The village of Akumal is the oldest SCUBA diving center on the Yucatan. It is also a prime location for deep-sea fishing. It is the antithesis to Cancun NO hustling-bustling, vendor-laden, tourist strip with all the ‘attractions’ of the Hotel Zone.

South Akumal (one and a half miles south of Akumal) has 25 homes (no hotels, condos, or time-shares) in a gated community rimming a very private, secluded, sandy-beach bay. There is a reef about 100 yards offshore, giving it a protected lagoon of water from four to ten feet deep and 100 yards wide for its own private aquarium (one almost always has the entire bay to themselves, when swimming). It is a laid-back, easy-going community of retirees and vacationers. It is for the family who wishes to escape, be reasonably secluded, and achieve near-total relaxation with relative privacy.

Our home is ocean-oriented. The upstairs master suite and main living areas have the ocean as the primary focal point from each of its rooms (every room other than the garden casita has a full view of the ocean and the reef). Sleep in air-conditioned comfort, or open the windows, hear the surf, and feel the gentle breeze assisted by the ceiling fans. For the hardy - try the hammocks.

This villa is Available for Year Round Rentals. Maid-service, change of linens, and all cleaning is included. Have Maggie fix your dinners for you (three are included - you cover the groceries), or dine at some of the finest, nearby restaurants on the Riviera Maya. Shopping for necessities, groceries, and the like are within one and a half miles from the house.

What can we say about a trip that wasn't planned--that was thrown together in the span of a week? That turned into an extended family event? the only words that fit...extraordinary, beautiful, memorable, fun, fabulous...and way too short! We loved our stay in Mexico and the time that it gave us with our family. Luis took care of us and helped make our stay carefree. We've loved the beach, the sea, the ATV's, the cenotes, Xel-Ha, snorkeling and more! Thanks for the use of the villa!

Fantastic location; great view; house has some issues

My family of 10 (grandparents, children and grandchildren) stayed at the Casa from February 10-17th. We picked the house because of the location, number of bedrooms and bathrooms and price. The main house , with the exception of the fridge and lounging areas, met expectations and were quite comfortable. The lounging furniture, both indoors and out was hard and quite uncomfortable. Updating of both indoor and outdoor furniture would go a long way to increasing the rating to a 4. The fridge, leaked water constantly and did not keep food cold - we had to throw food out. Unfortunately, we were not able to sleep very well in the casita as the water pump for the property is located adjacent to this room and goes all day and night. It is very loud and annoying. The shower in the casita was rusty and not appealing at all. We used the main house. All in all, the house really accommodates 8 not 10. Location though - can't be beat!

Steps to snorkeling and roomy

This house is is ideal for snorkeling and getting away from the big crowds. It was roomy enough for our group of 8 plus a toddler and each bedroom had a bathroom. The owner provided a wealth of information about the area that was helpful. We enjoyed using the hammocks, kayak, snorkeling gear, and roof top patio. They even had a child size life vest which we used on our toddler. It was generally quiet except a couple evenings when some neighbors were partying, which didn't really bother us. Overall, it's a great place for families. The wifi connection was mediocre, and had to be restarted back couple times, but we had the same issue at another rental. The house does need some upgrades. The kitchen was stocked with cooking items but the silverware was old and some even rusty. The refrigerator leaks and they patched it up after we complained. A shower faucet was also repaired. The furniture is also a bit uncomfortable. In addition, there is a water pump in the guest house that is noisy enough to wake you. That could not be fixed. The maid can make meals but cannot cook dinners at the house. She is happy to cook lunch or bring cooked dinners to you though. Also be aware that the owner asks you to tip the maid and grounds keeper in addition to the rental amount. The maid and grounds keeper expect and rely on tips. Apparently their salaries are not commensurate (like a couple hundred dollars month) . Considering the amount of the rental I'm surprised they don't get paid more but I'm guessing this is typical of the labor market in Mexico. The maid was very helpful (we spoke Spanish) so we left her more tips than the grounds keeper, but reportedly the grounds keeper got to the tips we left in the table first and swiped some of the maids for himself. In retrospect we should have given the tips directly to them before taking off.

Wonderful spring break at Casa Acacia

The house is as advertised - right on the beach where we were able to easily swim and snorkel from. Walking distance from the beach to Akumal Playa. The house was kept in good condition and cleaned by Doris and Abraham who were very nice and helped us with all of our needs. Kerstin the manager was also very helpful with suggestions on where to visit and eat. We had a great spring break - we were three families with three teenagers and had plenty of room for everyone. Really great vacation rental.

Location, location, location

We just finished a week stay at this villa. The beach and backyard area are beautiful and the snorkeling in the bay was amazing, so many different reefs to explore. Its perfect for beginners and kids because you can stand anywhere in the bay. We really enjoyed being able to relax in the hammocks and the chairs and our three children enjoyed swimming in the pool. Doris cooked for us twice and the food was delicious. We walked to town a few times which takes about 40 minutes one way with young children. The smoothies, pastries, and ice cream were very good at the Turtle Bay Bakery. We also walked south about 20 minutes and went to the Beached bikini bar and grill. Food and drinks were great, especially the cheese fries. We were pleased with the service provided by Akumal transport which got us to and from the airport. They were also able to take us to the ruins in tulum and our driver was able to guide us through which helped us get more out of the experience. I also recommend having groceries delivered by riviera maya groceries. Overall we probably walked at least 2 miles of the akumal beaches and didn't see any properties as nice as this one. The inside of the villa needs some updating and more comfortable furniture but it's plenty functional. I wouldn't hesitate booking this property again.

Great location. Near all. House is on a rocky beach that is good for snorkeling.

Nice house manager and staff who cleans everyday except Sunday. House is in decent shape. Some furniture and downstairs kitchen could use some updates but overall everything was functional. Wifi could be better but that maybe a general theme in Mexico. We had so much fun. Thank you.

Convenient waterfront home.

Very convenient home - directly on the water.

Even though there are villas to the right and left, the landscaping made it feel more private.

With almost constant breeze from the ocean did not need AC.

Location was great. Only about 90 minutes south of Cancun airport, a short drive to Akumal (beach) and restaurants and only about 30 min drive to Tulum to see the ruins. Easy drive to a number of beautiful cenotes for nice snorkeling.

Very easy to snorkel right in front of the property!! This is a special treat for the ease of snorkeling. While a bit rocky to go into the water - it is much much nicer than other areas of the beach.

Having daily cleaning was a big benefit. We also arranged home cook meals twice. Which were great!

Very easy to work with the owner and the property manager.

Great for a family with multiple ages. There are 2 downstairs bedrooms each with its own bathroom and a master bedroom on the second floor with its own bathroom. Also a small 1/2 bath.

The house itself is not too fancy but fits all the needs. The only potential areas to improve- while the furniture in the sitting areas looks pretty new, the style is quite rigid and not comfortable to sit on.

We had one small problem when we were there and the property manager was very very responsive and quick to fix.

We also felt very safe with a guard at all times at the entrance to the private road.

Overall a great experience!
