Entry:
The home is equipped with a keypad on the front door. The code generated for you will be unique for your stay and no one else will be given this code. Please do not share your code with others and if you would like to register more than one code, please let us know! We’d love to get your help and ask if you’d please remove your shoes when entering the home and not allow water to soak on the floor.

You'll have access to the entire home! The only thing we wish to mention is that we do have 1 locked closet that is for our owner supplies. This makes it easier for us to restock in between guests!

To help us protect the home and create a smooth, secure arrival experience, we partner with Happy Guest, a simple, app-free platform that works right in your web browser (no downloads or accounts required).

After booking, you’ll receive a link to complete a quick verification process, which includes:

Signing our rental agreement
ID verification

A temporary $2,500 security hold
(This is a pending authorization only — not a traditional deposit — and it releases automatically after checkout.)

If you prefer not to place a security hold, you can choose a non-refundable damage waiver instead:

$50 for up to 10 nights

⏱ Timing & Same-Day Bookings (Important)

We kindly ask that the verification process be completed promptly after booking so everything is finalized well before arrival.

For same-day or last-minute reservations, access to the home is provided at check-in. Verification is still required as part of the stay and must be completed promptly after arrival to remain in compliance with our house rules.

Failure to complete the verification process within a reasonable timeframe after booking or arrival may result in cancellation of the reservation in accordance with platform policy.

⏺PARKING:
We are pleased to offer a private driveway located behind the home exclusively for your use. This driveway leads to the private back entrance of the duplex. There should be ample parking space available for you and your group in the driveway during your stay.

⏺DUPLEX:
The duplex unit next door is leased by full time tenants. Each duplex unit has it's own private entrance and our driveway near the back entrance is specifically for your parking needs. If needed, after a booking is confirmed we are happy to share contact information and answer any questions you may have about the living situation. We do ask that you respect their home as they will respect yours.

⏺ SHARED LAUNDRY: Please note that you will have access to a washer and dryer in the basement of this duplex. The laundry access and accommodation is SHARED between you and the tenants next door. Please be mindful and respectful of doing laundry in a shared space. We ask that everyone respect each others items and promptly remove items from the washer or dryer when cycles are completed. In the event that any disputes arise, we reserve the right to limit access to the laundry facilities to certain days and times as we see fit. If you have any concerns about this situation, please reach out to us prior to booking to ensure the best experience possible!

⏺EXTENDED STAY:
We truly appreciate extended stays of 30 days or longer. If you choose to stay with us for an extended period, it would be our pleasure to accommodate you and offer special discounts tailored for those bookings.

Upon your arrival, we make sure the home is fully stocked with all the essential items to get you started. When you first arrive, if there is something missing or needs to be refilled, kindly inform us, and we will promptly address it.

It's important to note that once these initial supplies have been depleted, we will not automatically refill consumable items such as toilet paper, hand/dish soap, laundry detergent, snow melt, and similar items. We kindly request that you plan accordingly and make necessary arrangements for the duration of your stay.

We also want to inform you about a few additional details regarding extended stays:

1. Additional Documentation: Stays of 30 days or more may require additional documentation, verification, or city-specific paperwork depending on where the property is located. This can include things like a signed rental disclosure, vehicle information for any cars being used during the stay, or additional identity verification. We will walk you through any required steps after booking and make the process as simple as possible.

2. Minimum Monthly Clean: To ensure the cleanliness and comfort of the property, we require a minimum monthly cleaning service to be performed. The cost of the cleaning service will be at the guest's expense. Please note in the event you have a pet, the minimum monthly clean may be changed at our discretion to a more frequent schedule such as bi-weekly. Please feel free to ask about the pricing and services offered for this home!

3. Utility Expenses: While your extended stay covers the cost of electricity, gas, water, and internet, please be aware that there is a combined cap of $300.00 per month for these expenses. On average, utilities total around $250.00 per month. If the total utility costs exceed the monthly cap, the additional amount will be the guest's responsibility.
