Nestled in a quiet cul-de-sac on the Back 40 trails with direct trail access. Enjoy the Lake Ann waterfront park and beautiful rock bluffs, very close (0.2 Miles). The park includes a boat launch, parking, fishing dock, covered picnic area, lake access for swimming, kayaking, and open green space.

INDOOR LIVING: Guests can relax on the full sized couch, club chairs, and comfortable dining area. Stay connected with Free WiFi and enjoy the Flat Screen Smart TVs in the living area and both bedrooms.

KITCHEN: Fully equipped, new stainless steel appliances, dishwasher, microwave, toaster, Keurig coffee maker w/ K-Cups, knife set, cooking basics, dishware and flatware.

OUTDOOR LIVING: This home has it all on one floor with only a few steps to get inside. Home is updated throughout with a private fenced in backyard yard and two outdoor decks to enjoy the serene nature views.

PARKING: Off-street (1) Car enclosed garage and driveway parking.

Bike storage in enclosed garage.

PETS: This is a NO PET home however if you have a Service Animal please refer to Other Details to Note below for additional information to provide prior to arrival.

OTHER: Access to the home is (4) stairs at the front or (2) stairs in the garage.

All interior spaces and deck access are on one floor. Small step for shower access and includes a shower stool.

During flash flood conditions the public bridge leading to the home can flood. This can limit access until the water recedes. Emergency vehicles can access if needed.

1. You will receive a unique door access code and instructions the day of your check-in.
2. You will have access to all the amenities inside the house.
3. You will need a GUEST PASS to access Bella Vista pools, fitness center, lakes and amenities. If you are planning to do so, please let us know ahead of time so we can provide a guest pass before you check-in.

2. You do NOT need a guest pass for the hiking /biking trails and golf courses.
3. Guest Passes are NOT a free pass to access Bella Vista amenities - You still have to pay the necessary fees to use the amenities.

INDOOR
Branchwood has an indoor swimming pool that is very popular for relaxing and aquatic exercise.

OUTDOOR
Kingsdale Complex near BVRC and Metfield have outdoor pools. Kingsdale offers an adult only pool, family pool, and small wading pool. Metfield has a family pool and separate wading pool.

The Beach at Lake Avalon at 105 Lancaster Drive features a beautiful sandy beach with swimming, stand-up paddleboard and kayak rentals, a picnic area, a sand volleyball court, horseshoe pits, and more!

Monday - Friday: 11 a.m. - 7 p.m.

There are three facilities with various fitness equipment and exercise classes.
- Metfield Recreation Center & Pool (Closest 2.8Mi)
- Bella Vista Recreation Center & Kingsdale Pool
- Branchwood on the west side of Bella Vista
