*IDENTITY VERIFICATION and PROPERTY INSURANCE REQUIREMENT: To help you relax and enjoy your stay, we have partnered with SafelyStay, Inc. to provide all reservations with damage protection of up to $1,500. This protection plan is $45 for all stays under 29 nights, and is included in the cost of your booking. Stays 30-59 nights will be required to pay an additional insurance premium of $305 directly on our website. Stays longer than 59 nights will be separately charged for damage protection extension at the rate of $130/30 days. Please note, guest screening is also required for any bookings made through VRBO or direct. *RENTAL AGREEMENT - We require all guests to digitally sign a rental agreement outlining all house rules once booking is confirmed.

*MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property.

*PARTIES - All gatherings must be limited to 8, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.

*PETS - We do not allow pets at this property. There is a $500 fine for any unauthorized pets.


*SMOKING: Is not permitted inside the home, a $250 additional cleaning fee will be assessed if smoking occurs inside the home.

*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.
