Summary:

Come join us in this gorgeous, brand new/freshly remodeled 2nd floor 1 BR apt in the heart of San Marco. This unit is stylish, sleek, and full of amenities. It is perfect for a short weekend stay or a month long stay!



Walk to the shops of San Marco Square from this chic studio apt. It is on a quiet street in San Marco but is only a short walk from some of the best restaurants, bars, and boutiques in Jax!



The Space:

This bright and private top-floor apartment offers a quiet retreat in the heart of the San Marco neighborhood. Located behind the main house, the unit is accessed via a private alley entrance and includes convenient off-street parking. Ideal for those seeking both privacy and accessibility, this apartment enjoys elevated views, minimal street noise, and direct access to nearby amenities. It’s a peaceful place to unwind, full of natural light and just the right amount of privacy.



Other Things to Note:

We require every guest who books a listing with us ("the booker") to fill out a check-in form which includes reading and signing our rental agreement. As part of our check-in process we require all guests to provide us information about them / their stay with us. This includes uploading a valid, unexpired government issued identification card and a "selfie" (picture showing one's face typically taken using one's phone camera).



This process is similar to checking into a hotel and we hope you understand that this is necessary since we typically do not have staff on site to validate a guest's identity. If you aren't comfortable with this then we recommend you book a property with another host since completing the check-in form (which includes uploading a non-expired ID, selfie, and reading/signing our rental agreement) is required before we can send you check-in information.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.



Kindly refer to the following guidelines regarding fees for extra guests:

Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)

2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)

3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)

4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)

5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)



This unit is pet friendly. Thus, if you are extremely allergic to animals this property may not be a good fit for you.



We charge a pet fee of $20 / night / pet that you bring with you. This reduces to $100 / week / pet and $200 / month / pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.



All guests have access to the common areas of the property (front porch, laundry room, backyard).

If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we can’t distinguish property from trash, there is a possibility it will be thrown out.

If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost.



The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):



1 hr or less early arrival or late departure: $25

1-2 hr early arrival/late departure: $50

2-3 hr early arrival/late departure: $75

3+ hr early arrival/late departure: $100 or the cost of an additional night’s stay, whichever is more



These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.



***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***



We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.



Gatherings/parties of any kind are strictly forbidden at this property. If you host a gathering/party/event at this property we will levy a $1000 fine.



We have a smart thermostat in place and do limit temperatures to the following ranges to reduce our environmental impact. It has an automatic schedule (which in the summer will adjust the temperature up and in the winter down during the day) but we are happy to modify this within the below range on request:



Summer - 70 to 85 degrees F

Winter - 60 to 75 degrees F



If this is outside of your comfort zone then this apartment may not be a good fit for you.



***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***



***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We will assess a $500 cleaning fee in addition to the regular cleaning fee***



You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will ask you to leave immediately.



Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.



For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.



There is a propane grill. We do not supply propane, but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill, please clean it in order to avoid additional cleaning fees.

Enjoyed a short stay

Perfect location for the few days I was in Jax. The unit in the San Marco area is close to a lot of good restaurants, I highly recommend Taverna. The unit is basic and was adequate for my needs. Will look to get this unit again the next time I am in town.

Exceeded expectations

They have thought of everything! Down to the Keurig using ground and pods, private yard private barbecue! It is beautifully appointed yet comfortable. Our dogs loved it as much as we did! Walking distance to many restaurants, coffee shops and old town San Marco! We will be back when we are in the area!

It was okay!

I am pretty torn on this review. The location and apartment were great and we had a great time. The owner was responsive and cared about our stay. However, there were fees that I had to pay after booking and a deposit that I didn’t realize I was going to have pay pre-booking. The apartment itself was pretty hard to find because there is a house in the main road with same address numbers and ordering delivery is basically impossible (no big deal tho). The most inconvenient thing was that the house had not been stocked in a while. We ran out of toilet paper on the second day and had to go buy our own. The batteries were dead in one of the remotes when we got there (property manager brought us new ones). Several of the lights needed new bulbs. There was only one dish detergent pod which they wanted to use upon leaving. Overall, the place was nice but there were several small inconveniences that I haven’t had at other properties.

The apartment was clean, modern and comfortable! The only fault for me was the access, it's on an alley which at the time was not in great shape.

The apartment was absolutely beautiful. It was definitely walking distance to many restaurants, very quiet and furnished with everything you would need on a quick getaway.
