Wake up every morning and be greeted by beautiful Sam Rayburn Lake! This 5 bed 3 bath home of about 3,100 sq ft has everything you need for a stay on the lake. Ample parking on two separate driveways—perfect for boats! Please note garage to the right of the house is for owner use only.

Main house:
- Living – TV with Roku device to access any personal streaming services – wood burning fireplace
- Dining – seats 6 additional seating around the kitchen island
- Kitchen – fully stocked with all essential cooking items, seasonings, trash and paper products – complimentary coffee, creamer and sweetner
- King bed – sliding barn door
- Full bath – small single person shower only, washer and dryer available – equipped with paper products and towels

Two story barndo:
- Game area- pool table, TV, practice golf hitting area (NOT A SIMULATOR), basketball, and cornhole boards
Each bedroom is equipped with a fan and TV with Roku device. Each has its own exit straight out to the yard.
- Bunk room – 2 full over full bunk beds and queen bed
- Bunk room- 2 full over full bunk beds and queen bed
- King bed
- First floor full bathroom -- tub/shower combo
- Upstairs master suite – King bed and full over twin daybed/trundle, wood burning fireplace, connected full bathroom --- Please NOTE one side of the closet is locked for owner use
- Please note one door is locked for owner use. This is not included in the room count.

Outdoor amenities:
With lake access only steps away, you’ll be able to enjoy world class fishing, kayaking, paddle boarding, water skiing, and anything else your heart can imagine. You can easily leave boats and other water crafts in the water overnight for convenience. The large patio is equipped with outdoor dining, additional seating, fire pit, charcoal grill and wood grill/smoker.

The core of engineering built this lake back in the 50’s. Our private property stops inside the tree line. Everything outside of that is considered public - our neighbors may tootle through with their and may introduce themselves.

You will have full access to the entire home EXCEPT FOR: the small garage to the right of the home, office in barndo, and right side of the master closet. A keypad entry code will be provided to you 3 hours prior to check-in. The code expires after every guest. You are free to use anything within the home, we ask that any items brought out of the home be returned in similar condition and any furniture moved be put back where it was initially found.

I am available for as much or as little as you want. Please note of quiet communication hours between 9M and 7AM.

This home is on a septic system, which can limit the amount of laundry you can do in a day. It also requires only toilet paper to be flushed down the commodes. PLEASE NOTE AN ADDITIONAL PLUMBING CHARGE WILL BE ADDED IF ANYTHING ELSE IS FLUSHED DOWN THE TOILETS OR SINK.
Please also note that you will be out in the country, while we do use a quarterly pest service it only helps keep the bugs down. You will also see a wide array of wildlife, including snakes, deer, and if you are lucky, our wild Axis!
There is a ring doorbell camera on the outside of the main door. There is also a security camera outside above the front door of the two story barndo.
