustic interior matched with modern appliances you cannot go wrong. Thanks Pam you and the house was great.
We enjoyed looking over towards the mountains. The porches were awesome and we enjoyed the rain outside drinking coffee while sitting outside on both porches. It was a very nice time and we wish we could have stayed longer.

Beautiful property. Close to stores. Group of 30 Elk run by in back of the house bugling every morning around 5:30am and then again at 8:30pm. Cows walk by daily in the backyard. The only annoying thing was the gate in from of the garage. No room to park outside, so you have to open the gate to driving in, close the gate.
A cozy garden cottage is a good description of this property. The gardens in both the front and back of the house were beautiful this time of year (early May) with many flowering plants and provided peaceful places to read or relax. The view out the back of the house is unobstructed by buildings or houses. We were lucky to see elk from the backyard twice during our stay. We also enjoyed several nights of stargazing since there were no streetlights in the neighborhood. All three beds were comfortable and the kitchen and bathrooms were well equipped with everything we needed. All in all, a great stay!

About the host
Hosted by Pam Reicks
I am a middle school art teacher. He is a retired high school guitar teacher. Between us, we have five adult children and a dog named Ed. We enjoy the outdoors and love hiking all over the place, especially Arizona forests and deserts, mountains and streams.
Why they chose this property
I kind of accidentally bought this house. My mom died in March of 2018, so I started coming up to Payson frequently to check in on Pops, who is now 89. He enjoys going to yard sales. One day, we came to a yard sale at the cottage. They were also having an open house. I fell in love instantly, walked through the house and loved it more, and then, the view as I walked out onto the back deck took my breath away. I tried to put it out of my head because I am a teacher and already have a house in Phoenix. I could not get it out of my head. I gave myself 30 days. If it was still for sale after 30 days, it was meant to be. It was meant to be! So, I refinanced the house I'd been living in for 20 years for a down payment and here we are! Now, I plan to share this lovely place with others until I can retire and live here full time!
What makes this property unique
It just feels good to be there. Amazing views! Great stargazing opportunities at night! Close to Payson and Pine, hiking, and water, but far enough away to have privacy. The garden is incredibly beautiful in the Spring. I love everything about it and I hope you do too!!
