Tahoe Heavenly Villa has amazing lake views!. Our Villa is located in the middle of Kingsbury, right on the California state line where you get the best of both worlds. On one hand, the neighborhood is peaceful, quiet, and tranquil. While on the other, you are extremely close to the main town center where you can find the casinos and ski slopes. Close enough to gamble but half the price of the casino hotels. In addition, our jacuzzi tub is located on the huge deck facing west for great sunsets overlooking the mountains and lake. The perfect getaway for summer or winter, only a five-minute drive to the lake. With 5 bedrooms and 3 separate living areas. One master bedroom on the main level with a steam bath/shower and a second master located on the upper level. Disclaimer: Rooms and Guests are allowed as per reservation request. A contract must be signed, unpaid rooms will be locked. Please be aware of Tahoe's 24-hour local noise ordinance. The new Douglas County regulations are very strict. Past a certain time, they do not allow loud music or games on the outer deck. Please take loud socializing to the beach, slopes, or casinos as they hand out $1000 fines per incident. If you are planning to party, our home or Tahoe is not the place for your group. Mandatory Contract Douglas County Rules c. Providing the renters a written copy of occupancy limits for overnight. and daytime hours, quiet hours, any parking restrictions including for snow removal and storage, trash pickup day and bear box instructions, and all other rules and regulations and, should any violation of this chapter occur, that fines may be imposed. d. Cristina was a gracious and communicative host. We enjoyed our time here very much! Good location, good view, comfortable and clean. Kitchen stocked with lots of basic essentials, like coffee, spices, cooking oils and a pretty complete set of dishes and cookware.
We were impress overall with this stay. It has beautiful views. The backyard was perfect for sledding. The kids had some much fun. The house was spacious and was enough to accommodate a big group. Highly recommended.
We enjoyed our stay very much! The house was very spacious and clean. Olga was very nice and accommodating. Our group of friends had a great time and really liked the house. The view from the house was very pretty. This was a great home to have our vacation and we think anyone would enjoy it as well!
Everything looked okay on the surface, but each day presented new disappointments. Entire property needs a scrub down. Walls were dirty. Dishes in cupboards were dirty. We were provided the incomplete codes to enter the property and had to call for additional codes. Hot tub water turned yellowish after first use when jets were turned on and the filter change indicator turned on. Called about the hot tub, was told that the property contact person would contact the maintenance person but not to expect it to be fixed because “tomorrow is Christmas.” Yes, we rented for Christmas expecting everything to work. Never were contacted back. Didn’t get to use the hot tub at all. At this point we realized there was little hope of having any needs addressed so we just gutted it out and finished our stay without bothering to call for help. No one wants to spend their vacation dealing with repairs and broken things. Guests staying downstairs saw mice. Upstairs bathroom in the hallway had a broken shower head, sprayed water everywhere including straight up. Couldn’t use it. On the last day it started raining and the roof started leaking in the living room, master bedroom on the main floor, and probably elsewhere. Literally water coming in through the roof. We called the maintenance person and property management contact and, surprise, neither answered and neither called back. We got out as fast as possible. For the amount of money charged, this is inexcusable.

I want to apologize profusely if your stay on our property was unsatisfactory. I tried to reach out from the onset and left several messages until I had to contact Vrbo 1 day before your arrival to release the codes. Frankly, I created your code using your cell number a week before.
I also talked to your son at check-in and wanted to make sure all was well, and he stated it was. When I heard the jacuzzi was not to your satisfaction. Eric confirmed the filter was new by Lake Tahoe pool service, and the water was fresh. I can produce invoices at your request. When these two factors, water, and filter, were not the issue, they required maintenance. Eric, our local maintenance manager, is not a jacuzzi expert. We have to rely on a repair company's availability. Due to the Holiday, most of them did not answer, so I was unsuccessful.
I did not receive any other calls but did find your message on December 27 regarding the leaks after the fact. Unfortunately, as you can see from the photos, the enormous storm and rain also affected us in the bay area. My house suffered tree damage; the debris tripped me, had to get a cat scan and stitches. I am sorry I was not alert to my phone when you called for this reason. I apologize again. Eric tells me no one ever called him requesting the repair of the shower or any other complaint. I am sorry he would fix the showerhead for you.
Regarding the leaks, as you know, it has been a record-breaking season thus far, with the number of winter storms, snow, and rain for now two. Months in Tahoe have affected thousands of homes.
After your voicemail, I was concerned about water damage, so I sent our local snow removal roofer Nick Gonzales to examine any issues. He removed the snow from the roof and inspected for any perforations or significant problems; he found none. Still, he stated everyone he knew in the Tahoe area had similar issues. It is just too much water for any property to sustain.
Regarding your mice complaint, I am sorry again for your family's discomfort. As you state, it would be best if you did not bother with any issues. House was vacant from September till November. The last guests in November did not report any. If I knew, we would take care of it. I stayed with my teens from the week before December 15 till the 19. We are the ones that prepared the Christmas tree for your family. During our stay, we did not see any mice. Tahoe creatures like squirrels and mice try and move into warmer areas in the winter. Perhaps the November renters had the garage door open or basement door open, and they found a way in. I have requested a service to take care of the matter asap.
Words can not describe how sorry you have experienced these issues, and we will like to offer you fair compensation for your troubles. I will be contacting you soon to arrange a refund method you approve.

Worst experience Ever!
We planned for a family gathering from couple months ago.
We were all adult age of 40+
We checked in at 5 and some of us got there by 8pm on Wed Dec 28th.
At 9pm I got a text from the owner: (Ali the noise alarm monitor has warned us of loud noise please desist and stop or you will have to leave the property. the police will be called next)
We were shocked!
We just had normal conversation, not even music.
at 10pm same night, we noticed that the cabin is so cold and none of the heaters were working. We asked the owner and she didn't have anyone to send till the next day at noon.
temperature of the cabin was at 58 all night and we were freezing!
We got a call and text again at 10am about the noise monitor, at this moment we were so disturbed our privacy and felt like we can't even enjoy our family gathering even at 10am while we're having a breakfast.
We decided to not stay in the cabin, some of us went to ski and some to town and casino.
same thing happened over and over every few hours of our stay time.
Heaters stop working in the middle of the night again on the second night! It was frozen!
We contacted the maintenance guy and he told me how to fix it from the furnace room.
I was shocked how they could put all the heaters unit on the very small power strip hanging from the ceiling with an unlocked door! When I discussed this with the maintenance guy over the text, he replied (I'm also pretty unimpressed with the install on those. I believe it was the company whose sticker in on them).
Friday morning (Dec 30th) was a very rainy day and two family woke up with the leakage on their beds and floor from the ceiling , another 2 leakage in the leaving room!
What the owner all worried about was the noise alarm and she asked us to leave the property and cancel our reservation!
I have all the images, videos from the temperature on the thermostat, and leakages.
We're pretty sure that this property had a lot of issue with the previous renters and the neighbors.
We did not enjoy our stay and this owner ruined our holidays family gathering!

Regrettably, the lack of transparency on your rental request was the main reason your vacation was stressful while simultaneously jeopardizing our rental permit. I had extensively warned you regarding short Term Rentals in the Tahoe township being in red alert due to renters disregarding neighbors' quiet enjoyment. How would you feel if you had a neighbor throwing a party every weekend? Because of renters that disrespected neighbors, Douglas county enacted strict ordinances. As a result, many changes occurred, and they reduced our capacity. the site reflects that.
On November 3, 2022, you booked our property for ten guests. As depicted on the site, we allow a maximum of 10 guests due to the new Douglas County regulations which allow only a maximum of 10 guests. At the time of the booking, you accepted our contract detailing the repercussions of breach under false pretenses. You signed an electronic agreement providing the ten names of the guests.
You initialed the clauses confirming you understood the penalties imposed by Douglas County for noise disturbance and breach of other local ordinances.
On December 26, before releasing the entry codes, we spoke and reviewed the rental rules and ordinance regulations and heavy fines if not respected. You agreed, and we provided the entry codes.
On December 27, you arrived and completely ignored house rules and local regulations. You brought at least six unauthorized guests, ready to have a good time, overlooking our agreement.
Around 8 pm, neighbors complained to Douglas County about disturbance and occupancy. You brought an excess of at least six unauthorized guests. Independently the noise was so loud the monitor alarm was triggered. We called you; the noise was lowered but still went on at higher decibels for the time of the night, as the noise monitors confirmed it lasted till 11 pm. Our outside cameras captured six cars dropping many more than the allowed amount. Our maximum allowed is four cars.
On December 28, morning, J.J, code enforcement officer for Douglas County, wrote me regarding an occupancy and noise complaint.
On December 28th afternoon, we received another noise complaint call. We contacted you and asked you the number of guests in the house. You responded you had 16 guests when you had signed for ten guests only—a Definite breach of our contract and local permit.
On December 28, I asked you to leave the premises because of the noise disturbance and breach of our permit. No response.
On December 29, I contacted VRBO, which canceled the reservation and got you to correct the problem by leaving the premises. You stayed till the evening of December 30, the amount of time you had contracted.
Although you had requested a reservation under pretenses, breached the house and local rules, and created noise and occupancy ordinance issues, you asked for a refund for the hours you left early, and I refused.
I want to address your complaint, triggered by the circumstances I mentioned; the noise monitors are mandatory to get a rental permit. I and our contract advised you of the existence. Monitor alarms triggered only by loud noise. The neighbors did not receive the notice; only me and my staff did; however, the noise was so loud they called code enforcement, not me. On December 28, When I got the alarm, I knew the noise was deafening and neighbors would complain, so I warned you they would most likely call the police next, as they always do.
I want to address the remaining issues in your complaint, the heaters. The upstairs heater is new; the downstairs heaters were serviced on December 27 by Tilley Plumbing and heating. The heaters were working fine when you arrived, a day after the yearly service, or you would tell me when we spoke that evening. On December 28, you told me there was an issue. I called Tilley plumbing, and he arrived immediately within 30 minutes of your call. He told me it was a glitch and reset It. I have his invoice for the service call. I shared his number with you in the event of any other problems with the heaters. On December 29, you did not contact me regarding the heater, perhaps because we were already involved with VRBO, asking to cancel the reservation. You reached Tilley per your review, and he instructed you to reset the apparatus. He states you told him you had reset it successfully and were pleased. I did not hear of any other complaints until you posted the review.
Regarding the leaks, we never had any complaints or issues. Because it has been a record-breaking snow season, thus far, over 15 feet of snow have fallen on our roof and deck, I have paid personnel to remove the snow from both the top and front deck for the use of the jacuzzi, but it is impossible to keep up with the continuous storms. After your departure, I hired Gonzales maintenance to remove the snow on the roof and inspect it for perforations or significant issues. He found none but told me it was happening all over Tahoe as the amount of snow and water was excessive, and water always finds a way. I apologize if this was disconcerting as you were packing to depart because of the regulation breach.
Frankly, the main root of the problems with your rental experience is the excessive regulations in Douglas County. Please understand as an owner, I must enforce these regulations. As I mentioned, the penalties are severe, and canceling our license after just two complaints is nerve-racking. For this reason, we ask our guests to sign two contracts, a welcome packet, and review conditions before releasing the entry codes. Ignoring these contracts, instructions, and requests is why we all had an unpleasant experience. I highly recommend in your future rentals to be aware that a breach of contract, house rules, and local ordinances have serious repercussions that can harm owners and affect local policy. Douglas County has been trying to cancel short-term rentals for three years now. Consider how this decision would affect thousands of families visiting Tahoe, as they will have to pay high prices for hotels. Statistics fuel policy, complaints, and police calls are the data they use to back up the changes. Please be aware and emphatic when you book your next short-term vacation rental.

Good space for larger groups but in dire need of updates
We booked this place as a small family reunion/celebration of a 60th birthday. The large living and dining area was great but very outdated and none of the decor matches whatsoever. There was poor effort in the landscaping outside so no curb appeal as you pull up. The deck was spacious but is half rotted and dangerous without shoes. There is also no AC which I know is typical in Tahoe but when you are spending this kind of money, some fans would at least be nice to help cope with the occasional summer heat. Overall it’s a good house, but for the money my family spent we were very underwhelmed. The pictures online make it look more extravagant than in person. The owner needs to hault rentals for a bit and tear down the deck, fix the stairs out front, and maybe pull some weeds outside. Also, the threats of noise complaint fines or being kicked out of the rental for noise complaints was frustrating. We weren’t “partying” but larger groups tend to laugh and get a little loud when all talking so having that black cloud of potential noise complaint fine was a bummer. There are probably better large homes in Tahoe but if you need something in a pinch this house is just ok. I wanted to really love it, but just couldn’t. The owner offered an extra night stay or late check out to make up for the disappointment, but that doesn’t help when you have flights out already booked that you need to catch.

Weekend trip
The house had plenty of space for our group, but is definitely outdated. There were some foundation issues in the basement and some of the amenities were not functional (pool table, etc). The house does not insulate well and was quite warm, even at night with the windows open.
Communication with the host was borderline aggressive. She made us aware of the noise ordinance which we respected entirely. She called us multiple times, threatening to kick us out because of complaints.
She also had the cleaning lady enter the home when we were not prepared in order to drop off a notice about the stay.
We aren’t sure if this is how other properties are, but I wouldn’t recommend this place. There are plenty of large rentals in Tahoe that’ll suffice.
Everything with the house, communication, and experience was perfect. Olga communicated with me in advance and made sure we had everything we needed. The house itself is large and great for groups - you really can’t beat the views either! Definitely recommend
This house was perfect for our group of 14! (And could easily comfortably sleep more).
The house is exactly as advertised. Convenient location to everything around, amazing view to wake up to, the game room downstairs was perfect for entertainment, we cooked meals nightly for our group that was stocked with necessities, and the property management followed through with great communication (even with me being the one who was difficult).
I highly recommend staying here and would stay here again in a heart beat if available for our next Tahoe trip.

We stayed here for my boyfriends 30th with a bunch of our friends and family to ski at Heavenly! The house was literally 5 minute drive from the village and casinos. The views were also awesome from the hot tub. The house was laid out perfectly for a big group! The owner was great to deal with and communicated very well with us. Everything went so smoothly! Definitely would stay here again with a big group in Tahoe!

The property was great for our family because we could all be together on one floor and when the little ones had to go to bed we could separate them to there rooms and the adults could still enjoy each other without worrying about waking them. had a great family vacation.
Stayed with friends in town for a ski trip. The house was in a great location and the back porch has great views of the lake! There appeared to be a heating issue with the hot tub during our stay that we weren’t able to resolve, but the host was very communicative and we had a great experience overall!
We had a great time with 14 guys on a reunion ski trip. The house was very spacious with multiple living areas to spread out, big kitchen we were able to cook for the whole party in, and comfortable beds. The hot tub view is great and the game room was awesome. Would definitely stay here again.
The house was incredible and the pictures didn’t do it justice. Everything was incredibly easy, and Olga was incredibly responsive and helpful. We would absolutely stay here again.
Communication with Olga was fantastic and she was there to help answer all of our questions and attempt to accommodate all of our needs. The house was stunning. The view was beautiful. The trip was amazing. The only downside was that over the New Year's weekend, there was no ability for maintenance to come and fix two of the stove burners that were not working, but other than that, the trip was flawless! Would definitely recommend!

The property manager was very easy to work with and did her best to make sure our stay was enjoyable. I highly recommend this place for a relaxing family or friends get away. Views are incredible and the place was very spacious for all of us. Overall, loved the this location!
Scenic location with game room for family time when indoors.
Scenic location for sunset views of the lake from the deck; spacious house; trails in the neighborhood. We climbed on top of rocky hill near one trail and got a nice view of the lake.
The young adults enjoyed the pool table (despite a bit of a slope) late into the evening.
Minor issues with maintenance/supplies: There was no BBQ brush and the igniter didn't work. No laundry detergent to start load of towels as requested.
The house was in terrible shape a lot of things broke. Had bad smell from lots of garbage bags left in garage. Hot tub was in bad shape alot of the nobs where broken off. House says hardwood floor it has really cheap laminate floors not hardwood. Says a 4 car garage you can barley get two small cars in the garage. The deck off main living room has alot of boards not screwed in and screws sticking up . This is just little bit I could write two pages about how bad the house was. I paid alot of money for this house and I'm really unhappy with it and it honestly made vrbo look really bad.

I am sorry you felt the house was not up to your standards. At Ole Ventures, we strive for excellence, and customer satisfaction Our local team is standby to solve any eventuality. Unfortunately, there are mishaps we are unable to resolve the same day, especially on a turnaround day which was the day of your arrival.
When the previous guests checked out, we found our home in extreme disrepair. It appears the guests had an unauthorized party. They caused damages and required extra cleaning. They also left us 20 garbage bags in the garage. The excessive amount of bags needed a truck to remove, which had to wait until the next day. These exceptional circumstances, although not our fault affected a smooth transition and for this, we apologize.
I did speak with you after the cleaning crew at 430pm left. You confirmed everything was acceptable. I offered you a free night for your inconvenience.
Frankly, I was surprised by the review and comment and that the jacuzzi was not operational. As per our check-in instructions, we request immediate notification if something is amiss so we can handle the issue and you can have a stress free vacation. No failure reported although our jacuzzi service can accommodate our requests within 24 hours.
I wanted to take this opportunity to clarify your observations. We have engineered hardwood floors, not laminate. We have a four-car garage but currently houses only two cars because of winter equipment storage. We have another three-car space on the driveway which totals a five-car allotment.
I want to reiterate our offer of a free day stay in the interest of good customer service, and I will keep the offer open-ended as long it is used on Non-Holiday rentals. I hope you and your family will take advantage of our offer shortly.

We stayed here a week with our two sons (26 and 29) and 8 of their friends. The home is spacious and has a pool table, ping pong and foos ball in the basement. It was clean and in good repair. Kitchen was big and with lots of space to work. We had to improvise a bit in the kitchen as far as cookware, but that seems to be typical with rentals.
One of the best things was the view!! It was awesome.
