The Space:

Soft morning light filters through the curtains as you stretch on the quiet balcony, the scent of fresh grass drifting from the fully fenced yard. After a day of exploring Disney World or the nearby lakes, you hear the gentle hum of the heated pool inviting you to unwind, while the living room’s cozy seating waits for a movie night with the family. Evenings settle gently over Kissimmee, offering a calm retreat that feels both familiar and refreshing.



Sleeping arrangements

The home sleeps up to 10 guests across four bedrooms and eight beds. Downstairs you’ll find a kids’ bedroom sharing a bathroom, and a master bedroom with its own private master bathroom. Upstairs hold two additional bedrooms and a second shared bathroom. Bed linens, extra pillows, blankets, and room‑darkening shades are provided for a comfortable night’s rest.



Outdoor living

Step into a private backyard that is fully fenced, offering an open grassy area and a heated pool you can enjoy year‑round. An outdoor dining table and a charcoal BBQ grill give you simple ways to dine al fresco after a day of adventure. The space feels secluded yet close to the community’s shared amenities.



Kitchen & dining

A full kitchen equips you with a refrigerator, microwave, stainless‑steel electric stove, stainless‑steel oven, and dishwasher, plus basic cooking essentials. A breakfast nook and a separate dining area create inviting spots for shared meals, whether you’re preparing a quick snack or a family dinner.



Living spaces & amenities

The large living area provides comfortable seating for movie nights or quiet breaks, complemented by a TV and a themed room for extra entertainment. Central air conditioning and heating keep the home at a pleasant temperature. An in‑unit washer and dryer add convenience for longer stays. Family‑focused touches include a pack ’n play or travel crib, a high chair, children’s dinnerware, books, and toys.



Neighborhood

Located in the Lake Berkley community, you have easy access to a shared gym, community pool, and lakes with walking paths, picnic spots, and wildlife viewing. Fishing and open‑space relaxation are just steps away, while the gated entrance offers peace of mind as you come and go.



Perfect for

Guests seeking convenient access to Disney World, SeaWorld, Universal Studios, and nearby attractions such as Medieval Times, Walmart, and a variety of restaurants. Free on‑site parking, additional street parking, Wi‑Fi, and self‑check‑in with a keypad make arrival and departure smooth and simple.



Getting Around:

Renting a car is the best way to get around and explore Orlando/Kissimmee. You'll have free designated parking when booking our property.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $250 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection) or a non-refundable damage waiver of $20 per night (maximum $100 total), which covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
