John was very clear in communicating. And the property had a fantastic view! Very relaxing, and the kids enjoyed the game room. Overall, it was peaceful and a perfect fit for our family.
The property was great except for the bad odor in the downstairs bedroom and game room. The floors upstairs in the hallway and bathroom looked dirty. If those things would be fixed it would have been an excellent rating. The odor smelled like kerosal from the painted post that were in the downstairs. The kerosal is what they put on outdoor post to keep them from rottening. It is harmful for inhaling for a long time.
My family had a wonderful stay and the home was perfect for our needs. It's a quiet community with amazing views. The house is fully stocked and I really appreciated the easy check in and out. The beds were comfy and the living area is spacious. The home was clean and everything was exactly as it was listed. There are near by stores like Walmart and HEB, which is a plus. We will definitely be back!
Our family was traveling with two small pets and this property was perfect for them. The kayaks and paddle boards were used by our kids and they had a great time!We would definitely return on a trip here as it checked all our boxes.

Our stay at Texas T was enjoyed by all! The home was clean and comfortable. The fishing was stellar with all keepers caught off of the bulkhead. We threw back even more than we kept and that was a lot! We enjoyed incredible sunrises and sunsets. The dolphins, ducks and even shark are fun to watch up close to the bulkhead. The kitchen was well stocked and only missing a pair of scissors which I purchased and left there. There were two issues with flooding in the downstairs game room ( one due to clogged drain hose on the air conditioner and one due to heavy rain) that were beyond the host’s control but he responded quickly when I reached out. The mosquitoes were out in full force so bring lots of repellent! This didn’t stop us from thoroughly enjoying our family vacation! Would definitely stay here again!
We have stayed at Texas T before and it perfectly fit our needs. Easy to launch our kayaks. Caught lots of Specks in Copano Bay. Mostly small, but still fun.Well appointed kitchen and good for relaxing. We will be back.

The host was very quick in answering questions, no issues. The view itself is Beautiful. However, We want to give the owner some constructive feedback. The place needs some updating. If you’re there for fishing only, then that’s what you will get. No umbrellas on balcony, furniture is in bad shape for some TLC (outside). The downstairs outside furniture we washed all the dirt and grass off with hose, It was very dirty. Bugs were absolutely nasty, bought yard spray etc. The ceiling registers inside are very dirty and rusty. Light fixtures need replaced outside. The toaster only works on one side. We also bought all kinds of disinfectants and sprays for the smell inside house and game room.
Somewhat of false advertising the pictures did not coincide. It was 3 couples on this outing and one upon arriving began sneezing due to cat hair as was allergic. This was obvious that it needed to be better cleaned from cat/dog hair on couch pillows and chairs on patio. Then, theAC went from a comfortable to miserable and was told it froze but upon us checking the unit was NO signs of such. Reached the host (John) only to get blamed for it. After very unprofessional reaction from host cursing and telling us how he owned 14 different house, we stated what does that have to do with anything as he displayed very poor gesture rather addressing with well sorry for the issues l will place you guys in one the 14 houses at the least no he hangs up. We called back only to be yelled at disrespectfully and after awhile states with text he was sending a AC guy , which mind you this was at approximately 10am this issue had not gotten resolved till literally 7 or 8pm. Needless to say, the ac guy stated he had made john aware of this needed to be repaired prior to renting out. Turned out being a capacitor NEVER froze at all. We tried to make the best of it and pushed through the discomfort. Will never return to any of his 14 properties.

I had stayed at the property the week prior to Tony's arrival and I am allergic to cats and there was no cat hair or anything of that nature. There was no dog hair or cat hair on any of the furniture. So my main issue with Tony was the a/c as he was instructed not to put the temp below 68 prior to arrival. The first time I checked it on my app he had it set on 60 and the house was 62 degrees inside with the outside temp at 98 (August). I turned it up to 68 and again asked him to follow the rules. The next morning (Saturday) I checked and he had it set on 65 and it was 64 inside so AGAIN I texted him to not turn it below 68 as he was going to cause the unit to freeze up and fail. On Sunday late morning I checked it and it was 80 degrees inside the house upstairs. I then texted him that apparently he had managed to freeze up the coils on the unit. I called my a/c guy who had Never worked on this particular unit to see if I could get him to come look as it was Sunday. Tony then called and was yelling at me about how hot it was inside and I explained that it was going to take time for the unit to thaw. At which time Tony said that since I knew what the problem was that it must have already had the issue which is why I told him about owning 14 houses and being aware of how a A/C system worked and how to diagnose issues. At this time Tony called me a white piece of S*@t and hung up on me. The a/c failed on Sunday and it was repaired the same day. Downstairs was 68 deg
We visit Rockport annually at least, if not more. And this place is our favorite so far of rentals! The amenities were great along with space and location. Beautiful views and so much to do at the home itself. My5yr old even had her first kayak ride! The rating on cleaning was only due to the downstairs bedroom/game room, it had a very strong mothball smell in which my MIL couldn’t sleep in. But I was able to purchase candles to help elevate the smell to hangout in. The fishing is also great here, even if we didn’t get any keepers, that’s why they call it fishing! Definitely a location we’ll look to book again. Thank you so much John for your wonderful hospitality. We look forward to a visit again.
We enjoyed our stay. John was quick to answer our questions or concerns. Great location and very quiet! The kitchen had every item you might need. The fishing was awesome along with the dolphins. I highly recommend!
We stayed here for 4 nights and had an amazing time. Finding a place to stay where we could bring our dogs, fish without bumping into other people, and have a great house to stay in is very difficult, but this property checked all of those boxes. The owner John is super friendly and helpful as well. We will definitely be back.
