This one bedroom upstairs apartment is located in Marcy NY minutes from Utica, 3 miles to SUNY POLY and Wolfspeed. Peaceful backyard overlooks the Erie Canal with deck and dock on the water with Lock 20 in eyesite. Only 4 miles from the New York State Thruway Exit 31. Just 35 minutes to the Adirondack Park/Mountains north on State Rt 12 and 20 miles west to the Turning Stone Casino Resort. There is a downstairs 4BR flat that sleeps 6 with central air and laundry that is listed seperately.
The space
Three room upstairs flat with new remodeled bathroom. Small unheated porch/sitting room off living room with twin bed, large extra double closet and plenty of windows and light. This could be used for a private work area but there is no desk. Shared front entrance vestibule with the downstairs unit.

Living room couch opens to sleeper and could possibly sleep two.

Hot water Baseboard heat is controlled by guests.
Guest access
The whole second floor is totally available to guests. Beautiful private backyard overlooking Erie Canal with deck and dock. This outside area could possibly be shared with the downstairs guests.
Other things to note
Please only a small pet 30lbs or less will be considered. Property is not fenced in and is open to the canal bank dropoff. (Not child friendly if unattended) Stairs to the deck and dock on the water. (Seasonal)
