Dog Friendly / Rehoboth / Henlopen Acres w/Private Beach

Located at 56 Rolling Rd in Henlopen Acres. 2 story spacious detached single home nestled in the trees of Henlopen Acres. 4bdrms, 4full & 1half bath. Tiled floor, modern kitchen with TV, very large a spacious living area, separate dining area with windows for great yard views. Comfy loft area w/TV. Spacious deck off the kitchen & driveway parking. Drive to the end of the road and park in the cul-de-sac and walk to the beach. 2bdrms downstairs and 2 bdrms upstairs.

Dog Friendly~with $250 NR pet fee per dog. If you do not add the per pet fee of $250/per pet in the quote, then the quote will need to be readjusted. A pet addendum will accompany the lease from Crowley Assoc., that will need to be returned with our lease. Pet addendum will be sent with lease and will need to be returned to Crowley.

Please Note: There is no refund for cancellation through VRBO. However, Crowley Assoc. does offer a cancellation policy separately which is stated in the lease agreement.

Once your reservation is confirmed, further correspondence will be directly with our office and/or your agent who will reach out and email a lease providing additional, relevant information.

Tenants need to provide their own linens, towels & paper products. Ask your agent or our office for linen package options.

In addition, VRBO policy is not able to collect the Henlopen Acres accommodations tax of 6.5% This amount will be noted in your lease and is payable directly to Crowley via check, debit or credit card.

Effective Jan 1, 2025 a State Tax of 4.5% has been incorporated by the State of De in addition to the municipality accommodations tax (currently 6.5% in Henlopen Acres) that is required which is not collected by VRBO so will need to be paid directly to Crowley Assoc.

After Labor Day availability and rates must be confirmed with the property owner by Crowley Assoc.

Great Location

The location is great, quiet, walking distance to boardwalk and ocean, private beach! Nice house, oven a combination with microwave - not very useful. Refrigerator adequate, bikes and other amenities good

Fabulous house and neighborhood, we’ll be back!

Lovely owners even left us a local bakery pie when we checked in. House is modern, has everything you could possibly need, and decorated with local art. Walk to private beach with4 lounge chairs. and 2 umbrellas set up for us every morning at 9 am. We will be back!

Hi Carolyn, Thank you for taking the time to review this property. We advertise for the owner on VRBO. The owner's daughter comes between renters & supervises the cleaners. We, at Crowley did not know that she brought you a pie. That was really sweet & I will let her know that you mentioned that and was much appreciated. Yes, they also rent the chairs & umbrella from the community as a courtesy to their renters. We are very happy you enjoyed this property & we see that you have reserved again for 2023 summer and we will be happy to have you back.

Quiet neighborhood of Henlopen Acres

Both the property owner and the management company couldn't have been more helpful to us! The house is very well equipped with kitchen supplies, linens, cleaning products and anything else you'd need. We were worried about the distance to the beach, but it was easy to park one car (with all our stuff) at the end of the street and walk to the beach. Plus, the property owner assures that there will be four beach chairs and two umbrellas set up and waiting for you at the beach every day! Since it's on a private beach, it was quiet and uncrowded--it was great!

More pros than cons

The property is located in a lovely area, .7 mi walk/drive to beautiful private beach, with four lounge chairs & 2 tents set up daily for you (thanks to the owner!). So don’t bother renting chairs/umbrellas. There’s also a nice walking path behind the property. The house provided plenty of space for a group of 7. The kitchen is amply sized for cooking/entertaining. The ice maker is a huge asset! Overall cleanliness was lacking but any concerns raised to the realtor/owner, were more than satisfactorily addressed.

Not up to expectations

The description of the rooms and layout, and distance to town and beach was accurate. And there was a good supply of beach towels which was appreciated. The condition of the house when we arrived was not at all up to expectations or standards for the Henlopen neighborhood. The house was very dirty, there was a broken (with exposed glass) bulb in the master bedroom; there was not hot water in the other downstairs shower; there were dirty glasses and towels left in the upstairs bedrooms and bath; there was a hole in the living room wall; the heat exchange duct (at ground level) was uncovered and a large enough opening for a child to crawl into; the upstairs was so clogged with hair and gunk we needed to clean it out to make it usable; and most surprisingly of all there was no oven in the kitchen. There was a microwave but nothing large enough to even defrost and cook a pizza. I also thought the grounds around the house were in a very unkempt condition and not keeping with the neighborhood. I would not recommend this rental until significant changes are made in maintenance and basic household use.

We are sorry this property did not meet your expectations. We try to correct any problems that come up. We were not made aware of any of the concerns you had until you checked out other than than oven. Unfortunately that was not something we could change quickly, however, the owner has since replaced the oven to a normal size one. Thank you for expressing your concern about that. The owner of the property said he rarely did any cooking at that house and did not know that it was a concern and has since remedied that by replacing it. We would have sent cleaners back if you wanted and maintenance to take care of the other issues. Again, we apologize that this property did not meet your expecations.
