'Beachside Palace Villa' is very well located for a fantastic family holiday, you are very spoilt for choice when it comes to beautiful sandy beaches. The villa itself is the height of luxury, located in a fantastic location, sea is literally across the road (minor), and less than 400 yards from a series of sandy beaches stretching along Pernera's coast. For evenings, there are local restaurants within 5 minutes walk, or it's a 15 minute walk to the main restaurant area of Pernera. We provide a very useful information Guide in the villa (which is emailed to you once booked) this gives walking and driving directions to the best beaches, restaurants and amenities, these are all marked on a series of hand crafted maps. Great walks along the coastline from the villa, and a family oriented water park in easy driving distance. If you make an enquiry we will email you a link where our recent guest comments from our guest book can be read. Private 8m x 4m swimming pool.

Villa was very clean and well presented with good facilities.Pool was lovely, good size . Plenty of outdoor furniture, all well maintained, nice to have a gas bbq.Villa is in a good area , easy walking distance to beaches and shops.The villa is one of the best we have stayed in and the ones we have on other times were supposed to be luxury with the price to go with it !! Would highly recommend and hopefully be back .

wonderful villa

This was our third stay at the villa, which is a good recommendation in itself. There is a lovely sunny cove just around the corner with a bar and restaurant. The cove is quite rocky making it ideal for snorkeling. The villa is on a fairly quiet road and has two local shops for groceries. There is also a small kebab/burger bar. A bus service runs past going all the way to water world fun park in aiya napa via protarus. The pool has a high fence for a little extra privacy.

Wonderful villa in a perfect location

We stayed in the villa for 2 weeks in July. Everything was as described in the property's description. Pete was a great host and responsive throughout our stay. The swimming pool is fantastic and the area around the pool is perfect. Unfortunately, we had some noisy neighbours and some road works for a few days, which was a bit disruptive and annoying, especially during the late hours of the night - unlucky. The area around the villa is perfect. We would definitely recommend. Thanks for a wonderful stay.

Lovely Stay

The villa was really clean and comfortable. The outside space is lovely and Pete was extremely communicative in the lead up to our stay. We know (& love) the area well. It’s quieter but close to the main strip of Protoras (2 miles). In my opinion it’s a nicer area - quieter but still with easy access to lovely bars & restaurants (all walking distance) but the beaches are gorgeous. 3 super beaches all within easy walking distance. The villa is clean, well maintained and has everything you need for a comfortable stay. If you want more action then everything is easily accessible by bus which stops just a couple of minutes walk from the villa.

Summer 2022

A great location with 5-10 min drive from a multitude of beaches. The landlord was very proactive in making sure all was well, and even as far as getting the internet box replaced when I had problems connecting to the wifi. Was much appreciated. We were 4 people and for our family a perfect size accommodation and pool, we will be looking to book again next year/ next time we visit Cyprus.

A 3 star review is a real shame & it’s also a real surprise to us, more so because I received several WhatsApp messages from Kay during her stay. Initially she did have trouble connecting to the WIFI due to a change of password, which I apologise for. However that same day, her WhatsApp message to me said :- “Ok thanks, just out for coffee atm. BTW you have lovely villa. Do you take direct bookings?” I went out of my way to accommodate Kay and even complied with her request for a later checkout too. There were admittedly some issues with the Internet TV system, which did take 24 hrs to rectify. I immediately contacted our Management Company who called around the next day, took the box away, returned it, and shortly after it was working again. We addressed these issues immediately, but I apologies again for them arising With regard to the beds being uncomfortable, unfortunately in Cyprus standard mattresses are firm compared to what we’re used in the UK. But I will bear this in mind when replacing. Sadly, there was no mention of the positive aspects:- how clean the villa & pool is kept. And no mention of the positive appraisal given in her WhatsApp message. It would be honourable if Kay reads this & reconsider the 3 star rating and add some positive aspect to add balance, to the two negative points she chose to highlight. I hope this single review focussing on two negatives does not put customers off, please do read all the other reviews.

Super Aufenthalt

Die Villa ist recht geräumig. Leider sind die Bäder recht klein. Und die Betten sollten erneuert werden. Auf jeden Fall lohnt es sich. Alles kann man zu Fuß erledigen und eine super Kommunikation mit dem Manager. Kann ich jedem empfehlen.

Not a Luxury Holiday

Overall the property is in a great location with beaches nearby. However the property was not clean especially the kitchen. The kitchen wasn't well equipped and most of the dishes were dirty and the kitchen draws and cupboards were very dirty. The kitchen was generally worn and needed updating. The bathroom window was broken and couldn't be closed properly and was fixed a couple of days later. The air conditioning units were old and very dirty inside and some not working properly. The beds were a budget mattress and very hard and uncomfortable. Outside the pool was nice but the small drinks table was broken and the BBQ dirty. There was no tools to clean the BBQ so we also left it dirty. On the day before we left we came down stairs to find the washing machine had leaked in the kitchen the pipe had burst behind the machine.Although the management were helpful I wouldn't stay recommend it

Perfect, peaceful family holiday

This Villa is a little removed form the main strips of action in this part of Cyprus. However, there is everything you need, swimming pool, supermarkets within a short walk, beach and bar across the road and a short walk to another beach, harbour etc. Pete answered all our questions really quickly and we felt very happy with the property. We stayed with 2 smallish children who totally loved the pool and we were able to have a very relaxing 3 generation holiday. Would love to visit again.

Three weeks of bliss

Lovely spacious villa with everything that you need to make your stay comfortable with a nice pool that was used daily. Everything you want is within walking distance, less than five minutes from Serena Beach & five minutes from other great beaches, ten minute walk along the coast to the town where there are some great restaurants & bars. Pete & Sue have put together a welcome pack that was sent out before we traveled with details on where go & recommendations where to eat, this is also available in a folder in the villa. They also supplied detail instruction on how to get from the airport to the villa which was very handy as we did not land until 22:30hrs. It should be noted that for those who do not fancy driving a car is not needed as the local bus service is very good & there are taxis at the airport to take you to the villa although I'm not sure on the cost. Local shops within 300mts or a larger Metro within a 10min drive. A perfect holiday.

BEAUTIFUL VILLA IN GREAT LOCATION

his villa is very spacious, beautifully maintained and decorated and in a great location with the local beach just a short walk away. it is a about a 45 minute drive from the airport and the owners supplied detailed directions which got us there without any problems at all, even though we arrived at night. There are many local shops and supermarkets within a short drive. Also only about 7-10 miles to the wonderful beaches at Aiya Napa. There is a great pool with a slide and which is lit at night. The owners really have thought of everything and we would have no hesitation in recommending this as a great holiday destination.

Great family vacation!

Comfortable large villa with all the comforts located next to the best beach in Pernera, especially for young children! We rested in September, had a great weather and very warm water! I was vacationing with my girlfriend and our children, the oldest of whom was 4 years old. Children were delighted by the sea! In the courtyard of the villa has a swimming pool, but we preferred the sea! In walking distance there are shops with everything you need, and if necessary a very large supermarket, you can take a local bus - stops it 3-4! Very grateful to Pete for responsiveness in addressing some of the issues oragnizatsionnyh. If you go a couple or with older children, I advise you to rent a car and drive around the island! I hope that we will return to Cyprus, and certainly for this villa!

There is always plenty going on, without it being too rowdy. Pernera is blessed with a series of small, sandy beaches, each located in a small cove and, each with its own charm.
