This beautiful canal front pool vacation home is one of the best properties on Marco Island. Get ready to experience total relaxation with this quiet southern pool exposure 3-bedroom, 3 full bath home with heated pool and spa. The simple yet tastefully decorated home offers a master bedroom suite AND a guest suite, both with king beds!! All three bathrooms have private bathrooms with walk-in showers! Modern features abound in his recently updated property. New stainless-steel appliances, sound system, flat screen TVs, BluRay/DVD players, new Air Conditioning, Kayaks, Bikes, Polywood outdoor furniture, and 3 chaise lounges on lanai. New large dock is great for water side relaxation and the submersible platform allows you to easily launch kayaks for fun canal paddling and what we call "Dolphin Chasing"! NOW OFFERING alternative/flexible off-season change over days. See details under the "Why this Property" section.
In September of 2017, Hurricane IRMA ripped through Marco Island causing widespread damage. Fast forward to today and the island has rarely if ever looked better. In 2022, hurricane Ian tore through Florida, but Marco was largely spared of significant damage. Each year, we reinvest capital to continuously improve our home for ourselves and for you. Upgrades over the past years include new a pool cage with two wide picture window screens, new carpet in the bedrooms, new cafe style seating on the lanai, completely refinished pool and lanai, and of course and awesome super-large dock, and much more. Our guests will truly have a relaxed and comfortable home to stay in during their Marco Island vacation!
Just an added comment on the 3 bathroom feature of our property... when we first started traveling to Marco and renting houses several years ago, we always joked that "the kids didn't mind sharing a bathroom with Grandma & Grandpa!" We later learned that they actually did mind... big shocker! So when we decided to buy a place, we had to have a house with three bathrooms. We've really come to appreciate that during our extended family visits, and we are confident your family/friends will also appreciate the added privacy having 3 bathrooms enables.
Please also note, we want to be an attractive option for a family of 4 as well, therefore our rates are based on the occupancy of 4 people. Groups larger than that will incur an additional per person per night charge that is detailed in the rate/fees section of our listing.

Please note, our rental agreement is quite detailed and requires important disclosures. If you decide to use the instant booking feature, please provide the details about yourself that allow us to easily accept your booking. This would include names and ages of those traveling with you, from where everyone is traveling, any rental/travel history information, and any other information about yourself and your family that is visiting. Remember, this is our vacation home and we will be selective about who we allow to rent it.
Marco Island is a family friendly and romantic couples vacation destination regulated by strict City ordinances that limit among other things, occupancy levels and noise. We are careful to adhere to these regulations and will actively enforce them with all rental parties. Those seeking a party atmosphere should look elsewhere.
ATTENTION SOUTH & CENTRAL FLORIDA RESIDENTS: DO NOT INSTANT BOOK... YOUR RESERVATION WILL BE CANCELLED.
Out of respect for our neighbors and to aggressively avoid parties occurring on our property, Florida renters should be prepared to provide detailed information about their rental occupants as well as verified references from previous vacation property owners.
Violation of our occupancy and/or visitor policy will result in forfeiture of the entire security deposit and subject the renter to immediate eviction carried out by Collier County law enforcement.
Multi-family occupancy (guests from more than 1 immediate family) requires pre-approval and should not be instant booked. "Hosting" and/or Sub-letting is not permitted without pre-approval. Hosting is described as booking multiple day/weeks to capture a discount and then hosting various visitors throughout your stay. We can and often will approve this, but we should be contacted with those details prior to booking a stay of this type.

After vacationing in Marco Island and renting homes over the last five years, we decided to try our hand at vacation ownership! We take a lot of pride in our property and use it for our own vacations as well. You should expect this unit to be very clean with comfortable beds, high quality bedding, a great selection of pillow types, etc... we know the value of getting a good nights sleep, especially when on vacation! We plan to rent the property about 20 weeks a year so that it doesn't get over used and will be something we can enjoy when we use it. We've hired a range of service providers to ensure the property is well kept and in great shape for every one of our guests.
We also are very active in the rental process and will be very open in communicating with our guests. We want this to be your best vacation experience ever, so our vision of being an owner is to establish a relationship with our guests so they know they have a place they can trust will deliver a fun, relaxed, stress free vacation location for years to come!

Why they chose this property
This is a 3 bedroom, 3 bath property, which we think makes it great from a renters standpoint. Less bathroom sharing than the typical 3/2 you often find on the island. The southern exposure is great in the fall, winter and spring months ensuring sunshine on the lanai throughout the year.
NOW OFFERING alternative/flexible change over days(not applicable during Feb & March peak season). While most others go Saturday to Saturday, we've noticed that the best times to fly to Florida are often Tuesdays and Wednesdays. So, to allow potential guests to take advantage of more attractive air fares, we have opened up our change over dates during non-peak seasons to include any day of the week.
