Great yard for your dog too! Pet Friendly (less than 40 lbs) - additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet. Max 2. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee. The backyard area is fully fenced.



Please note: the driveway to get to Moody Oaks is long - and a little hidden. We have placed signs up for better road visibility. But you will turn in and drive down a dirt road before you wind your way to the house. **This is a 1 acre property in a very wooded area - so there will be a variety of native Floridians about - from birds, squirrels, bugs, and maybe a snake or raccoon from time to time. Please keep that in mind.



**Parties / Gatherings / Events over max occupancy of 6 guests are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware as noted in the booking agreement.



Agreement / House Rules: Booking with us means you confirm that the primary guest is 25 years of age or older and that you have reviewed and will fully comply with all booking terms and house rules provided prior to booking.



**Charcoal is not included. Firewood is not included but if we had to chop some or trim some trees - there will be some there for your use!
