Katydid Cottage is nestled in the heart of the historic village of Warm Springs, Virginia. Its bucolic setting features a year-round brook that flows in front of the house - look carefully and you may see a trout - and pastoral views of sheep grazing next door. Experience the relaxation of sitting on the front porch listening to the ever-present running stream! This idyllic and unspoiled location is the epitome of the pleasant aspects of country life and amenities within walking distance. There are four restaurants, an art gallery, spa, the Bath County Library and Historical Society, and the Historic Warm Springs Pools all close by and pictured in the photo album. The cottage built in 1920 and completely restored has two bedrooms and two full bathrooms with the primary bedroom (king) having an en-suite bathroom. There is a detached guest bedroom (king) with its own full bath. The cottage has an open floor plan. The dinning and living area share the wood burning fireplace. There is a flat screen TV in the living room and Master Bedroom with streaming service and excellent WiFi throughout.. Warm Springs is the county seat and only five miles from Hot Springs and The Omni Homestead Resort that has just completed a $175M renovation! This charming cottage and location make this property an ideal mountain retreat!

Picture perfect location and house! We loved sitting outside by the babbling brook and relaxing with family. Cocktails pre-dinner and just a hop and a skip to the Waterwheel Restaurant. Delicious lunch at the Warm Springs Gallery and fabulous trails around the corner. Would stay again in a heartbeat!
Amazing cottage perfect for a family of four with a teenage daughter and son who each had their own room. Clean with comfortable beds. Great location to the Jefferson pool, Homestead and restaurants.
Couldn't of asked for a nicer venue than Katydid. From a fabulous Thanksgiving dinner at the The Wheelhouse, (walking distance), to hanging out at The Homestead and Sam Sneads restaurant.... it was a perfect stay!
We would rent again in a heartbeat!
This location can’t be beat. Nice firm king mattress in master bedroom, twins in 2d BR. Wood burning fireplace. WiFi and HVAC worked well. Water pressure adequate. Third BR/BA in a completely separate structure with separate entrance behind the main house (up some exterior steps). I would definitely rent again if I was with family/friends.
5 star property and host! The beauty of the area is almost surreal for this city dweller. Babbling brook right next to the house and lovely mountain views from every window. One block from the nicest restaurant in the area (Waterwheel Restaurant). Warm Springs is a very lovely town full of historic charm located only 5 miles from downtown Hot Springs and the Homestead. Would definitely stay here again.
Only stayed one day but it was a fantastic experience. The host was friendly, prompt in responses and willing to work with us on check in time. The property was great, my kids and dogs loved the creek. The house is nicely done older home that is quiet and cozy. I would say that everyone would enjoy a stay at this fantastic property.
Great house and location! Everything we needed to enjoy our stay in Warm Springs. Our elderly Lab loved cooling her paws in the brook running through the front yard. Great restaurant within walking distance. Short drive to Warm Springs Pools. Hot Springs and the Homestead just down the road. Would definitely stay again.
A couple of friends and I were looking for an easy, relaxing getaway weekend, and Katydid Cottage was the perfect place for us. The place was clean and well maintained. Beds were all comfortable. The setting was beautiful and we were able to walk to the Waterwheel for dinner and the Warm Springs Gallery for lunch - both were fantastic! Check in/out was very easy and the host was very responsive and accommodating. Would definitely stay here again!
COMPLETELY ENJOYED THIS PROPERTY !! The Property Owners were very accommodating with our pet request. Full kitchen with pots, pans, dishes, and utensils! Glad we brought our own vacuum to clean up after ourselves.

We booked for a sibling birthday retreat- traveling from Texas, NC and Va. The house was quaint, comfortable ( chairs on porch not so much- would have liked rocking chairs as advertised as the weather was perfect for spending time there). A few electrical glitches typical for older homes-plugs in guesthouse were wonky and couldn’t seem to get enough light. The plantings and yard were great sitting on the rocks by the stream watching hummingbirds feed was particularly restful. I’d certainly spend time there again.
Bath County is where my mother grew up and many generations before her. We have a family reunion each year in August. I have stayed several different places. This is my first time staying at the Kathydid Cottage. I love the convenient location. The property was clean, nicely decorated, and perfect for my stay. If available, I will be staying again.
The owners couldn't have been more kind in their responsiveness, recommendations, and communications. The house was spotless and spacious and we spent an equal amount of time outside as we did in. It is located in the heart of beautiful country with lots of activities available, or just sitting to read a book on the porch. Lovely.
We loved our stay over Mother’s Day weekend. The house is very comfortable and has a great front porch and lawn. The creek was lots of fun for our kids as well. Everything inside was well maintained. We didn’t use the back house at all but did check it out. Everything is close in Warm Springs so this place made the weekend very easy. I can’t imagine why staying at the Homestead would be better, at least with our young kids. We will visit again.
We needed to slow down our pace for a couple days and unplug from technology as a family and we achieved just that. The cottage was adorable and cozy for our family. The owners live locally and know warm springs so well. Their suggestions for places to go and make reservations at were spot on. Their local fishing spot at Hal’s Point couldn’t have been more tranquil. We fished for hours there on the river and had the whole bank to ourselves. There’s a coffee shop across the street from the house and a fine dining restaurant just down the street. Lake Moomaw, warm spring pools and the little deli shop weee perfect to round out our stay.
Enjoyed a week-long stay. The location allowed for day trips to nearby locations. The house was tidy and clean. We enjoyed the porch daily taking advantage to play board games. We also loved the hiking trails.
