Conveniently located in the Historic Westside of Colorado Springs, within minutes of I-25 and Hwy 24, Downtown Colorado Springs' museums, restaurants and night clubs, Old Colorado City walkable galleries, boutiques and gourmet restaurants, Manitou Springs, awarded the 3rd friendliest US city by Expedia, and over 25 area attractions. The location, 1117 W. Kiowa St., 80904, is a quiet residential neighborhood.
This newer home is air conditioned with four bedrooms (1 king, 3 queens), 3.5 baths. The home is professionally decorated in a comfortable country style. The open floor plan features a sunlit living room with a bay window and conversation seating, formal and kitchen dining areas, well stocked kitchen, powder room, a game area with an air hockey and foosball tables and a deck with seating for four and a view of Pikes Peak.
The second floor has a King bedroom with ensuite bathroom and walk-in closet, two Queen bedrooms share a hallway bathroom. A game closet and the laundry area with washer and dryer are also on this floor.
The walk-out garden level has the family room with a smart TV and a Queen bedroom with an ensuite bathroom. A day bed in the family room provides two additional beds (2 twins). A hallway bookcase offers a variety of reading material.
The fenced backyard has a concrete patio, gas BBQ, dining seating for 6 and leisure seating for 4 around the fire pit for when the city allows open fires.
There are 2 parking spots in the driveway, as well as off-street parking for two additional vehicles/trailer/RV in the rear. The Midland Tail is within blocks of this home for walking or to connect to locall bike paths.

The house met our needs and was as described. The only thing we were surprised to see was that it is a duplex, but that could've been mentioned and we missed it and it had no effect on our stay. Excellent.

Thank you for the excellent rating. It is good to know that the townhouse met all your needs and was as described! Although initially a duplex, the units were subdivided into individual townhome two years ago. The residential neighborhood and quality 2x6 construction with foam insulation guarantees a quiet, comfortable and enjoyable stay!

Our stay was great. Lots of space and bedrooms were comfortable. The AC struggled a little for the upper bedrooms, but nice ceiling fans made it all comfortable.

Overall we had a great stay here! Big plus is that the space feels even bigger than it looks in the pictures. Obviously this is an older property and as such there were a few things that needed some attention. The front door handle and lock were loose and wobbly and with the initial keys provided we were not able to lock the door. Joanne quickly responded and brought over a new key. The new lock/key was still finicky but it worked! The wall with the neighbors is thin but not a dealbreaker at all. There were also a couple miscellaneous scuffs and stains on a few walls that we noticed but overall the property was clean and comfortable! Great location close to amazing food but also very close to Red Rocks, Manitou Cliff Dwellings, Garden of Gods etc. We would stay here again!

We had 8 adults and a one year old. The place provided us enough room with crib and high chair. We did some cooking and we had most of what we needed. The neighborhood is good for walking and is quiet. Joanne is a terrific host and provided helpful information and additional things we requested.I think it would be helpful to have a notebook available for house rules, operating procedures and places of interest that we had talked about to reference. We had a great time!!

Always happy to response to additional requests for shower stool, toilet seats, humidifiers, etc. I know that traveling to high altitude, a dryer climate or just a place that isn't home can be stressful. It's the little amenities that can make the stay more comfortable, relaxed and enjoyable. PS House rules, operating procedures are on the website and the information sheets about High Altitude, Desert Climate and the many local attractions were sent via email when the reservation was made. Good to hear all enjoyed their time in the Springs!

This was a fabulous vacation rental in an excellent location. We had our teenage grandchildren stay with us, and with a 4 bedroom house, each of the kiddos had their own room. The kitchen/great room was a comfortable hangout location and well stocked with dinner and cooking ware. The small billiards table and foosball table provided lots of fun and games! Joanne was very communicative before during and after our stay. The home is very clean and quiet! She even asked us if a makeup bag that was left behind belonged to us, and it turned out it did! The location is so perfect for walking into the hip town and farmers market of Old Colorado City, hiking the Garden of the Gods, and the Red Rock Canyon Open Space, exploring the Sculptures and Mineral Springs in Manitou Springs, experiencing days gone by at Rock Ledge Ranch, and the list goes on! The only reason our overall review is a 4 instead of a 5 is that it was a challenge cooling the upstairs bedrooms enough to survive the heat wave. Full disclosure, it was 95–100 the week we were there, so not a typical week.

It is always good to hear guests, especially teenage grandchildren, enjoyed the home, its amenities and the location. The heat wave was unexpected. The problem was NOT the AC, but that the previous guests had turned it OFF! With these guests arriving late the same day, it took a day for the AC to cool the entire 2500 sq ft, 3 level home to a comfortable 65 degrees. The cleaners' list now includes checking to make sure the AC is turned on!

Family time in Colorado

We needed a place for several adults and one toddler. It was perfect. The host was great to stay in touch with us and keep us informed and asked if we needed anything. Convenient location was perfect for doing things in Colorado Springs.

Each family stay is unique. Keeping the lines of communication open is important to everyone staying enjoying their time together. The home's locations allows individual guests to easily explore Manitou Springs by stepping out the front door and the 55 local attractions within minutes by car. Answering questions about events, venues, catering or photographer are only some of the things we have been able to help with our guests. Creating memories to take home when they leave.

Great stay

Had a few issues but the host worked extremely hard to remedy. Nothing that was in their control, but worked hard to remedy and ensure we were taken care of.

We really appreciate it when a guest lets us know of a problem. Since we don't live in the home, it is important to hear from someone who does, even if it is for only a short time, When we learn of something that needs attention, it is easy to get that taken care of. Our guests' comfort is our primary goal and number 1 priority!

Wonderful stay in Colorado Springs

The rental we had allowed us to stay together as a family verses multiple hotel rooms. The bathrooms were updated and the home was roomy. They also had two coffee makers which was big plus for our group for breakfast! The location was close to restaurants, grocery and other stores. The decor was a bit dated but was clean.

I appreciate all guests comments as it is invaluable to us as we care very much about our guests' comfort and happiness. Each unit of the duplex has a different decor. This one has a country decor which is not as fashionable as the other unit which has a traditional style. I will be sure to schedule this guest for the other unit the next time she visits. I appreciate the guest noting the cleanliness of the home as we have a detailed check-list for our cleaners!

Front door hard to open and lock. Two keys left in lock box, but we had no idea what the second one was for.Strange set up- no TV in living room- only basement. Living room is in front of house instead of off kitchen. Pool table only had one cue that was broken. Bedroom furniture also somewhat strange- lacking nightstands in some rooms. Broken blinds in one room couldn’t open. Loved the main bedroom closet! Was able to use as dressing room. Kitchen not well stocked. Good location!

Although I was in communication with these guests and responded to multiple requests for an additional hair dryer, etc. during their stay, they never mentioned the second key question, or the difficulty locking and unlocking the front door. If I had been asked the question I would have explained the second key was for the back door (was noted on the website) and fixed the front door by stopping by to spray a little graphic in the front door lock to easy its locking/unlocking. As to the TV bring on the lower leverl as noted on the website, we offer the living room for conversation and is located next to the formal dining room for easy of entertaining. The kitchen is steps down the hallway with additional informal dinin next to the game room. The TV is in the family room on the lower level so that it doesn't interfere with conversations. Only one bedroom has one night stand, the other three bedrooms have two nightstands. If they had communicated about the broken blind, it would have been replaced when they were out of the home for the wedding. It has been replaced when we learned about it in this review. It would be nice to know what they felt was missing from the kitchen. It is stocked with 2 sets of dishes, additional bowls and silverware, cooking utensils, hand mixer, a spice rack with12 basic spices, crock pot, griddle, various sizes of pots, pans, pizza/baking sheets, 2 coffee pots, and blender.

Perfect perfect perfect!

Booked this property for my family while they were in town visiting for my wedding. I live in the neighborhood and love it here, so I wanted them near by so we could spend all our time together. The property was perfect for the family! So much space, a lot of seating and table space, close to everything fun, and the owner was amazing to work with. I would absolutely have my family stay here again!

Great Last Minute Find!

The location we were originally supposed to stay in didn’t have AC and so we needed to find a place for our band ASAP. (We were in CS to perform at The Fine Arts Center.) Luckily, we saw this gem. I reached out to Joanne and she got back to us immediately. Her place had everything we needed and in a great location too!! We had a great 6 day stay at her place. We’ll be back.

This place but definitely not new anymore. The AC wasn’t working the first night but after that it seemed to get going yet. The bbq didn’t work even after we got a new propane tank. The back deck is almost falling off the house. And it wasn’t super clean.

I appreciated this review. It has been a few yers since the renovation; however, we just now began to rent it out again as a vacation rental. The AC was working and cooled once she reset the thermostat to a lower temperature. We did bring by a replace tank when the guest called us. They never called about it not lighting. The BBQ also lit when checked after they left. The guest must not have turned on the starter dial (second from the right) . If other dials are turned on before the starter lights, they will not respond. Directions in the Welcome Guide. Finally, the renters before did indeed knock the deck off the post supporting one corner. no idea how they did that, but they didn't tell us. This review notification was responded to immediately. The deck was realigned on the support pillar and secured with bolts. Not living in the home, it went unnoticed by the cleaners. So we were unaware of the situation until this review. Thank you! Always appreciate when a guest calls us with any problems so that we can fix them immediately.

Stayed three nights in mid July

This house is in an older neighborhood, with a house near by that is boarded up (maybe in renovation). We had a group of five so it was cheaper than staying in a hotel. It was nice that we could all be together for morning coffee and relax at the end of the day. The kitchen table is large and the furniture is comfortable. As said in a previous review, there is more room than it looks like in the pictures. I would say it lacked attention to detail, any special little touches and is in need of minor repairs.

Yes, per the title, this home is located in the Historic Westside of Colorado Springs so there are homes dating back to the late 1800's. This home was built in 2009 and renovated in 2018 with the single car garage being converted into living space. The new area has a large bay window that lets in lots of natural light, new carpet and light fixtures. Prior to this summer season the interior of the home was paint. The photos on the website were taken with my iphone so do not capture the entire room. Guests always comment on how spacious and comfortable the home is. The best advantage is the location which is central to everything in the area. Being within blocks of 1-25 and Hwy 24, you are within minutes of Downtown Colorado Springs, the Historic Westside, Manitou Springs, USAFA and the Broadmoor area. Being owner managed, I was able to respond within hours to a request for an additional key.

Wonderful experience

Our host was very nice, pleasant and accommodating. We enjoyed having all of the extra space. With three teenagers, we needed to be able to give everyone their own space. The home was comfortable and had all of the amenities that we needed. It was clean, well maintained, and well stocked. Having internet is essential to my husband's business and it worked flawlessly. There are only two things I would change about our experience. I would add black-out curtains to the master bedroom. We like to sleep in darkness and the sun and exterior lighting made sleeping in a bit challenging. Additionally, I would have preferred a few extra towels be available. As I prefer to use a body towel and another for my hair since it is longer. Both minor and in no way would prevent me from recommending this home to others.

I always appreciate hearing how I can improve on items in my home for the comfort of my guests. I will order some "blackout" curtains and leave more extra towels. I send an extensive evaluation with an sase to each of my guests with their security/damage deposit refund precisely for this reason as I enjoy many repeat customers each year.

Great Property for a big Family

The stay at this property was great. Enough rooms and restrooms for a big family like mine. The location was also great, not far from where I wanted to go. The host was kind enough to share some info and things to do while in Colorado. Overall, great property and definitely recommend to people with a big family or group.

JoAnne was great to work with. We had a last minute dilema in that my husband injiured his leg and knee and was unable to walk or bear weight on leg or do any stairs. She was very nice in giving us an upgrade to a property that was more suitable, with ADA access - wonderful location very close to historical manitou springs. Would definately stay again..

Overall good property

Overall the property was good. Nice location. This property wasn't too far from any of the great tourist areas! There were four bedrooms and a twin bed with trundle in the downstairs family room so we had nice beds for the 10 of us. We couldn't utilize the outdoors due to the chairs being broken. They did fix the 4 chairs on the deck but not the ones by the fire pit area. I would hear back the following day with any concerns or problems we had on the property. This property met our needs and we would stay here again when visiting this area.

Colorado Wedding

We were in Colorado to attend my daughter's wedding. Joanne was available to answer any questions. The house was very comfortable and spacious, 7 adults & 1 child) We enjoyed the deck. My grandson loved the shuffle board table. Our group was able to enjoy horseback riding, zip line, Garden of the Gods, Manitou Springs (just minutes from the home).

Family vacation

This was a nice property. It was nice having the 2 tables with our size group and the rooms were all nice size and we had plenty of space for everyone.
