HOME CONFIGURATION + SLEEPING ARRANGEMENTS:
Sleeps: 10 3 Bedrooms / 2 Full Baths
The first bedroom behind double French doors has a king size bed, 55" flat screen TV.
The second bedroom has a Custom-Built Bunk Room, Two sets of Full over Full bunks and a 55" flat screen TV.
There is a shared guest bathroom in the hall with a single sink and a walk in glass enclosed shower.
The third bedroom features two queens, 65" flat screen TV and an en suite bathroom that will provide the rest and relaxation needed! This en suite has dual sinks and an over sized walk in shower with dual shower heads and a soaking tub.

Balcony access from every bedroom, where you can savor the ocean breeze or catch a mesmerizing sunset.

Beach Supplies: Use of the owner’s beach cart and 4 Beach Chairs are included with your stay. However, should any item become lost, or should a chair become unavailable due to loss, broken, or if it is just not your style or similar there will be no refund as the use provided is at the courtesy of the owner. If you want to hit the beach, just ask and we’ll toss in some beach towels too!

Community Amenities: Charcoal grill, elevator, pool, beach access, gym, tennis/pickleball/basketball and shuffleboard courts, coin washer & coin dryer, outdoor dining and fire pit.

Here’s what to expect:
Cleanliness is a top priority for travelers. We use a Professional Cleaning Service to ensure that every corner of your rental is thoroughly cleaned and sanitized, creating a welcoming and comfortable environment.

Your vacation property is supplied with two rolls of toilet paper per bathroom, shampoo and bath soap enough for the first 24 hours. Also, a starter supply of paper towels, trash bags, laundry detergent, and dish soap.

Each unit has clean bedding, bath towels (beach towels upon request) and a fully stocked kitchen.

All units are provided with smart televisions. You are encouraged to bring your own streaming log in information as you may be more familiar and comfortable with their operation.

Check-in time: Typically, Between 3:00 and 4:00

Government-issued photo identification will be required at check-in.
Guest must review and sign the Rental Agreement.
Check-out time: 10:00 These times are strictly enforced to allow for preparation of our next arrival. Late departures must be authorized by ECG and are not permitted in the summer months.

Important Information:
Due to insurance liability requirements, minimum age for the reservation is 25 yrs. old. 
*This property is NOT AVAILABLE for rent to those under the age of 25. No Exceptions.*
NO smoking/vaping of any kind inside the property this includes balconies.
No Pets
No parties are allowed.
Snowbirds Accepted.
Property is self-catering. Only starter supplies provided.
Sabine HOA allows 2 guest parking spots.

Other things to note:
While we recognize the very real need for Emotional Support Animals, unfortunately, we must decline all pets.
In the interest of caution, and moreover the well-being of guests with pet allergies, we unfortunately have to request that our guests refrain from bringing any and all animals into the residence.

CANCELLATIONS POLICIES

Holiday reservations are non-refundable, Blue Angels, 4th of July, Christmas, New Year’s Eve, Thanksgiving, and Memorial Day. Bad weather is Non-refundable.
Hurricane Policy: REFUNDS GIVEN when a Mandatory Evacuation Order is issued.

TRAVEL INSURANCE – CSA Travel Protection Insurance. The plan is optional, but we strongly recommend it. In case of any unforeseen events, this insurance helps protect your vacation investment. You can view this brochure at http://www.vacationrentalinsurance.com.

Great condo and wonderful view. I love to look at the waves, but didn’t miss them. The bay was so peaceful! We really enjoyed the Dolphin Cruise, so many dolphins of all sizes! Wonderful food nearby. We especially enjoyed the Naval Museum! Plenty of things to see and do!Would love to visit Pensacola again!Our great condo manager let us know when the Blue Angels were flying home from VA! What a show!Thanks so much go a great week!

Excellent place

The condo is just as advertised, if not better in some ways. Very clean and well stocked with kitchen stuff. Amazing view of the bay from the long balcony and the floor to ceiling windows. Appreciated the beach gear: chairs, umbrellas, stuff for making sand castles, and even a cart to haul it to the beach! Made our trip a good one.

Lovely Stay

Great location and view of the bay/cove. The condo was super clean with a beautiful shower and soaking tub in one of the bathrooms. No window coverings however, for any of you late risers out there, but other than that, wonderful!

Wonderful home, plenty of space for us (a family of 9) and we used the amenities of the pool/gym/and sauna. a five minute walk to the beach and about ten to many restaurants - flounders was a favorite of ours. Donna made everything easy for us.

Unbelieveable views. Unit is fully updated. Great management.

We've stayed all over Pensacola Beach - all the hotels, condos, houses, even RVs. This new property is our favorite, for the following reasons: - The views from the windows and balconies are absolutely the best views on the beach. while you can see the beach itself, it is the panoramic views of the Little Sabine bayou, the Santa Rosa Sound, and Pensacola Bay that enraptured us. There is no better place to watch the sunset. - This condo has been fully renovated and updated, and when I say updated, I mean it. Check out the photos. - This property is centrally located, just a 5-10 minute walk from the pier and the boardwalk, yet it's location on Little Sabine gives it a quiet environment. - We loved the tennis/pickleball courts, the large pool, and the dock. - Property management is friendly and responsive.

Beautiful and Updated Condo

We absolutely loved this Condo. Everything was updated and Modern and had plenty of room to sleep with a larger crew. The Double Bunkbeds were great for the kids! Everything was clean and updated and had a very luxurious feel. Few of the Bay was nice, beach was very close walking distance away (5-7 min) but the location was great as you never had to deal with traffic going to the Boardwalk area! Would definitely book again!
