Stately Cozy Catskills Village Home - ENTIRE HOUSE
COVID-19: Due to Covid, we are currently not accepting overlapping reservations for individual rooms (ie multiple guests in the house). This listing is for private use of the ENTIRE HOUSE, which sleeps up to seven. The house is thoroughly cleaned and sanitized between guests as per CDC and NYS standards, and when possible we've set a 24+ hour gap between guest check-ins/outs. Check in is via code entry, no human contact required. Please read on and see the photos for further description.
This spacious, lovely family house is your home away from home, a relaxing getaway from hectic city life, a peek into village life, a writer's retreat, a base for trips to Cooperstown, or whatever you imagine! Located in the center of Franklin, New York, it is around the corner from the beloved Tulip & Rose restaurant, a block from the energizing Franklin Stage Company, a 15 minute drive to Oneonta, 20 minutes to the Cooperstown All Star Village, and 42 minutes to the Cooperstown Dreams Park. You can rent the whole house or just a room or two.
We have high speed wifi, so streaming content on your devices is certainly an option, but for those guests who prefer cable TV please note that we do not have televisions or cable access.
Also, although this region is well known for having a very comfortable summer climate and few homes in Franklin have A/C, we understand some guests need climate control. Please note the house does not have A/C. We do provide fans for every bedroom.

"Cozy and clean, totally redone, this guest house is so welcoming, quiet & relaxing, roomy and warm. The beds are dreamy, so comfy and soft, and sheets and blankets are all new and soft. All new amenities, the views outside are so beautiful, and the town of Franklin is quiet and calming. I would stay again & again at other times of the year to see the beautiful seasons change. "Anna saved the day when my phone & computer crashed, causing me to lose all the info from AirB&B, except for her phone #. We arrived late in the evening, & she promptly returned our text with the entry code ~ whew!!! The house is fascinating, as Anna is an extremely talented artist, with a unique eye for placement of her work. It would take another week to begin to absorb the artwork alone. We loved the eclectic combo of antiques & modern. The house is immaculately clean. Absolutely everything one could need was provided in a logical, hence easy to find, fashion. We went back to Franklin to spread our mother's ashes. The beauty & peace & quiet added to the nostalgia of our visit. The fact that the bedroom window faced our childhood home was a perk probably just relevant to me! If you are looking for an "unplugged" experience, this is perfect- there is no TV. The 2nd-hand store, a four minute walk, was an incredible find, as was the Railroad Museum. The only eatery in town was, unfortunately, closed for the week. Oneonta is a mere 11 miles away. We found Sloans, Jay's Place, Your Father's Place, & of course we returned - twice - to Brook's Chicken BBQ!!"

Anna was very helpful with all questions and quick to respond. The house is beautifully decorated and spotless! It was a perfect for us as a group of 7 and had all the amenities we needed to cook. The town is small and we took several short walks. If you are a group looking to be entertained in the town, this is not the place for you- it is a quiet place to play games at the table, sit and chat, cook together, enjoy the work of local artists (including the homeowner!) and take a walk through the towns edible trail or through the old cemetery. We really enjoyed our stay here!

Everything was great! Friendly/welcoming host with a clean and well-appointed house. It's a safe, quiet area. We stayed with our two young kids and they had a great time with lots of space to play! We would definitely stay here again.

The host was exceptional. Very responsive and gave clear instructions for the home. It was well kept and the window AC units were a great help. I would recommend this place for anyone staying in the area. The town has some nice small businesses to explore.

The Franklin House was a perfect stopover for our family. Bedrooms were comfy, living areas spacious, and artistic touches are everywhere. The village itself is a beautiful period piece with good food choices. Enjoy the spooky churchyard next door this Halloween!

Very roomy and Clean. Loved looking around at the art and antiques in the home. Convenient to the village and very close to my Sisters home in Franklin. Will return for sure.
Cozy place for a young family of five. No tv was a nice change so coloring, games and kids dance party with Alexa!
Pizza shop a couple blocks away, a few antique shops and the Tulip & Rose restaurant down the block. Enjoyed our one night stay very much!

This well equipped home was the perfect place to stay while in the western Catskills for a family wedding. Franklin is a cool village, with a great little coffee shop (KINGS) and an amazing cheese/specialty food/wine shop (GOOD TASTE MARKET) which offers pasta, bread and funky condiments - what more do you need. The house is vintage style, but really well kept, beautifully furnished and includes a fully equipped kitchen. I wouldn't hesitate to recommend this home to families or a few couples as the perfect stay/getaway in this neck of the woods. The host was super responsive and we would definately book this home again. Oh, and heat worked really well, too!! (PS pack & play in pic is our own).

We had an amazing stay. The owner was VERY accommodating in helping with some pandemic related weirdness with our visit. Her communication was fantastic and the home was spotless. The art is amazing - so much to look at and appreciate and get lost in. We enjoyed the peace of Franklin with day trips to the Farmers Museum near Cooperstown, hikes at Glimmerglass Lake and the Audubon Society nearby as well as some lovely bike rides near the house. One pointer: many businesses in town are open only on weekends or Thursday - Sunday.

It really couldn’t have been better. Every aspect of the house was even better in real life than the pictures. I don’t know if it’s mentioned in the description but the house has high ceilings, which makes it seem even more spacious. The place is filled with beautiful art, little curios and stylish decor, with several well-designed, comfortable spaces to hang out in. Great for a small group of adults, or for a family, I’d imagine. We all wish we could’ve stayed another night! Anna was an excellent host. We’d definitely stay here again!

Anna’s home is beautiful, historical, and pristine. The house is peaceful and very finely appointed for comfort and ease in a well-located town which offers just enough activities and conveniences to make it a practical place to stay as well. Anna trusts her guests to love her creations as much as she does and has filled the walls and antique cabinets with her own exquisite ceramics, drawings, and sculptures. It was the perfect place to unwind, dine, read and spend time together. My teens add: “relaxing ambiance and good vibes.”

Even Cooler in Person—Eclectic Charm at Every Turn!
We loved this house so much! Our only negative was our stay was way too short! Plenty of space for everyone. Close to Oneonta which was our destination. Anna is an excellent communicator, had sent me everything I needed to check in more than once as I was completely frazzled preparing for our daughter's graduation and had temporarily lost my brain! She responds very quickly and was most accommodating to our requests. The kitchen is well equipped for cooking. She has beautiful pottery displayed and bonus! can be purchased! The house is so charming and far bigger than it appears in the photos.

Anna’s home is incredibly well appointed and comfortable. Everything one needs to travel is available - linens, towels, stocked kitchen. The beds were very comfortable. Anna was easy to communicate with and available if necessary. We had no needs but she answered texts about coming and going quickly. We felt very much at home. Bea’s cafe up the street is a must go-to. Egg sandwiches and muffins rival the best we’ve ever eaten. We were in Franklin July 4th weekend so much of the town was closed. Oneota was close enough for dinner and ice cream. Our plans included Cooperstown - easy commute back and forth.

Great Home and Property Manager - Just not for us.
We chose this home due to it's cleanliness in pictures and proximity to Cooperstown All Star Village. The town is older and very cute - but I was staying with my 4 year old son, and the artwork and cemetery behind the house were not mentioned in the reviews or description. We ended up not staying because he was very scared -shaking even- and pretty certain that something/someone was in the room with us (very out of character for him). The others that we traveled with did stay, and they had no complaints. It just wasn't fit for my 4 year old.
I will say, all the "freaky stuff" that made us leave aside, It was a clean and beautiful home in a quiet town, and I am sure most would enjoy their stay.

The reason the “artwork and cemetery...were not mentioned in reviews or description” is because they are a non-issue for 99% of people - it never even occurred to us or our guests to mention it. If we were to remark upon these two attributes, the description might read something like this:
“The Franklin Guest House is next door to an historic church, and like nearly every historic church in the entire world, it has a cemetery adjoining it. The reason cemeteries exist is because - little known fact - people die. Yes, all people. And many people, still to this day, choose to have their mortal bodies put into a box that is placed underground, with a lovely marker above ground to mark the spot, so the living have a means of locating the remains and paying respect. Feel free to stroll this historic cemetery and admire the aged gravestones and interesting inscriptions lovingly carved upon them.
As for the distinctive art and sculptures, we believe in human expression being natural and normal, and we celebrate that fact. None of the art is “freaky” or in any way inappropriate for children (or adults for that matter); families stay here all the time. None of the art is the ‘fake art’ you’ll find in corporate hotels and motels, the kind stripped of all humanity and made to be so bland that we find it to be distasteful. The art at the guest house is real, original, authentic, vibrant, and often technically impressive. In July, 240+ people came to the house for Stagecoach Run Art Festival specifically to see and enjoy the art. We welcome you to come and open your eyes to the artistic expression that lives within these walls.”
Only spent one night but house is very comfortable and clean. Has a fully stocked kitchen too! Owner extremely responsive and easy to communicate with.
We had a great family weekend at the Guest House, despite rainy weather. The house was welcoming, spacious, and clean. The antique furniture pieces and original art were all beautiful. The host thought of everything: towels and linens, hair dryer, fans, toys for the kids, board games for adults, etc. Our whole family enjoyed the house and we'd definitely come back again!

Hello future guests! I'm Anna, a self-employed business owner, artist, mother of two. I bought this wonderful home to be close to my children's school (it's a block away); we split our time between here, an old farmstead nearby, and Brooklyn.
What makes this property unique
If you like the genteel hospitality of a late-1800's home, then this home is for you. Be warned- there is no air conditioning, no maid service, no large screen TV (though there is wifi so bring your devices and stream away!), and you might find the occasional ladybug visiting your bedroom. My home is smack dab in the middle of one of the most charming little American villages you will ever visit, surrounded by rolling rural pasture land and forests. In June & July the village pool is open, it's about a 5 minute walk away. From Memorial Day to Labor Day there is a lovely farmer's market one block away, Sundays 10-2.
