"Highly recommend! I came here with my close friends for a relaxing weekend getaway/girls trip. We were looking for a more remote and peaceful place with a pool, nice kitchen, and enough beds/baths for all of us. This accommodation did not disappoint! The pool was beautiful and perfect. There was enough space for all of us to enjoy along with places outside for us to grill/relax. The beds were comfortable and we really appreciated the large kitchen/dining area where we could all connect. The place was clean, peaceful, and felt very safe. The private, picturesque backyard sits quietly on one acre of wooded land that includes hill country view. Our private yard welcomes passing deers as they love to be fed. Whether you want to enjoy a good book or work on your powerpoint slideshow, you'll enjoy a peaceful environment while doing so.
The house is designed with upgraded finishes and modern stainless steel appliances. The property is furnished with brand new industrial-style furniture and provides all of the top comforts that you would expect from a top-rated host. The house can sleep up to 9. One King Tempur-pedic bed (2), one queen bed (2), one set of full over twin/twin bunk beds (3), and a twin daybed w/ trundle (2) in the office/den. Max weight of 250lbs on bunk/twin bed. Plus, a pack-n-play for your little one! Comfortable memory foam mattresses were selected med-firm based on popular demand. Within the house, you should expect to find:
- Standing office desk with a charging station.
- Wide dining table with seating for 8+.
- Console table with 4 stools overlooking the pool to enjoy your morning complimentary coffee with our 12-cup coffee maker or Nespresso coffee machine with milk frother. Creamer, cane sugar, Splenda, syrup, ground coffee, filters, are provided. Bring your favorite milk or creamer if you prefer.
- For non-coffee lovers, enjoy a variety of teas and a glass teapot.

The home is not child-proof and has many areas unsafe for children (unlatched dressers, large heavy sliding door and unfenced pool), so please be aware if you choose to bring your little ones that you are doing so at your own risk and must keep an eye on them at all times.
Pool heating is a bonus amenity. Our pool is heated from November to May. It is set at 80 degrees F with a 20 degrees variance based on the ambient temperature. The electric heat pump becomes inefficient heating an 11,000 gallon body of water with ambient temperatures below 60 degrees F. It is detrimental to run the heat pump with temperatures below 55 degrees F as the coils will freeze then break making the heat pump unavailable for the remainder of the stay. Electric heat pumps require heat in the ambient air to transfer it to the water running through them. Therefore, this bonus amenity is not a guarantee and a refund cannot be honored should the pool temperature not meet your expectation. Mother nature has to work with us to keep the pool heated consistently.
We welcome well-behaved and well-trained pets under 50 lbs. May be permitted with prior approval from the host. Unfortunately, we cannot accommodate certain breeds known for aggressive behavior. An add'l fee of $250 for first pet and $100 for second pet (2 pets max) applies. Pets must be treated with flea & tick preventative and up-to-date on shots. Please inform us in advance if you are bringing more than one pet.
Rental Rules
We love that we can share our home with you but please treat the home, belongings, and property with care. We reserve the right to remove guests without refund for violating these house rules, misuse of the space as a short-term lodging accommodation, or conduct that disturbs the general peace and comfort of other guests, managers, property caretakers, and homeowners.
1. Property has a septic grinder. Do not flush anything other than toilet paper. No feminine products or “flushable” wipes should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages exceeding $1,000.00 USD. Even worse, it will ruin your vacation.
2. Parents/Guardians must closely supervise their toddlers and children at all times.
3. No Unregistered Guests. Please abide by occupancy limits of 9. People other than those set forth above may not be on the property at any given time. Any person on the property is the sole responsibility of Guest. If there are more guests than disclosed in the Rental Party, Guest will be charged $50 per additional guest for each day of the reservation and all guests may be evicted without refund and a $250.00USD service fee. Please discuss with host first.

My wife and I love to host guests who are respectful and communicative. It is wonderful to have guests visit to enjoy all the city has to offer and create fun memories while at our pad! We find joy knowing our guests have a wonderful time.

We want to share with you our dream home just like your home away from home. Within the home, you can expect to find everything you need as if you're in your own home. We meticulously thought of all amenities to create a convenient and luxurious experience. Create your itinerary, pack your clothes and leave the rest of the home details to us! Ask us if you need something specific. Guest passes may be granted for fishing well, tennis/pickleball/basketball courts, private parks, and marinas. Please discuss with host before your trip.
We welcome well-behaved and house trained dogs under 50 lbs. Please inform us in advance if you are bringing more than one pet. There's a $250 fee for 1st dog and an add'l $100 for 2nd dog, up to 2 max.
We are less than one-mile from the main road with local restaurants like The Burger Bar, J&J BBQ, Bun-D for gluten-free options, Lowe's grocery store, Lakeside Wine & Spirits, CVS drug store, medical and dental services. Lago Vista Animal Clinic (1 mile) can provide awesome boarding service while you enjoy your peaceful vacation.
Other notable places:
Lago Vista Brewery Co – 1.4 miles (4 min) - Farmers' Market on the weekend!
Bar-K Park – 1.4 miles (4 min) - private guest access - ask host
Quarry Canyon and Warbler Vista Trails – 2.8 miles (6 min) - FREE!
Arkansas Bend Park – 7 miles (13 min) - maintained by the county - entrance fee per person
Lago Vista Golf Course – 3.6 miles (9 min) - public access book online

The home is located in a quiet and safe community at the edge of Leander between lively Cedar Park and Marble Falls. While it feels quite private in the home, we do have wonderful neighbors close by and ask that guests are courteous, especially at night. We ask that you observe quiet hours from 10:00pm - 6:00am out of respect for our neighbors. Watch for deers on road!

A maximum of 8 vehicles can park in the main and second garage driveways. VERY IMPORTANT: Vehicles must be parked in driveways, not on the street or yard. The secondary garage resembling a guest house belongs to the host, but it's a driveway can be used for additional parking.
Our place is in a hot, humid environment with abundant wildlife, including insects. Depending on the season and weather, guests may encounter mosquitoes, bees, gnats, moths, wasps, hornets, horse flies, lovebugs, ants, spiders, beetles, cockroaches, ladybugs, stink bugs, centipedes, millipedes, scorpions, etc. While we use regular pest control services, we cannot guarantee against or offer refunds for occasional bugs inside. We work to prevent infestations, and guests can help by keeping doors closed, disposing of trash, and storing food responsibly.
Pool heating is no charge to you as a bonus amenity. Our pool is heated from November to May and set at 80°F with a 20°F variance based on ambient temperature. The heat pump is inefficient below 60°F and cannot run under 55°F as frozen coils can cause damage, rendering it unavailable. Heat pumps transfer ambient air heat to the water and require warm air to function. As a result, pool heating is not guaranteed, and refunds cannot be offered if the temperature does not meet expectations. Nature ultimately determines consistency.
The home is not child-proof and has many areas unsafe for children (unlatched dressers, large heavy sliding door and unfenced pool), so please be aware if you choose to bring your little ones that you are doing so at your own risk and must keep an eye on them at all times.
Tenant assumes all risk when Tenant and/or Tenant's guest use the pool. Landlord and Landlord's agent are not liable for use of the pool by Tenant and Tenant's guests.
