The space
Stay and relax in this 2022 newly remodeled space, perfect for relaxing getaways. Set up for all your needs, it has plenty of space for work, fast internet for zoom meetings and brand new furnishings for relaxing nights in.

Home was especially designed with two separate exterior entrances, that do not adjoin from the inside. This allows for groups to enjoy each others company while also allowing for privacy and downtime.

Total space 3 bedrooms (5 beds, 2.5 bathrooms, 2 kitchens, 2 living and dining areas)

Upstairs Unit: Enjoy the large indoor living area with a pool table, screened in back porch with its fire pit and savor your favorite foods cooked up on our four burner gas grill or fully stocked kitchen. 2 bedrooms, 1.5 bath -The home has high speed internet to accommodate zoom meetings and guests working remotely.

Fully stocked kitchen including, blender, air fryer, instant pot. Dual coffee pot with full pot or Keurig cup capabilities.

Starter toilet paper/paper towels/detergent/coffee/creamer/spices/trash bags/shampoo/conditioner/hand & dish soap provided. Guests will need to purchase more if needed during stay.


Downstairs Unit:
1 bedroom King size bed, 1 bath with a shower
The living room has a comfy couch that easily pulls out into a queen sized bed (extra sheets and blankets in the closet) and Roku Smart TV ready for movie night. The second full sized kitchen is organized and ready for cooking. Coffee bar with Dual coffee pot with full pot or Keurig cup capabilities. Washer and dryer in Unit. Propane grill on outside deck.

When you are ready for excitement roll out the mountain bikes and ride down the road to Bella Vista's Little Sugar and Back 40 Trail System which is a mecca for mountain bikers from all over the United States. Enjoy golf? You have come to right place as Bella Vista offers 7 different golf courses. Additional amenities: 7 Lakes (boating, fishing, kayaking, canoeing, and other outdoor water activities), a Beach, Pools, Gyms, Tennis Courts, a Gun Range, Museums, Hiking trails (Tanyard Creek & Sugar Creek).

Guest access
Guests will have access to entire upstairs and downstairs home/deck/patio parking. Guests will also have access to secure bike/kayak storage. Entrance to downstairs unit is outside and can’t be accessed from upstairs.

Keyless entry, 4 parking spaces on a concrete pad.

Other things to note
Bella Vista is a member only resort community. If you would like to enjoy any of the 7 lakes, 7 golf courses, 3 fitness facilities, 2 outdoor pools, 1 indoor pool, tennis courts or rent a kayak, or boat please give me the first and last name of each guest at least 7 days prior to arrival and I will get you a guest pass at no cost. I can't guarantee guest pass if not requested 7 days prior to arrival. You do not need a guest pass if you are enjoying any of the hiking or biking trails in Bella Vista.

Many of the amenities (such as the pools, lakes) in Bella Vista have small fees in order for guests to use them. The parks and trails are always free! Please visit Bella Vista POA’s website for more details.


Other things to note

Small dogs welcome BUT must be pre-approved and confirmed when booked. A separate invoice will be sent after booking for a $50 pet fee per dog. Guests will be responsible for all damages. Dogs are not allowed on furniture. Dogs are not to be left alone unless crated. Dogs must be picked up after in the yard or you will be charged an additional cleaning fee. Unauthorized dog/animal will result in a $400 fine.

Smart TV available to connect to any of your subscriptions, Youtube TV available in the living room, but no traditional cable or satellite.
