The home is permitted for up to 16 registered guests (infants not included in the count). If you have any questions before booking, don’t hesitate to reach out—I’ll be happy to clarify. The City of Austin and local police patrol regularly, with a special focus on unauthorized parties or large gatherings. To ensure a smooth and enjoyable stay, please respect these rules. Thank you for your understanding and cooperation. Quiet Hours: No music at the pool after 11 PM. Please keep voices and activity levels low when using the pool or hot tub, even before 11 PM, out of respect for neighbors.

One of the best rentals we’ve had the pleasure of staying in! This was the perfect spot for our friends’ trip. The house had everything we needed and was in a very convenient and centralized location. The house and pool have been amazingly maintained.

We’re disappointed to see this review, as it does not reflect the level of service or responsiveness we provided during this stay.
When this guest arrived, he expressed how excited he was and commented on how beautiful the homes are. He then asked if we could heat the pool. As clearly stated in both the listing and his welcome letter, the new pool heater was not scheduled to be fully installed and operational until March 15, and his stay was in late February. I explained that I could not guarantee anything, but I would reach out to the pool company to see if anything could be done.
Despite this being outside the planned timeline, the pool company made a significant effort to accommodate the request. They came out within the hour, identified that a part was needed, and returned the following morning. Three technicians then worked extensively for approximately two hours and were able to get the system up and running more than two weeks ahead of schedule.
The guest acknowledged these efforts directly through the VRBO message thread, stating: “That sounds great, thank you for having the team make such an effort. I understand that I’m asking for something that was not supposed to be available for two weeks, but I appreciate everyone doing what they can. Thank you for everything.”
We did not hear any further concerns from the guest during the remainder of his stay. However, the day after departure, he said the pool should have been heated when they arrived and requested a 50% refund, stating that if it was not provided, he would be forced to write “an honest review.” I was shocked because I had not heard a word from him except a thanks for getting the pool heater working.
Given the circumstances, we reached out to VRBO for guidance. After reviewing the full situation, VRBO advised that a refund was not warranted based on the disclosures provided and the prompt, good-faith efforts made to address the request. We always aim to be fair and reasonable, and we follow platform guidance when resolving concerns.
We believe that going the extra mile to accelerate the pool heating—despite it being clearly disclosed as unavailable—reflects our high standard of care. With 14 years of hosting experience, we take great pride in ensuring our guests have a positive experience, and this situation is not representative of the service we consistently provide.

Had a large group staying for a wedding in Austin. Houses were perfect. Kitchen and bathrooms were well stocked with soaps, paper towels and toilet paper. Plenty of trash bags. Beds were all king except one; usually one king in the master, the others queen or full. Nice to have all those big beds. Excellent location for where we had to go. Very convenient. Felt like a safe neighborhood. Communication was prompt. We would definitely stay again. Very nice place.
