About this property

RioRatonDuplex on the primo tubing section of Guadalupe


REDUCED RATES FOR WURSTFEST ARE FOR ONE-SIDE ONLY OF THE DUPLEX for 4 guests or less. If you have more I can send you an edited price that you would have to approve.

If you need BOTH SIDES of the duplex for a larger group, consider my other property up river from the Rio Duplex.

My other duplex is GuadalupeRiverDuplex and it is only 1 mile upriver from the RioRatonDuplex.





ALL summer weekends are THURSDAY at 5pm to SUNDAY at noon. You must rent BOTH sides of the duplex for 16 or less on all SUMMER weekends and all SUMER WEEKENDS must include Thursday to Sunday from May 1 to September 30. Of course you can book more days before Thursday and/or more days after Sunday as long as it includes Thurs-Sun.

If your dates aren't available at this duplex, be sure to check my other duplex on this vacay website. The GuadalupeRiverDuplex is listing #452715 and is available for large groups.

Memorial Weekend is THURS-MON for $3,400 + tax and cleaning. Fourth of July is any 4-night for $4,200 + tax and cleaning. Labor Day Weekend is FRI-Mon for $3,100 + tax and cleaning

WEEKNIGHTS are two-night minimum and always start on Sunday at 5pm if Sunday is available. I will not approve a 2-night stay starting on Monday if Sunday night is available. Please understand that I won't approve a 2-night stay for Monday and Tuesday nights, effectively making Sunday and Wednesday nights unrentable. If you include a 3-weeknight stay, then I would approve regardless if you checkin Sunday or Monday.

The FLOOR PLAN for the ENTIRE house is as follows:
2 bedrooms have 1 queen bed each, 2 lofts have 1 queen bed each and 2 bedrooms have 2 full-size beds each. There is a queen sleeper/sofa in each of the 2 great rooms and of course there are 2 complete kitchens and 2 nice bathrooms. You can rent only ONE-SIDE for half of the above listed rooms/beds/baths/greatrooms/etc. on summer weeknights and anytime during the off-season.

The Rio Raton Duplex is at 6780 River Road outside the city limits of New Braunfels. We are directly at Second Crossing.

This part of the GUADALUPE RIVER is the prime tubing section of the river. New Braunfels silly beer and can restriction laws DO NOT APPLY anywhere on this area of the Guadalupe.

I have TWO DUPLEXES about 1 mile apart on River Road. One is the RioRatonDuplex and other is the GuadalupeRiverDuplex listing #452715. They are both RIVERFRONT on the MAIN TUBING part of the Guadalupe River.

There are tube, raft, and other rental outfitters within walking distance of the duplex. Although most of our guests float and/or tube the Guadalupe, Schlitterbahn is also close by in New Braunfels and Six Flags/Fiesta Texas is a short drive to San Antonio as well as Natural Bridge Caverns, Wild Animal Park and the “Dirty Jobs” famous New Braunfels Snake Farm.

The Tanger Outlet Mall is 25 minutes away in San Marcos, There is Gruene Hall just down the road in Gruene, Texas as well as the monthly Gruene Market Days and Wimberly, Texas.

The Rio Raton Duplex is right at the “second crossing” on River Road about halfway to Canyon Lake. The lake has numerous parks and boat ramps for boats and jet skis.

We love staying with this host as this was our second time and we were really excited. The property is beautiful and we would have rated this 5 stars however the duplex’s seemed like they were not cleaned before we arrived. One of the toilets had black mold in it and group members had to scrub the toilet upon arrival. Sheets throughout both complexes had stains and hairs all over them as well. We’re a relaxed bunch so it was fine for the stay but we were pretty bummed with the cleanliness of this place as we did not have this issue our first stay. Overall, we had a great weekend though and loved the beautiful home/property. Hosts were awesome upgrading us to their other property with more land for our dogs to hang out and we really appreciated that.

Wonderful!!!

We have been twice going on number three. It is a wonderful place and a perfect location on the guadalupe. Owner responds to all emails. Place is well kept. Pictures are accurate and would highly recommend.

River Trip

We had a wonderful time. The Rio Rattan duplex was great. The views were beautiful and the access to the river was perfect. We were able to just float right in front of the unit. There was plenty of space inside and out . Lots of shade and the big trees around the property were stunning. Plenty of parking and the unit was well stocked with everything we needed.

Great Little Getaway!

Perfect little spot. We literally didn’t leave the house the entire stay! Housed 14 adults very comfortably. The house was stocked with plenty of basic necessities. There was a ton of parking for multiple cars, as we parked them in tight. The owner was very communicative and gave us a great list of ‘heads up’s’ so that our family was prepared for our long weekend stay. The only complain was that the pull out couch wasn’t necessarily the most comfortable, but are they ever?! Had a great time and will definitely be renting from here next year

Spacious, great location, everything we needed!

I'll start by saying if we needed to rent a place again, we would definitely consider this one! Any cons did not outweigh the pros by any means. We rented both sides for a stay with extended family! Great owner communication!So much deck space! River access was amazing, some shallow & some deep spots. You can float down to some small rapids & a rope swing. Outdoor shower was awesome!These homes have 2 big dining tables & having 2 kitchens with that many people was a plus. They were stocked with more than we expected & everything we needed.The bathrooms were well stocked also. We did not run out of bath towels & having a full bar of soap & shampoo was great.There are lots of beds & bedrooms! 7 out of the 8 beds were perfect, not too hard/too soft, all pillows & blankets we needed. The 8th bed was ok for 1 person to sleep in but awful for 2. We immediately sunk to the middle but piled 2-3 pillows in the middle & were able to sleep half decent. The lofts were comfortable but you are subject to any light from the outside. Being right across from a campground, lights were on all night & the loft balcony is a railing, not a half wall. We hung a blanket on the rail & blocked some of the lights. The bed here was comfortable enough that we got sleep despite the light. We were able to keep the late sleepers in one unit & the early risers in another. The negatives we found: no laundry, missing grate on 1 BBQ pit, lots of dust on the walls, mold on a few vents, & the 8th bed.

This was our second stay and it was fantastic just like the last one was!

The owner is so nice and easy to communicate with and is always available. The spot on the river is one of the best! Both times we have stayed here we had a large group and never feel like we are on top of each other.

Amazing River Weekend

We had such an amazing weekend at the river! Michael’s house we perfect for our group - we had 14 people in total. There was plenty of space for people to feel comfortable and hang out. River access was easy and we just enjoyed floating in front of the house.

Bed Bug Issue

The entire duplex has a bed bug issue. We only had a major problem with one bedroom but found them in other rooms dead. The middle of the first night is when we found the issue and bugs covering one set of the wooden bunk beds. We called the next morning and the owner sent his maintaince guy to spray bed bug killer and put clean sheets on. “This wasn’t the first time they have done this”. Obvisouly we didn’t stay in that room again and the only reason we didn’t leave the entire place is because we didn’t have anywhere else to go for a group of 16 on short notice. This place needs to be shut down and treated professionally before being rented again. Pest spray bought at the local hardware store isn’t gonna get the job done. Outside area and river access was great and the only thing that salvaged the trip some what.

Memorial Weekend

We had a great stay here. The location was perfect, house was very clean and we had an awesome host. Too care of all of my questions and needs. We was also able to check in early and got a free fireworks show from the camp across the street! We’d definitely rent these duplex’s again!!

We have enjoyed floating the Guadalupe and San Marcos Rivers since high school and then college in San Marcos. Now we are passing on that tradition to our kids.

After too many Guadalupe River trips in substandard accommodations we decided to build our own first-class, RIVERFRONT property.
