Situated in the charming rural village of Ringstead, Geddings Farm Barn is a wonderfully light and spacious barn conversion that enjoys panoramic farmland views. Boasting a games area with air hockey, table football and pool table, as well as being a six minute walk from the award-winning local pub and a six minute drive from the beach, there is plenty to do at home and further afield.

Beautifully curated from traditional chalk, brick and flint, Geddings Farm Barn showcases many original features, including a large A-frame vaulted ceilings and feature exposed brickwork. The layout of this hideaway makes it an ideal space for family gatherings. A generous well-equipped bespoke kitchen provides everything guests need to cater at home, and the large banquet table comfortably seats twelve guests. With so much delicious local produce available right on the doorstep, it will be hard to resist dining in and making the most of this social space. The adjacent light and bright garden room opens out through french doors to vast countryside views beyond. The inviting sitting room provides ample sumptuous seating around an exposed brick fireplace with wood burning stove. Nestle in after a day spent exploring to revel in the warmth and ambient light that fills the room. Three of the five bedrooms are downstairs, with the convenience of all five bedrooms benefitting from en-suite facilities. One of the bedrooms is situated in a separate annexe located across the courtyard from the main house. This annexe also houses the games room, featuring air hockey, a table football at the top of the spiral staircase in the main house, and a pool table - so there's plenty of entertainment on rainy days. The barn's large windows invite the outside in via wonderful panoramic views. Embrace the peace and tranquillity that observing the huge Norfolk skies evokes. Outside, the garden to the rear of the barn is fully enclosed, making a safe place for supervised children and dogs to play. With a charcoal barbecue provided and plenty of space for games, an entire day could happily be whiled away here. To the front, a tarmac courtyard offers ample parking for several cars.

Geddings Farm Barn is ideally located for exploring rural and coastal Norfolk by car, bike or by foot. The vibrant coastal resort of Hunstanton is an eight minute drive away, as is Heacham Manor Golf Club. Birdwatchers are within easy each of RSPB Snettisham, NWT Holme Dunes and RSPB Titchwell. The Norfolk Coast Path as well as many other picturesque rural and coast walks are nearby. Ringstead is an ideal launchpad from which to explore Holme-next-the-Sea, Thornham, Titchwell, Brancaster and beyond in one direction, with Snettisham and HM The King's Sandringham estate in the other. Food lovers are spoilt for choice with the award-winning The Gin Trap Inn just a six minute walk away, the Michelin starred restaurant The Neptune in Old Hunstanton a four minute drive away, The Rose & Crown, The Old Bank and The Old Store in Snettisham a ten minute drive away. Drove Orchards and The Deli in Thornham are just a short drive away. Venture inland to the Ffolkes in Hillington to sample various delectable food from the on-site streetfood park. History lovers should make time for Castle Rising, Houghton Hall and Gardens, Creake Abbey Ruins and Holkham Hall.

GEDDINGS FARM BARN IS AMAZING

We had a wonderful three days The Barn is beautiful, spacious and bright, very well equipped with extremely comfortable beds It is very well appointed close to an amazing Village shop and we found that the Gin Trap was most welcoming with very good food We couldn't fault it and hope to return M Brewer (12/3/18)

A marvellous choice for a family celebration.

We were looking for somewhere to celebrate my husbands 70 th birthday. Know and like Ringstead and surrounding area. We were a party of 12, including our son and family visiting from Oz. The house was ideal. The children loved their 'play room' and we loved they had their own space!! The house is beautifully furnished, plenty of space and extremely well equipped. We loved it. Our son has just left to go back to Oz and said 'Norfolk again next time, mum?' It's a gem!

GEDDINGS FARM BARN

A group of 9 cyclists and walkers had a lovely week here. There was plenty of space to spread out, and the bedrooms were spacious. The garden room we found very relaxing after a day in the saddle. The village has a really interesting shop, and there are places to eat in the vicinity.

Family celebration

This was our second stay at Geddings Barn. The accommodation is large enough for our our 2 daughters and their families to join us to celebrate my husbands 70th birthday. It is very well appointed and equipped for a family of 11. There are lots of walls, a village shop, pub and garden nursery to visit in the village, we were also entertained by wild hares running around in the field behind. Fish and chips from Eric’s was a treat too.

Our family of six adults, six children and Bernard the dog enjoyed a wonderful weekend to celebrate Nan’s 70th Birthday. The house was perfect for us spacious, warm and equipped with everything we needed. Hide and seek and the games provided kept all the grandchildren very happy.

Fantastic property

The property was ideal for our family holiday. Plenty of space for everyone. It was so well equipped, I’d say the best we’ve ever stayed in. So often if a property accommodates say 10 people then it provides 10 cups only. Not so with Geddings Farm Barn, the cupboards were full of crockery & cooking equipment. The bedding was sublime too, I will be purchasing similar for my own home.

Perfect place for a large family!

Geddings Farm Barn is one of the best self catering properties we have been to - and we've been to loads! It has the wow factor as soon as you walk in the door. Extremely spacious, clean, smart and exceptionally well equipped. We were a family of 11 and it was great to have enough comfortable armchairs and sofas for us all the relax in. We enjoyed the games too. Only slightly negative thing was the smell of damp in the annexe bedroom, but the dehumidifier helped with this. The location is excellent - so much to do along the coast and inland. We'd certainly recommend this wonderful property and would love to come again.

Perfect for family gathering!

Beautiful Barn in a lovely village close to the coast, so much bigger than we imagined! had a lovely few days celebrating our sons birthday with family aged 8 -75!! Well equipped Barn. The outside bedroom area smells a little damp but was clean and comfy, not sure why you would put the pool table over there when there is so much room in the main house? didn't really use much as going across in the cold wind and rain didn't really inspire. Only other fault is that the fantastic looking log burner just don't seem to work? We have one a home so are well up on how to light and use. We would have loved a roaring fire on the cold wet windy Feb days, but it just wouldn't get going? thinking the logs supplied were damp possibly, but the doors didn't seem to close properly either? all very strange and we did follow the instruction to the letter, we gave in after 2 attempts, saying that the Barn was warm enough without, just a shame when it looks so impressive, reading through the guest book others have same issues with it? Would hope to return again at some point a fantastic place for a get together

Perfect for our family celebration

Colchester, United Kingdom 3 Pending review Venue surroundings and location simply perfect for us. I booked this barn conversion for a celebration of my 70th birthday with family and friends. Over the week we had visitors staying between the ages of 5 and 90 and everyone thought the place was perfect. Fully equipped and with endless hot water and even the utility room came in to use because the warmth from the heating system provided warmth to dry our rain sodden clothes. Popped on the airier overnight they were dry for packing the next day. We twice walked from Heacham south beach car park into Hunstanton and after refreshments caught the bus back on a frequent and regular service. My grandchildren enjoyed our trips to Hunstanton Sea Life Centre, Snettisham Farm Park and Pensthorpe Wildfowl Park. There is more to do if we return sometime in better weather.

A perfect place for a family to get together to celebrate a ‘significant’ birthday. Plenty of space for cooking, dining and relaxing with every mod con provided. Space and facilities for small children to play and an enclosed garden for two well loved dogs. Comes close to perfection in my book! Enjoyed by all!

Beautiful Barn

The three generations of our family had a wonderful stay at Geddings Barn. There was plenty of space for everyone to play games in the games room, spot the wildlife from the garden room or chill in front of the wonderful inglenook fireplace. The en-suites for everyone in the lovely bedrooms were great and the kitchen and huge dinning table was a great place to congregate for meal preparation and family dinner. We loved it!

Worth the wait

We had geddings barn farm booked for over a year and it was well worth the wait,it did not disappoint at all.plenty of room in all areas for a large family gathering.The barn was well kitted out and they have thought of everything that you may need,from boxed games,to table football air hockey and pool/snooker,there was lots of utensils/pots/glasses/and pans,you could have the dishwasher full and there was still enough of everything for you to use.Ringstead is a lovely village with a great pub and superb village shop which is well worth a visit it is like a tardis.The barn is ideally situated just on the outskirts of the village with all amenities a 5 minute walk away,you are only 5 minutes by car from Hunstanton and the lovely beach at brancaster is only a 15 minute drive away.The barn was very comfortable and on the whole clean,but there is a couple of negatives there was flying ants in the corridor leading to the downstairs bedrooms,a bit of ant powder which was supplied sorted that out,the kitchen tap is in need of some attention when turning the taps on water either does not run at all or comes out like a waterfall,the only other thing I would say is that there was quite a lot of cobwebs and dust on skirting boards about,but the cleaners only have a 6 hour time span from one lot of clients leaving to the next ones coming in so it is impossible for a place this size to be cleaned from top to bottom,as it was this did not bother us we had an absolutely fantastic time at this property and would not hesitate in booking it again in the future.

Amazing cottage shame about the flies

We had a great week staying at geddings farm, we were 8 adults (2 with mobility issues) and 2 young children. The house is massive, and all accessible for everyone. There was plenty of parking and the kitchen had everything you could need. Unfortunately we were inundated with flies, they were coming up near the steps close to the utility room and also from outside (it was a lovely sunny week). I think some form of fly screen would help certainly in the open plan kitchen area. We really enjoyed the area, with visits to Sandringham, Ely and Norwich. The kids really enjoyed lavender farm park (lots of animals and great play area) and all the local beaches. The games rooms were great. A great house for larger parties.

Lovely holiday home

Geddings Farm Barn provided us with the perfect place for a holiday for 12 with ages ranging from 13 to 90. The location was good for beach and cycling and there were plenty of places to shop and eat within a short distance. The house was very comfortable, especially the beds. We loved the light airy design and the fact that there were 2 seating areas meant we could all be together whilst doing our own thing. The jigsaws were a huge success with all age groups as was the pool table. We would definitely return.

Staying at Geddings Farm with all my family was absolutely wonderful. The Farm is extremely spacious and clean. With 10 adults, 2 babies and 2 dogs we never felt crowded. We ate in most evenings as the kitchen/dining room is enormous and a sheer delight to cook in. We will definitely be revisiting this barn again.

Cousins Retreat

Every year our cousins get together. Previously we were meeting at funerals (people of a certain age). Now we take it in turns to book a weekend somewhere in England and just 'get together'. This was perfect in every respect. Beautiful place in a lovely location. Thank you.

Ground Floor:

Large glass doors lead in to a very spacious hallway with pine dresser and views out over the fields.
Downstairs cloakroom
With WC and wash basin.

Superbly fitted bespoke kitchen with granite worktops, cafetiere, two under counter fridges, range style cooker with double oven, microwave and dishwasher. Very well equipped. Central island unit. Long dining table and chairs.
Garden room
Pretty room with doors to garden and spectacular views out over the fields. A sunny and light room. Large American style fridge, built in cupboards. Comfortable seating and coffee table.
Sitting room
Another really good space with glass doors and windows to front courtyard. Plenty of comfortable seating on sofas and chairs. Brick inglenook style fireplace with wood burning stove. Smart television with DVD player. There are two steps up from the sitting room into the corridor where the downstairs bedrooms are situated.
Utility room
With washing machine. Door to rear garden.
Master bedroom
Master suite with vast bedroom with vaulted ceiling. King-size bed and flat screen television.
Bathroom
Adjacent to the master bedroom is a private bathroom comprising of bath with shower over, wash basin, WC and heated towel rail.
