Atlantic City is one of the most popular resort destinations on the East Coast, and with good reason! The Bay House is spacious, clean, cozy and perfect for your getaway! Our home is set among the beautiful Bays of Atlantic City, just a quick ride away from the casinos, beach, boardwalk and a short walk to Historic Gardner’s Basin.

SLEEPING ARRANGEMENTS:
BEDROOM 1- 1 King Sized bed, 1 futon, Smart TV, ensuite full bathroom
BEDROOM 2- 1 Queen Sized bed, Smart TV
BEDROOM 3- 1 Queen Sized bed, Smart TV

BATHROOMS:
-There is a half bath on the main level next to the kitchen, a full bath ensuite in the master bedroom and a full bath in the upstairs hallway. (2.5 baths total)

ADDITIONAL NOTES:
-This home is ideal for families or groups and includes WiFi, full kitchen with all working appliances, washer and dryer, smart TV with streaming apps for your viewing pleasure (no cable, just streaming apps), game room with a 6 ft pool and ping pong table and much more!

AMENITIES:
-The home is also equipped with Wifi, a standard drip coffee maker, an iron and ironing board, a hair dryer and much more!
-There is a basic charcoal grill for guests to use.
-Please note that we do not supply charcoal or lighter fluid. Guests must supply their own.
-The pool table is not official or pub size, it is a small pool table but will still provide loads of fun!

ACCESS & ENTRY:
-Guests have access to the entire home, front porch, back deck, and back yard.
-There is are stairs to enter, stairs to access the backyard and a flight of stairs to the 2nd level bedrooms and bathrooms.
-We ask that you please respect the home and the neighbors.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-There is driveway parking for 1 vehicle.
-Additional cars can park on the street where available.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for guest's vehicles.

MAIL:
-We will not have access to the mailbox, so we advise to either not ship items there or to add "leave at door" to your delivery instructions.
-If there is something of priority that you need shipped please reach out to us directly for alternative options.
-We are not responsible for any items shipped to the property.

-Property located in a city environment; potential for noise from cars or foot traffic.
-This is a working class inner city neighborhood, and the street has regular foot traffic.

-The home is protected by exterior ring camera security.

HONESTY and EXPECTATIONS:
At "The Bay House", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

HOUSE RULES
BOOKING and GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20
We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
AMENITIES and SUPPLIES

One bath towel per guest is provided. Request extras before check-in.
