The second bedroom offers a peaceful retreat with a king-size bed, plush pillows and a soft duvet. Large windows flood the room with natural light, while blackout blinds ensure a restful night's sleep.

Down the hall, the third bedroom features two queen-size beds, ideal for families or groups traveling together. Soft, neutral tones create a serene atmosphere, while tasteful artwork adds a touch of sophistication. A spacious closet provides ample storage space for belongings, ensuring a clutter-free environment. Here you'll find additional amenities for your convenience if traveling with small children, such as a pack and play, high chair, and stroller!

Last but certainly not least, you'll find the oversized fourth bedroom down the hallway. This charming space is designed with younger guests in mind, featuring three full-size beds adorned with plush bedding. Featuring a dedicated play area, toys, games, and TV, this playful space promises endless entertainment for kids of all ages.

All bedrooms include ample storage space for your belongings, so make yourself at home by utilizing the dressers, closet space, luggage racks, and hangers provided. The additional office space on the ground floor offers versatility and comfort, providing a convenient workspace for remote work or creative pursuits.

** All reservations include a $25 fee for a rental packet provided by the POA. Rental packet(s) will include up to 4 vehicle passes and a maximum of 8 guest wristbands for access to community amenities. A wristband is required for adults and children ages 5 and above.

** Effective June, 2025, additional day passes for amenities can be purchased for $10 per person/per day - CASH ONLY. Day passes can only be purchased by the primary renter, who will be asked to provide a photo ID and their original rental packet. No refunds will be provided if amenities are closed due to unforeseeable circumstances.

** Amenities are open daily from 11am-6pm from Father’s Day through Labor Day and weekends ONLY from Memorial Day weekend to Father’s Day weekend. Access to community amenities is subject to availability, and their operation is solely at the discretion of the Towamensing Trails community.

COMMUNITY REGISTRATION [REQUIRED]: The Towamensing Trails Property Owners' Association (POA) requires all groups to complete a registration form prior to issuing a rental packet. This form requests the following information: full name, mailing address, phone number, and vehicle license plate numbers. A link to the registration form will be sent to the primary renter within 2 weeks of check-in, and it must be completed 5 days prior to check-in to guarantee amenity access. The HOA will not issue vehicle passes, trash compactor access, or guest wristbands without receipt of this form.

COMMUNITY RULES:
~ Quiet Hours: 10pm - 8am
~ No feeding of wildlife
~ No fireworks or outdoor fires | $500 fine
~ 15 MPH speed limit throughout the community
~ Guests must comply with all posted community rules

** The primary renter will be responsible for any violations by their guests and any fines/tickets incurred during their stay. Reimbursement will be requested immediately through VRBO upon receipt of any fines. Failure to pay within 48 hours will result in an additional $50 fee.

PROHIBITED BEHAVIORS:
~ No parties of any kind
~ No smoking inside the home | $250 fine
~ No candles, with the exception of birthday candles

SECURITY: There are two security cameras & a Ring doorbell on the front of the home, recording audio & visual to ensure the safety of our home & guests.

TRASH DISPOSAL: Guests are responsible for removing their trash & bringing it to community compactors. If trash is left behind, a $50 fee will apply (up to 8 bags); additional fee of $5 per bag applies for > 8 bags.

ACTS OF NATURE: We do not provide refunds for temporary outages (less than 24 hours) due to weather or uncontrollable events (e.g., snow, power outage, wind, rain, internet disruption). Outages lasting more than 24 hours will be handled on a case by case basis. Refunds for travel delays or cancellations caused by such events are not provided.

🅠 Do you offer early check-in or check-out?
🅐 Early check-in/late check-out is determined within 48 hours of the usual time; if available, early check-in is at 2pm and late check-out is at 12pm for no additional cost.

🅠 Are earlier arrivals or later departures available (> 2 hours)?
🅐 If an earlier arrival or later departure is requested and approved, an additional fee of $75 for every two hours will apply. Booking the day before or after your desired stay is the only way to guarantee an early check-in or check-out of any length.

🅠 Do you have air conditioning?
🅐 During the warmer months (May - September), each bedroom, the office, and the primary living room are equipped with window A/C units.

🅠 Do you supply firewood for the indoor fireplace?
🅐 No, firewood is not provided. Please plan to bring your own.

🅠 Do you provide propane?
🅐 Yes, propane is provided and hooked up to the BBQ.

🅠 Do all ages require a wristband for amenity access?
🅐 No, children under age 5 do not require a wristband.

🅠 Can additional wristbands be purchased for amenities?
🅐 Yes. Effective June, 2025, up to four additional wristbands can be purchased by the primary renter for $10 per person, per day.
