Turn off the lights and lock the doors
• Return Gate fob on the table in the entrance • DO NOT start any Laundry. We use a laundry service company off property • Make sure to place the main key back in the box after you lock the main door
Failure to complete these may result in a negative review from the host.
No parties, events, or unauthorized visitors. Only registered guests are permitted on the property.
No smoking inside the villa. Smoking indoors will result in a $1,000 fine. Outdoor smoking only.
Primary guest must be 25+ and remain onsite. Guests are responsible for damages beyond normal wear and tear.

This villa was absolutely great and a fantastic. We loved all the space it has to offer and the rooms were very clean and the host and concierge were superb. Property is very close to beach access within walking distance and we had our own dock were you can go kayaking or get on a long board and just cruise around on the water. I would definitely recommend 10/10 to anyone and their family. Great space and lots of things to do at the villa and around. A villa

When we discovered this area, we were drawn to the incredible natural beauty and the relaxed pace of life. The combination of quiet canals, nearby world-class beaches, and endless opportunities for water activities makes it one of our favorite places to unwind and recharge.

We designed the villa to be a space where friends and families can enjoy the outdoors, spend time together, and make the most of everything island living has to offer—from mornings on the water to sunset dinners by the pool.

We chose the Leeward neighborhood because it offers the perfect balance of privacy, natural beauty, and convenience. Located along the peaceful Leeward Canal, the area is known for its quiet residential atmosphere, beautiful waterfront homes, and easy access to some of the best experiences Turks and Caicos has to offer.

One of the things we love most about this neighborhood is the direct access to the water. The calm canals make it ideal for paddleboarding, kayaking, boating, and wakesurfing right from the dock, while the nearby open ocean provides endless opportunities for exploring the island by boat.

The neighborhood is also just minutes from two of the island’s most beautiful beaches. Grace Bay Beach, consistently ranked among the best beaches in the world, is a short drive away with its powder-white sand and crystal-clear turquoise water. Long Bay Beach is also nearby and is famous for its shallow waters and steady breeze, making it a favorite for kiteboarding and peaceful beach walks.
