Our villa is located in the superb private gated community of Westhaven.

Disney is but a short drive away on the I4.

Champions Gate Golf and shopping just minutes away.

Our home provides a peaceful haven after a busy day out at the parks.
There are also on-site tennis courts and children's play areas within the gated community.


Our villa is fully air conditioned, furnished and equipped for your comfort.

The rear of our home overlooks a beautiful nature reserve and lake.

Great value for money

We were looking for a 3 bed , but found this 4 bed at a better price and wondered if there was anything wrong - there wasn’t. Ok so it could do with a coat of paint here and there , but remember this is a holiday home and not everyone respects it like they do their own home , so suitcases scuff walls and maybe don’t report when something isn’t quite right - but it was super clean and a great place to relax after a long day at Disney - I’d recommend the following - some cloths to wipe down the kitchen work surfaces , and some spray cleaner for the work surfaces , and the towels could be renewed and a little larger , but all in all well worth the money .

Lovely villa, perfect location for Disney parks. Villa needs some TLC ( kitchen taps leaking, garbage disposal smelly, some lights not working, not very clean etc) but overall lovely villa and would come back

Lovely position nice and quiet..very clean..could do with a lick of paint here and there, but didn't spoil our stay..and 2 of the bathroom sinks need replacing..apart from that wehad fabulous 3 weeks...

Family of 7 Good overall

Villa is in a great location for all Disney Parks and little bit further to Universal. Denny's, Chick Fil A, Publix supermarket and many more all 5 mins drive away. Property is now Grey, not as picture. Some areas of house are looking a little tired, cracked flooring, carpets bit grubby. Had problem with ants in kitchen so never leave any food out. Main bedroom is massive with balcony and walk in wardrobes however other main room seemed very small with small ensuite. Unfortunately we hit Hurricane Milton. Communication was not very good and left with 1 torch in property, no candles, no advice for such a stressful time and 3 anxious kids. Luckily we had lovely neighbours who gave us advice of what to do 3 days before Hurricane. Sandbags, food and water for 3 days, fill up baths etc. Water came in from windows in twin room and main bedroom had water coming in from patio doors which then went onto floor. Pool needs cleaned. Ceiling fans are not great and found rooms stuffy at night. Main en suite shower head was poor, hardly any power. Towels were stained. Villa just needs a little TLC. We had a good time and couldn't fault the location. Two beautiful Herons by pool we named Milton and Milly and so pleased they survived the Hurricane. Thanks once again. A holiday we wont forget.

Great Overall Stay

Had a nice time at the villa, was clean and well presented, pool area was nice. Amenities and location was great. Thanks Sanjay & Paru :-) Only let down was the AirCon, it wasn’t cool at night, (we had 14nights of hot stuffy bedrooms) even after requesting it to be reduced, air con is locked out of use by the owner. Communication and action by the owner/management company was good on a few minors things we had to sort. Everything else was great and we had a nice stay.

Great Stay

A great villa and an excellent location for exploring Disney and other Florida attractions. The villa was very well equipped, spacious and a haven from the heat. The kids loved the pool and table tennis. Would happily stay again if we come back to Florida

Loved, loved, loved the house. Not a bad word to say. The property manager was quick to act on a slight issue with the pool which didn’t hinder our stay. How very lucky we were to find this beautiful house.

Amazing stay

We had a great time in this villa. Great location! Enjoyed a walk every morning to champions gate smoothie shop (saw lots of gators on the way). Property is exactly how it was listed. It was very clean and tidy with everything there we could possibly need! We had lots of great laughs in the pool and the ping pong table! Loved seeing the birds every morning visit also. The owners had fantastic communication! Hope to stay again :)

Lovely villa

We had a fantastic time at the holiday home. It was big and spacious and comfortable. We had everything we needed for an enjoyable holiday. The accommodation is in a very good location and we found it easy to travel to attractions.

Three weeks stay

We were a party of 7 adults staying for 3 weeks at the end of Sept/beginning of October.. We enjoyed our stay but were slightly disappointed with the cleanliness of the property. The floors had obviously just had a quick wipe over where you could see as under furniture had definitely not been cleaned and the bathrooms needed a deep clean. The beds were also not the most comfortable. With a bit of TLC this could be an amazing property. The pool area was really nice, although again the furniture could do with updating and we paid the highest amount we have ever paid for heating the pool which was cold. Having said that, great location for parks, lovely outlook and well equipped. Just needs a good clean and a bit of updating.

Would highly recommend

We loved our stay here as a family. The location was great, the views from the back were fab and the villa had everything we needed! We have a 9 month old baby and the villa had a travel cot and a high chair. We also have a 3 year old that benefitted from the booster seat too. There are strollers and car seats but we took our own. They had huge cooler boxes that we took on a day out to the beach too. The kitchen is fully equipped with everything you may need and more. There are pool toys and life jackets - all the family loved these. The pool area is great and has sun for most of the day! The villa was very clean which is a big thing for me - I couldn’t fault it. The owner was great at communicating and answered any questions I asked, promptly. If I had to pick just one thing that annoyed me a little, it would be the blinds. They don’t open or shut so easily and we didn’t want to break them so we couldn’t open some for most of the time. I will say though, most of the villas we stay at have these blinds and it seems to be a common thing in Orlando and else where. I would definitely love to stay here again. Thank you for having us 😊

Fantastic home in a quiet local community

We’ve stayed in a number of villas in Florida, some that are great and some that are not so great. This Villa definitely stands at the top end of our list. The Sanctuary is a perfect community to stay in. The gated entrance gives a real feel of security and helps to maintain a quiet and serene environment. This particular property has an outside pool which has full sun for pretty much the whole day in the summer - Despite being East facing. We certainly took advantage of that whilst we were there. The interior was comfortable and spacious. The kitchen was well stocked with crockery, cutlery and utensils. The oven was easy to use (once we worked out the difference between our UK Celsius and US Fahrenheit!). There is a good sized fridge/freezer to store lots of food and drinks too. The bedrooms upstairs are perfect for a good sleep. And the master room has an epic balcony outside which is ideal to use if you want to watch the sun rise in the morning or catch some rays. There is also an ample sized utility room with a washing machine and tumble drier. The owners are more than helpful and on hand to answer any questions if you need them. A few days before your visit they will send you details of the access codes for the community gate and front door key box, along with the alarm code. They will also give you details of trash collection days and where to leave bins. Definitely recommend this property and we will keep a note of it for when we venture back to Florida

Excellent villa

Absolutely excellent villa for your trip to Florida. Perfect for our part of adults and kids. Beautiful pool overlooking green space, from which you can even see the fireworks go off. Perfect location for all the Disney parks, i4 5 mins away, local restaurants all close by. Would highly recommend, hoping we’ll be back soon!

Property was entirely as described and probably better than the photos suggested. Communication with the owners was prompt and helpful throughout. We were a family group of 4 adults and the property completely met our requirements. We wouldn’t hesitate to recommend the property to others and we’d certainly be happy to stay here again.

Excellent stay

Had no issues and was a wonderful stay. on arrival villa was clean with lots of available towel and clean linen. Pool was great and warm as we paid for it to be heated. Good position for local amenities and restaurants. Neighbourhood felt safe. general traffic to Disney etc… was heavy due to A lot of road works so add an extra 20 mins to a journey in that direction.

Perfect Stay

What a wonderful property, fantastic location, lovely pool. Having stayed in a many villas around Champions Gate we knew the area and this is just about right, close enough to shops and restaurants. Would be happy to stay again, and there was the nice surprise of seeing a Sand Crane while having breakfast by the pool. I would have no hesitation recommending this property.

We had a great 8 days at this property 2 adults 2 teens The owner was very easy to contact when required during our stay and super responsive Gorgeous wooden flooring downstairs that looked brand new Very clean Kitchen had every utensil you could think of Close by to a large supermarket and pharmacy. 5 minute drive Pool was lovely with the addition of a jacuzzi. We didn’t need to heat. Sun kept it warm during our stay Great internet access always handy for teens and TV which gave access to our Netflix account Would thoroughly recommend this villa

Lovely Stay

We stayed at Paru and Sajay’s home for the last two weeks of April. The house is in a quiet area and is spacious and well laid out. It was very comfortable, and we immediately felt at home. Some of the furnishings do need updating, but I feel that this is reflected in the price, as other villas are comparatively more expensive. The outside space is fabulous, with a beautiful view that is not overlooked, and we loved watching the sunrise over the pool with our morning coffee. I would recommend arranging pool heat up to May though, as the pool area is in shade for some of the afternoon, the water wasn’t really warm enough for me without the heating! We appreciated items in the villa to use, such as books, ponchos and washing detergent. Communications from the owners was very efficient and friendly. Overall, we really enjoyed our stay - thank you!
